The Lofts at Albuquerque High Manager

08/04/2010

This resident was charged $150 for cleaning charges after his move-out. He was present for the move-out inspection. We have no other record of complaints from this resident during his occupancy. This resident seems to want to speak for other residents collectively. We do not think this resident was elected or appointed to do this. It seems he may speak for himself only. There are 249 total homes down here, ownership and rental, and we invite anyone to come down and see The Lofts and BelVedere for yourselves and reach your own conclusions. We offer tours 3 days per week, see AbqHigh.com for details. When this resident protested the cleaning charges, and asked for an explanation, here's what we said in writing: "Here's what the written documents, signed by you, say: 1. The lease says the following: 'Within 72 hours after occupying the premises, Resident shall complete and return the written Move-In Condition Report form provided to Resident. Except as noted on this form, the premises will be deemed satisfactory, with everything in good repair and in working order. Resident accepts the premises "AS IS." Upon move out, Resident agrees to surrender the premises completely clean and otherwise in the same condition (excepting reasonable wear) as when received.' It is my understanding you did not turn in your Move-In Condition Report form until you moved out. 2. Your Move-In Condition Report form says, in relation to cleanliness, only the following: 'Drapes/blinds - dirty/dusty.' 3. Your Move-Out Condition Report form (which you signed) says, in relation to cleanliness, the following: a. Oven/range/broiler pan - 'cleaner still present.' b. Cabinets - 'dirty, 2 cabinets.' c. Tubs/surround - 'soap scum, dirty.' d. Toilet - 'calcium build up.' e. Medicine Cabinet - 'dirty.' In addition to the 5 items mentioned, our cleaning staff did the following: 1. Wipe down the blinds (very high). 2. Wipe down the ceiling fan blades (very high). 3. Clean the oven, range, microwave, and fridge. Again, they need to be sanitized even if they look "clean." 4. Clean out all cabinets, both in the kitchen and the bath. 5. Clean out all closets. 6. Clean all tile and porcelain surfaces in bath and kitchen. 7. Clean kitchen sink. 8. Clean and sanitize all counter tops. 9. Clean all doors. 10. Vacuum the entire loft including the service platform. 11. Mop all floors. 12. Perform any minor repairs and bulb changing. Our make-ready procedures are equal at all times and for all residents and all lofts and courtyard homes, going in and coming out. We deliver a 'clean' loft as per the lease section I previously quoted, and we charge the departing resident the cost of it being 'clean.' 5 hours (2.5 hours for 2 people in that loft) is reasonable and in keeping with the lease agreement, and the charge of $150 stands."
