It is one of the quietest and cleanest buildings in Cranford. The apartment is modern and spacious. The staff is very professional and helpful - a very special thanks to Susanna and Ashley for their professionalism and efforts! The maintenance team is wonderful and always on time when needed. The location is great. I really liked the apartment and would highly recommend it to anyone who wants a modern, clean and quiet apartment in the heart of Cranford.

Downtown Cranford is a nice area to live in if you like to walk around. It is a convenient for those who need to commute to the city for work. The apartment hallways are kept clean and the complex indoors is quite. When leaving on the back aspect of the property you have to get use to the sound of the train and the noise coming from the restaurant directly behind the building. Due to the noise keeping the windows open on a nice day doesn't usually happen. I do wish the apartment was a little less in price due to this. The staff is very nice and helpful, from the office workers to maintenance.

Management company is TERRIBLE. It's nearly impossible to get a hold of them. They do not respond promptly (if at all) to emails or voicemails/phone calls. When you do finally get in touch with them, they tell you that they will do something and then do not follow through.

The location of this apartment cannot be beat and my home is beautiful. There are some areas that I would hope could be improved - maintenance requests don't always have a 24hour turnaround time and some things drag on. For example issues with the lobby front door dragged on for months where our security was not optimal. Recurring issues with a leak above a smoke detector on the 4th floor resulted in 2 very horrible fire drills at inconvenient hours. That said, I don't believe it's on maintenance, I have great relationships with the maintenance staff here. There should probably be a 24hour super who lives on premises. There are really no amenities to speak of here - a very unorganized package room where people never pick up their packages and no one from management removes packages for past tenants means that the room is always cluttered and takes time to see whether you have anything to pick up. Overnight Parking: your overnight guests will get tickets as the garage isn't meant for overnight parking and it's impossible to find a place for your guests to park overnight. Management is very kind and pleasant to work with, which is a great plus. Another issue is the water here - often comes out brown, there's a thick black residue on faucets, shower heads and toilets have black water stains that are impossible to scrub off. Last year I called management about it and they said it was on the water company - not sure if I just got someone on a bad day but I have concerns about water quality.

Nice building but very noisy from apt above maintenance crew is excellent. Very quick and courteous staff the carpets could most certainly use to be changed and upgraded. Otherwise overall it's a nice building but also there have been issues with the entrance disks

The units are exceptionally quiet, the town is full of bars, restaurants, shops, and parks that are all easily walkable. Access to the Parkway is convenient as is the trains to New York City. The unit is spacious, clean, modern and has all of the amenities one could desire. Maintenance is responsive and effective and the rent is very affordable give all that is included.

Loved coming home to a bag of goodies at my door during resident appreciation month. It's nice to know that the property values their residents and is trying to keep them happy with a fun sense of community.

Poor experience overall. The maintenance crew is very friendly on the rare occasions when they actually respond to your maintenance request. There is an online portal to submit maintenance requests but they pretty much go into a black hole, never to be acknowledged. The office management is quite poor - I would say that they pick up the phone maybe 5% of the times that we have called. The location is convenient but the apartments are overpriced (no utilities are included) and they charge a "convenience fee" to pay your rent online.

This apartment has honestly been a nightmare. They were very cheap when building it, so the windows are paper thin. It is located on the main road, garbage trucks start coming by around 4:30am, and it is right next to the Cranford hotel, so the only quiet time is from 1am-4am. I sleep with ear plugs in and it is not enough to drown out the noise. You'd think being right next to the train would be the loudest part, but it is nothing in comparison to the street noise. The back entrance to the stairwell faces the Cranford hotel, and the employees of the hotel have set up shop outside the door - they have a table and chairs and eat outside blocking the door. They also chain smoke cigarettes so outside the door is essentially covered with cigarette butts. It smells like cigarettes 24/7. The lock has also been broken to the stairwell entrance basically since I moved in, so anyone can come into the apartment building as they please. This is the same entrance where random restaurant employees congregate outside, so during the winter months they enter the apartment building and smoke inside our stairwell. They leave their cigarette butts inside the apartment building door. So much for safety, cleanliness, and non-smoking. This is not the worst part, astonishingly. We pay a very high rent for a two bedroom apartment, but the rent is not even all inclusive of utilities. We pay Cranford Crossings for garbage and water, Elizabethtown gas, PSEG, and other expenses. So assume you will be tacking on another $400-$500 for utilties - that's right, for a two bedroom apartment, not a house. And if you want more than one parking spot, they charge you $100/mo. And heaven forbid you get locked out of your apartment- $50 charge. You want to live there with your dog? $35/mo + non-refundable $300 fee. And don't assume your utilities "should" be that high. We had maintenance come to "fix" our water heater, thinking we could trust our property managers. It now runs all day and night, and is so loud we have to turn our tv to almost full volume to hear it. We recently opened the door to the water heater closet (for the first time since they "fixed" it months ago) to find that they "fixed" it by putting a plastic poland spring bottle and duct tape as a substitute for piping. No wonder our bills are so high and it never stops running. That does not seem safe to me. Who knows what else is broken that we just haven't found because we are not plumbers or electricians. When we moved in our refrigerator also needed to have it's filter replaced - $75. They did not pay for that or give us move-in conditions with our utilities. Overall, this is an unsafe, overpriced, unreliable money pit. I would never have moved in here had I known what I was getting myself into. Please do not move in here - and if you do, expect : 1. to never sleep because of the noise and poor construction 2. to pay through the roof on utilities because they cut corners and make you pay for absolutely everything 3. to have your apartment smell like smoke because restaurant employees treat your building like a lounge and have access to enter the building and are allowed by property managers to smoke inside 4. to never feel safe because the building entrances have broken locks that are never fixed 5. to be miserable as a whole

Very poor experience. Extremely noisy neighbors late at night and management does nothing Despite repeated pleading for help. My key fob still doesn't work, the back entrance is not locked, there was very little guidance on move in day (where to park, which elevator to use etc), the bathrooms were not adequately cleaned before move in, the windows are very dirty and the washer / dryer are antiques.

Terrible experience so far - management is unresponsive, maintenance is incompetent. No one ever picks up the phone in the leasing office. We have been living without the ability to use the showers in one of the bathrooms for nearly 2 weeks.

The apartment was filthy when we moved in. Carpet was making my children's clothing black from dirt and there was also a large amount of dog hair. Toilets were filthy, etc. I had to thoroughly clean and get the carpets cleaned twice before we could settle In. Then bigger problems started...no hot water, broken hot water heater ... Then no water at all during repair. They offered zero compensation for hotels. Just told me to call the Renters Insurance they make you get to rent there. My car was vandalized when I parked in the wrong spot (accidentally) and they did absolutely nothing about it. They soon just saw me as a giant complainer but didn't see how frustrated I was paying 10k for a 3 month temporary rental that was not up to the par. It was extremely over priced for what you get. Location was great but that's it. There staff is nice but it's hard To get along with them when they have to enforce Morgan Properties sketchy rules. I don't blame them, it's their job but Morgan Properties is awful. They look for the best ways to save a buck while taking yours.

The building and apartments are beautiful. The apartment was clean and in good order when I arrived. The parking is super convenient. It was very easy to get my furniture in and set up. I would definitely recommend Cranford Crossing to anyone.

HWF or tile instead of the carpet in at least 50% of units. The carpet and the railroad create a lot of dust. Also, better for pets. The staff is always on call if there is a building issue and they even go out go their way to make you fell at home. Incredibly easy and convenient living with all the luxuries priced right.

Management staff is so easy to work with. Apartments are modern and very clean. Building is well maintained. The staff and management office were very accommodating with our move in date and the amount of time we will be staying in this apartment.

Cranford Crossing is located in a nice, clean neighborhood. It's convenient to most of local restaurants and shops. Neighbors are friendly and the community is safe and clean. The train station is within walking distance. The only downturn would be level of noise heard from inside the apartment.

Not a smart decision if you plan to stay more than 10 months. Cranford Crossing has a scheme to SUBSTANTIALLY increase rent every contract renewal. They operate a business model similar to cable companies in which new customers/residents get decent deals but current customers/residents pay much higher fees. Only difference is that is much easier to change cable provider than apartment. They know it and truly capitalize on that. After 1.5 years of living in Cranford Crossing my rent fee would increase ~30% after my 3rd renewal. My neighbors had similar stories. Management is irresponsive and -since their business model inherently leads to high churn rate- they have little/no incentive to provide adequate services.

Very quiet, and very friendly community. Maintained well, with clean corridors and entrance lobby. It is very centrally located with easy access to restaurants, shopping areas, train stations, and drug stores. The parking garage is very convenient. The Garden State Parkway is easily accessible from the apartment complex.

Are you kidding? A minimum of 200 characters? Doing you a favor by filing out this survey and you have the audacity to require someone to enter 200 characters before you can submit the survey? What the heck? Here's an experience - let me tell you about the time I put in a work order, they marked it as work completed, and no one ever did the requested work.

I fine it very uncomfortable to deal with the office staff. They are too busy to do a decent job. They don't have enough time to respond in a timely way to request. Most of the time no one answers the phone and you have to leave a message. The other apartments I have lived in had much better service. Cranford Crossings has a very good location but I am at the end of my patience. I would never recommend this building. In my opinion this building should not be called a luxury building.

Very conveniently located in a small but vibrant town. Clean, relatively quiet, within short walk to train/bus, perfect for city commuters. Local amenities includes many good restaurants, bars, shopping. I would definitely recommend checking these apartments out.

My experiences on the whole have been bad. I had to lose hot water 3 times in the first month before that would replace the defective part. The quality of the construction here is awful. Floors are uneven; therefore tiles are cracking. there are nails starting to show thru the tape. The finishes are cheap. The doors are cheap, as are the kitchen cabinets. Hallways are not well maintained. There is no security in the building. Doors that should latch shut do not work properly. They were supposedly fixed but the situation still exists.
