Resident 2002 - 2006

1/18/2006

I have lived at The Landings since mid-2002 in a first floor, 2 bedroom, 1 bathroom (Boston floor plan) apartment located nearby to the Clubhouse building and complex center. Lease increases have been modest from year to year - $880, then $890, then $920, now $950 - definitely stable in comparison to the big escalation in property values during the same time, but on the higher end of rent payments for comparable apartment complexes in the Clifton Park area.

I have found our apartment to be adequately sized at approx 1,100 square feet - especially the large bathroom and master bedroom with a good sized walk-in closet. For the money, I wish there was slightly more living space in the living room/dining room/kitchen area, but it is adequate for our needs. Carpets were replaced when we moved in and get a free cleaning each year and the apartment was freshly painted and very clean when we moved in. Appliances are up-to-date and work well. Our heating and cooling systems work well also, although are somewhat noisy due to the location of the utility closet and the AC units being located outside of our bedroom window. The builidng leaks air somewhat around the windows and doors, but I have found that our utility costs have been generally reasonable. Maintenance calls have been very satisfactory when needed. Snow clearing and removal is somewhat of an on-going issue, but I have noticed a definite improvement and investment in snow removal equipment and efforts since first living here. There has been a lot of staff transition in the office management and support staff, but the current staff seems responsive and customer service oriented.

There is also an on-going issue with pet waste and sometimes nuisance barking, but that seems to be despite management's on-going efforts to remind people to pick up after their pets and provisions that are ignored by tenants to use designated pet walk areas and the bags and garbage cans that are provided for pet waste.

The amenities and grounds - walking paths, playground, tennis courts, 24 hour fitness room, pool, clubhouse room, monthly newsletter and events organized by staff are definitely a plus, and offer a nice way to meet neighbors. I have hosted 2 events in a room at the clubhouse, which is available to be reserved by tenants for a fully refundable deposit, and is equipped with a full kitchen, fireplace and nice seating area.

As my current lease ends, I am considering either moving within the complex to a bigger apartment - second level apartments also offer vaulted ceilings, more natural light, and some have fireplaces - or elsewhere in the area if I can find a better deal and bigger apartment, but I think the Landings offers a safe, clean, attractive, family and pet friendly well maintained community in a very convenient location, and overall is a nice place to live.
