Poor construction quality. Arrogant staff.
Collegetown Terrace comprises several buildings on East State Street. I chose to live in one of them last year because it was new construction and I didn't mind the walk to Cornell.
I have never had such a bad experience with a property staff before. Novarr-Mackeseys are the most arrogant and unprofessional property managers I have ever met (led by the very rude leasing manager). They're very nice before you sign the lease, and were totally misleading on the major construction projects that have been occurring directly on the site for the past year (and will occur again for the next years!!). Whereas I had been assured construction will start at 9 in the morning and only on weekdays, it has been starting every morning at 7.30 including saturdays (and sometimes sundays!) for 8 straight months now. Don't bother complain about the noise, they have an answer for everything, such as: "you must be more sensitive than the other tenants as regards to noise". This is just one of their many unprofessional comments.
When you call for maintenance or problems, no matter who you are talking to, they all have that very annoying Novarr-Mackesey trademarked arrogant tone. They literally treat you like you're a 4-year old! When I called for a power outage in my bedroom a morning at 9, the manager on the phone told me that if I was not happy, I could "just plug my stuff in the living room" and "apparently, you don't know how to use a power box and also "clearly, this is not urgent". Thankfully, the maintenance guys are nice and responsive.
The buildings are new, which is great for Ithaca, but the quality is very basic. Very poor insulation and cheap materials. East State Street is a very loud and busy street.
It's a convenient 7min walk to Collegetown and 12min walk to Central Campus (although, you have to walk up the hill).
Please be aware and ask specific questions before you sign your lease. Construction is going to occur for the next several years, they're very loud and they just don't care as long as you pay your rent. They're also going to do major construction on E. State St. (enlarge the street and build a new intersection).
Overall, I clearly do not recommend this unit complex, mainly because of the arrogant property management staff. There are plenty of other quiet solutions in Ithaca with nice property managers.
