We are relatively new tenants so I will update this post in a few months with any additional information. Overall: You should live here if: 1. You have a large dog (over 40 lbs). I found it was very difficult to find apartments that took them. 2. You are considering a town home. They have the advantages of: a. Extra space including a basement/laundry room and a garage. b. Being on 3 floors. c. Being bigger than many of the 2 bedroom apartments you can get for about the same price. 3.You are able to advocate for yourself. This is essential here and if you are shy, very busy, or expect excellent customer service- you should not consider the property. You should not live here if: 1. The importance of the overall finish of the home is important to you (well painted, well cleaned upon arrival, good quality fixtures/appliances/etc). 2. You want an apartment- most of the apartments here are on a busy road and have a train tracks behind it. If you are considering an apartment, you ll want to make sure you get one of the few this doesn t apply to. 3. A pool or an exercise room is important to you. Pros of Living at Constantine Village 1. The maintenance staff have been excellent (note: the painting team is a seperate entity). They respond quickly and make a genuine effort (as long as you contact them directly and not the office). This will likely change when the manager of them leaves, because he really is the driving force and has been here a number of years. However, there is no date of that yet (just threats on his part). 2. There is a woodland nearby (across the road from many of the townhouses) which gives it more of a country feel and overall it is a quiet community with a good amount of families. 3. The townhouses (see above) are really worth consideration. They are a decent size and open plan. 4. They have, fairly often, good move-in specials which can save a good amount of money (probably because people who are interested are put off with the cons below). 5. Trash (for the townhouses, at least) is picked up from outside the back door Mon-Fri, you just need to put it out in the morning. Cons of Living at Constantine Village 1. It is nearly impossible to get a hold of anyone in the leasing/local office for Constantine Village. The office on-site, no one is ever at. When we moved in- the fax and telephone were broken in that office. The people in charge are in Springfield and apparently despise answering the phone. In order to move in you ll have to put a lot of effort into getting an appointment (don t be surprised if there is no one here to meet you) and getting a lease to sign. As with all things here, you really need to be able to advocate for yourself- be able to insist that they solve problems- politely but very firmly. You must also feel comfortable with taking the issue to the corporate office- who are much better at getting issues resolved. 2. The quality of the finish is poor. This includes: a. Paint (Both the paint itself and the work put into doing it- a lot of splashes, even paint footprints) b. Varnishing of the Wood Floors c. Kitchen Counters (Faux Marble Usually) d. Kitchen/Bathroom Floors (Often Laminate) e. Light Fixtures f.Cleaning when you move in. In our unit, it was filthy. It looked a whole new place after we cleaned it and was much more attractive- which really begs the question why this wasn t done to attract more people as they used this unit as a showplace to potential residents. This included a deep clean of the floors, windows, countertops, stove, fridge, kitchen doors, etc. 3. Recycling goes into the recycling shed which can be a bit annoying, carrying bulky or heavy items there- depending where your unit is. A Recent Issue and How It Was Addressed The basements of many units flooded. They did not clean it up (residents were left to do it) and after two weeks, they think they have fixed the issue by cleaning out gutters. Basically, they have told everyone to wait and see next time there is a heavy rain. I have insisted they fix the damage to the basement before such a time (as it is affecting the running of the household) but as a general rule they are not doing that.
