I moved into Quail Ridge about 16 months ago.
Issue #1 - Almost Homeless
I received a notice that my 1 year lease would automatically be renewed unless I notified them in writing within 30 days that I planned to vacate. After not receiving the rent bill for the first month of my new lease by the end of the month, I inquired with the Leasing office and was told that my lease was not renewed automatically as their letter had stated it would be. They said I was "lucky" that my apartment had not been rented to someone else, otherwise I would have been homeless the next day.
Issue #2 - I pay my rent online through the service promoted by Quail Ridge. I don't always look at my rent statements, but just pay it online and make sure the money leaves my bank account. When I finally checked my rent bill it stated I was 3 months behind on the rent. It took them a week to find my money in their accounting system. Again, I got "lucky" as they were able to pull the eviction summons from the court that they had begun AFTER I notified them of their error with my rent, and they were ever so kind enough to reimburse the $400 legal fee that they had applied to my account AFTER I notified them of the problem. They wound up disabling my ability to pay my rent online as they never figured out what the actual problem was.
Issue #3 - After the above online payment issue, I was advised to physically bring my check to the management office every month. The rent for July was paid just fine this way. As they close at 5pm, I dropped my check for August in their designated rent slot on the door. Guess who lost my money again?
Issue #4 - Garbage disposal spewed sewage into my kitchen sink and leaked into the bottom of dishwasher for months despite numerous calls to maintenance. The same guy came the first 2 times and was extremely rude, finding a different reason to blame me for the problem each time. On the 3rd visit a different guy came and fixed the problem in less then 5 minutes. It turns out the dishwasher had been installed incorrectly and was holding the dirty water instead of sending it out as sewage, or something to that effect.
Good things: Parking is good. I NEVER hear my neighbors.
More bad things: Tennis court is pock marked and unusable. Wood in stairwell landings is rotting and dangerous (my heel went completely through a plank). Windows leak so badly that black mold grows on sill no matter how many times you bleach it.
