          We're very sorry to hear that our utility billing structure is causing some concern and would love to address your points below. We use a third-party company that is in charge of billing to residents. You are correct that there are no individual meters and the billing is based on what the building consumes, floor plan type and the number of occupants in the unit. We assure you that this is nothing new in Las Vegas, that many of our competitors bill utilities in this manner, and that it is the fairest possible way to assess utility costs with the constraints that we are under. Additionally, as there is a 30-day lag in billing for utilities, the costs that you may have after move-out are for your final months of occupancy in our community. This is an extremely common and standard practice for communities around the country. Our pest control vendors are on the community once per week and we encourage anyone with even slight concern of pests in their apartment to contact us for an apartment-specific treatment. Residents can assist with this preventative maintenance by keeping apartments clean and tidy as not to attract any unwanted guests. Concerning your maintenance issues, we would love to address anything that has not been resolved to your satisfaction.                 Hi - We appreciate you taking the time to review, and thank you for the kind words about our Community Manager. We wish we could have done more to make the whole experience better. Every work order is important to us, and our maintenance team strive to complete any work order in 24 hours. There are occasionally delays due to the need to order a part, or involve a vendor. We know water shut-offs are a hassle, and we do our best to keep them to a minimum. We have not shut the water off recently, the last being a hot water was shut off for about 6 hours last month, after providing 48 hour notices to our residents. We do our best to keep the gym and laundry rooms clean and in good working order, and we will be sure to keep focused on this. Please let us know if you experience excessive noise from neighbors. We take this seriously, and will take steps with the residents in question, as we want to do all we can to ensure that our residents get quiet enjoyment our of their homes. There was a recent incident wherein a non-resident fled law enforcement by entering the community grounds. The police were very thankful for the help that the residents and management provided in this situation since it was a key for authorities to catch the suspect. We're proud of our maintenance team, and they will do all they can to get to the bottom of any problems in your home and resolve them.
