When you first rent at this community, they will offer you an acceptable rate. Each year that you renew; obviously rent will increase, but beware that if the community is almost full; you can expect to pay very high rates as west long branch has no rent control. I find that Avalon Bay doensn't care about you as an individual person; if you don't pay your rent by the 5th, they will charge you a $75 late fee. In addition, if you don't pay by the 15th, they will file eviction paperwork. They don't care what your situation is; if you don't pay they take legal action immediately. Furthermore, since they have to accept section 8 and low income housing; the community has gone down hill as far as the tennants in the community. I'm not trying to discriminate, but when you have cars in the parking lot for a month with all the tires flat; it just lowers people's opinion of the community as whole. I have been there two years and I'm moving out at the end of this lease term as I have found that as the community gets older; the population has changed and I no longer feel safe living there with all of the recent crime that has potentially taken place. I just feel like Avalon is overrated and that this isn't the best choice for a middle class family as eventually you won't be able to afford to live there.
