I have lived in two floor plans of the FairField Hills apartment complex (south side) for over five years and can consider myself an expert on what to expect living here. You will read in many reviews the common thread: Maintenance is a joke. To say that this is wrong would be an injustice. I have lived through numerous maintenance teams (one was fired for stealing something from inside a renters apartment) and nothing changes. You better be a handyman willing to fix the problems yourself because nobody is going to come do it for you, and yes, that means paying for it out of your own pocket. I have been waiting for months and months to get simple things done and even longer for real big problems. Negatives Windows and doors are constructed of the worst materials and bleed air into your home. This causes your utility bills to skyrocket. I have had to seal each window and door in the most unnatural ways to keep the house warm. If you take your hand and run it around any window you will feel a draft, not a slight cooling of the air, but a solid, constant flow of cold air. This happened to both apartments and my neighbors complain of it also. Appliances are junk. My dishwasher has been broken for seven months and counting. I have one wash cycle (light). The Washer and dryer units have been good, but I have had to replace parts on a number of occasions. Check the rear exhaust hose, they never change it and it is a major fire hazard. Outside door screen and glass is interchangeable. We have never received the screen door. We are told to come to the leasing office to get it, but nobody is ever there. Messages left for help are always unreturned. Gated community is listed as an amenity. Don't kid yourself, the gates are never working, never closed and nobody is ever in the gatehouse. Lose your key...$150 replacement charge. READ THE FINE PRINT. If you do you will find one of the most disgusting practices of this community. They pass along tax increases to residents. So each year, around the time your lease is coming up for expiration you get a letter stating that the taxes associated with the complex have raised and if you decide to leave, you will pay an additional $$$.00 when you leave to cover the taxes, of course if you renew, this fee will be waived. The first time I got the notice I was to pay $300 , this last time 150. Cheap paint, cheap hardware. Expect to replace outlets, switches and repair the fans yourself Last but not least. DOCUMENT every little problem with the apartment when you get in, keep copies and above all, if you do NOTHING ELSE after reading this. Make them sign a copy and give all your paperwork to you. At the end of your lease they will charge you to repair EVERYTHING. Take photos of all the damage, keep it in a safe place. They will try to screw you when you leave and you will have no recourse but to give up your security deposit. There is also a redecorating fee for painting etc when you move it, they try to stick you with a painting fee when you leave. Everything these people do is to try to rape you of your hard earned cash. Some other minor things. Walls are paper thin, you hear everything. Did I mention maintenance staff is never available to do anything. Garages are hard to come by and cost $150 a month extra Positives: From the road these apartments look luxury and high class Pool is clean (but only one for both the South and North sides of the complex) Crime is not that bad, some vandalism and cars being broken into, but not a lot. If you live here, good luck. Once you pay your deposit and move in you are on an island. No support, no help from the leasing company or the staff.
