Riverview Gardens is a large garden apartment community. As such, it reflects the diverse and vibrant personalities and natures of its residents. On rare occasions, neighbors simply refuse to exist amicably despite company policies set in place to help diffuse mutual complaints. Since management is sometimes placed in the middle of a "he said-she said" noise complaint, we must send our resident maintenance staff to the apartments to witness and document a complaint of excessive noise. On numerous late nights, our staff literally rose to the occasion; they patiently responded to these complaints by both parties. Our staff could not verify or document any noise when they reached the apartments in question. Riverview Garden's management is quick to respond to any maintenance requests; complaints of harassment and threats, real or perceived, are always referred to the local police department, who are the professionals best suited to respond to such matters. We do request neighbors to respect a "quiet time" after 10:00 PM. We don't know of any apartment community that has the power or desire to institute a curfew; we respect all civil liberties. We remind our residents when necessary about all "Rules and Regulations" pertaining to apartment living. We regularly send out community reminders for no ball playing on the lawns; we direct bicyclists to the local parks. We do not allow anyone to hang laundry from the windows; we have washer/dryers in all turned-over apartments. We take swift action with respect to any verified infractions of community rules and regulations. Finally, we have not had complaints of any kind from the new residents who moved into this apartment.They lived in a one-bedroom apartment here for years; they are now enjoying their new apartment & new neighbors. We are sorry this resident had an unhappy experience with us, but it was not because we did not care or did not respond to all her complaints. We wish her the best in her current home.
Riverview Gardens, as the management agency, has the obligation to address any complaint. We have a very specific noise policy & procedure set in place to document and arbitrate any noise issues between neighbors. Apartment living means that you will hear some activity from the adjacent unit, but we do designate a quiet time after 10:00 PM. We ask that after this time in the evening residents are mindful and respectful of their neighbors' "Quiet Enjoyment". If there are loud noises during these hours, residents must call the emergency number; the on-call maintenance technician will document the any disturbance. If our staff substantiates the complaint as legitimate, it is first addressed with a letter to the offending party. That being said, we cannot intervene when a complainant refuses to follow the verification procedure. Verified habitual noise offenders are served a legal notice by our attorney; they are subject to eviction when the problem is not resolved. If both residents cannot mutually respect each other's "Quite Enjoyment", both parties may be asked to move. Finally, we cannot stop a resident from using this site as a platform to disparage their neighbor; rather, we have provided a more civilized procedure for mitigating noise complaints.
Our positive reputation in the apartment rental field is a result of delivering lovely homes to new residents and maintaining such for current residents. When we turn over the keys, the apartment is supplied with functioning and attractive fixtures and carpet. A Certificate of Occupancy from the town and the new resident's signature on an inspection form attests to the fact. We ask for a small security deposit to reduce the moving expenses for new members of the community; however, we cannot absorb the cost for damages beyond "normal wear & tear", especially, after a one year occupancy. Most people would agree, a high priced item like new carpet should last more than one year. We do not charge back to the tenant the full cost of replacement, but only a pro-rated amount for the determined life remaining on the item. According to the terms of the lease, item 10 (a): The tenant shall pay for all repairs, replacements and damages caused by the neglect of the Tenant and 10 (c): The tenant shall take good care of the Apartment and all equipment and fixtures in it. Residents have several options for paying the rent; they can mail it or have the bank send it directly every month. However, many of our residents love the fact they can drop off the rent at the office; it affords them the opportunity to just say hello or discuss any issues important to them. Riverview Gardens issues parking permits which allows residents only to park in the lots. We have met the needs of the populous by creating several new lots. There is parking for guests and residents on our private road which wraps around the property. If anyone desires a reserved space they may rent a garage. This is an apartment community; we have both long term and new residents that look out for their neighbors. A successful apartment community is comprised of responsible residents as well as a professional management team.
We are sorry that the beetles and Silver Fish are resisting treatment, and we will continue to treat your apartment until the insects are eradicated. Please review and comply fully with the preparation check list provided on each occasion by our licensed professional exterminator. The treatment can only be effective when the preparation protocol is complete, this will insure the best results. We have checked out adjacent apartments and we are happy to report that they don't have an infestation or housekeeping issues that would adversely affect your home. Please check all grocery bags after shopping trips to avoid introducing unwanted insects. We have five full size laundry rooms on site for large loads, but most residents really enjoy the convenience of having a washer/dryer in the apartment. Please direct your complaint regarding the speed limit on Ridge Road to the local NAPD, but keep in mind the number of schools and crossing guards along your route. Riverview Gardens provides excellent housing for a global workforce, and we acknowledge that circumstances could arise which might require a resident to vacate the apartment prior to sixty days. However, we provide services to 474 families and it is necessary to be consistent and fair to all our residents. It takes an average of two months to market an apartment, because new applicants must also give their current landlord timely notice to vacate. if we make an exception for one resident, we must make it for all; this would negatively impact the operation of the community and the services provided to all residents. As far as the issue of "subletting", the lease addresses this issue on page 2, item number 5. It clearly states, and the signing tenant agrees, that they are not permitted to sublet. Again, our lease is designed for the "greater good"; Riverview Gardens does a background check on any adult eighteen years or older. As professionals, we conduct the rental process so that we can qualify all applicants according to the same standard.
