It is by far one of the worst apartments I've lived in. The management is very bad and super unfriendly whenever you call them. First thing you notice is the constructions outside. If you think they will make it pretty by the time you finished moving in then you are wrong. The constructions have been there for YEARS! Also, things break all the time and they dont seem to care to fix quick enough. The elevators break all the time and at one point it was down for a full month! Don't even mention that it's super dangerous to have 10 people in a tiny elevator during COVID. The management is so bad and they dont care. Save yourself some trouble by looking at another place. AVOID this place. Listen to people's review here and you will thank us later!

    AVOID this apartment BY ALL MEAN. The management company is the worst. They are not helpful and usually ignore your request/questions for days after you keep following up with them. They've been doing lots of renovations for over 10 years now and there's a lawsuit for that. No signs of completion any time soon. There are TONS of better apartments in this neighborhood. AVOID THIS APARTMENT!

      If you are thinking moving to this building, THINK AGAIN!! If you don't believe the poor reviews in here or , you are making the same mistake I was making. Below are some of the terrible issues I ran into during my time living there. 1. The wall is paper thin and unit was dirty when I first moved in. The neighbor next to my apartment had parties a lot. I had to call front desk on a Saturday night around 11pm. They sent someone to tell them lower the volume and the neighbor rejected to do that. As a result, they kept partying past mid night and the front desk just said there is nothing they can do. So I had to call 311. During my time there, i had to call 311 2 to 3 times because people who should manage situations like this is practically useless. The interior of the apartments are old and dirty. It feels like they never clean. The fridge was leaking and AC does not work!!! 2. The leasing and management were really hard to deal with.         Repairmen and management don't care about tenants! You don't want to live here. I had heating and AC issues at extreme temperatures with little urgency to repair anything. On top of that I'm paying so much rent to live in a place with no heat/AC during extreme temperatures for several days and the repairmen don't care about fixing this issue at all. It's not ok to sleep without heat below 35 degrees and it's not ok to continuing living in a hot apartment in the summer for SEVERAL DAYS. Moreover, lots of college kids living here throwing parties and smoking. The carpets in the hallway are often dirty.

          Worst management ever. They would charge us late fees even when we paid in full a week before the deadline. They charged us 2 months of electricity bill after we moved out instead of 1 month for no reason and deducted it from our security deposit. If your plan is to have your security deposit back by when you leave, do not even consider this apartment building. Management is unresponsive, they will make you go in circles when you need them and will charge you for fake holes in the wall . Worst experience ever.

            REALLY BAD experience at 90 Washington - During January 2018 to April 2018 there was NO Heat in the building. The systems are outdated and needed a major repairs. Due to being an old building, windows are not properly insulated so it stays quite cold in winter running up your heating bill. The management is poor, I still haven't got back my security deposit and need to file a suite in small court.

              90 W is without a doubt the worst building in NYC. "Construction" has been going on for over two years with workmen, trash, all over the place. The terrace you pay monthly for has been a hot mess since I moved in two years ago. Floors 14-26 never have a working elevator and if you do, it's only one and takes about 25 minutes to catch. The doormen don't know anything. The manager is rude and sexist- absolute scumbag. Our sink backs up constantly with black sludge. Our floorboards have buckled three times and water seeps up through the cracks. The air never works. The heat never works. The hallway always smells like fish and the carpets are filthy. The gym is disgusting. There's college kids everywhere all the time barefoot, smoking weed in the common areas. If you complain or put in a service request they ignore you for weeks then show up and cuss you out the whole time they're fixing whatever it is. Half of the plugs in the apartment don't work.                 This is the worst building management I have ever had the displeasure of dealing with. They are the most inflexible, rude, incompetent, and overall useless group of people. If you ever have an issue or last minute move in request thy will not budge or try to work with you. The building has been covered in scaffolding for years with no end in sight. If there are repairs needed in your apartment it will be poorly fixed and break again. The roof deck has never been opened and does not look like it will open up anytime soon. Management is horrific and I can not express this enough and highly suggest not living here. In summation this poorly maintained building is made even worse by absolutely horrific management.

                  The building advertises the following amenities: 1. A Garage: There is no garage. It was converted into a daycare center. 2. Complimentary Sunday Brunch: The "brunch" was two dozen stale bagels from Cosi and old fruit for 400 apartment units. It was gone within 10 minutes every week. It was then discontinued altogether. 3. Rooftop: The roof has been closed for 7 years. Building permits are accessible online which confirm this. You will not have access to the roof ever at any point. 4. Laundry: The machines cost $4 to wash and $3.25 to dry a very small load. The clothes do not come out clean and you will not be able to dry clothes in under two cycles. That's over $10 to wash a minimal amount of clothes (clothes that again, are not clean after the wash). 5. Free wifi in the lounge: There is a $50/month amenity fee. Nothing about any of the services can be classified as free. 6. 24 hour concierge: There is a 24 hour doorman. The doormen do not check IDs of non residents or ask them to sign in.                     Pros - location is amazing if you work in the financial district, the gym and lounge area are a good amenity, the views from some of the apartments are spectacular Cons - terrible management company - repairs and maintenance take forever and is an extremely frustrating experience. They are suckers for money and we were wrongly billed upon end of lease inspection. The walls are thin so you will either get noise complaints or make them. One of the elevators was dysfunctional for several months at a stretch leaving more than 10 floors to rely on only one working elevator which added to the morning commute and frustration. Expensive apartments - they are not rent controlled so they jack up prices by $$$ every year. Rooftop wasnt open until we left however was promised to open within 3 months of moving. --------! Overall: AVOID THIS BUILDING AND FIND A BETTER RUN LUXURY BUILDING.

                      Terrible building. They offer you the cheapest rent for what they claim it is at first with the incentives. They flex the rooms to raise the rent. Kings College student actually dorm there, the kids pay the school and the school houses them there. The college kids throw parties, don't have normal apartment curtousy. They slam doors, scream at all hours of the night and leave cigarette butts in the hallway. I had complained to management SIX times and they said they couldnt do anything besides file a noise complaint which they didnt do. I had to threaten to call the police for them to contact my obnoxious neighbors. Management sucks, the door men are super nice. Elevators are always broken. TERRACE HAS BEEN CLOSED FOR 7 YEARS. The gym air conditioning doesnt work, its terribly hot in the summer and freezing in the winter. And the wifi in the lounge doesnt work. Spend an extra 100$ a month and stay away from this building. After the first year they raise your rent 300$ then if you ask for an extension on renewing they charge you $750.                         I just left this nightmare building. Management is the worst; they don't know what they are doing. The entire building is falling apart, don't be foul by the corny trying to look good decor. Almost all the equipment in the gym does not work. BE SMART AND DONT RENT HERE!

                          Seriously, do not rent here. I know it can feel desperate that last week or two before your move date, but this place is NOT worth rushing into. LISTEN TO THE REVIEWS, its all true. Management is really the worst part. I suppose the stay would've been manageable if absolutely nothing had gone wrong, but thats just not a likely scenario for a New York apartment. We had a burst pipe that destroyed the foyer of the apartment- I emailed management so many times that I finally had to threaten to get a lawyer to look at the lease obligations. The floor was fixed the next day without a word from management. For the first six months of our lease, our utilities bill increased by roughly $50 a month for no apparent reason. When we insisted on having the meter checked (after another 10+ unanswered emails and calls) all of a sudden "ConEd made a mistake" and "we're changing systems".                             Let me start off by saying if I could rate this place 0/5 stars I would in a heartbeat, just as I feel most other 1 star reviewers would do, given the chance. By far and away the worst building I have ever lived in! This is the worst run place in Manhattan, they do not take care of anything. Sure, they have doorman and consider themselves a "luxury" building, but by what standards?? Is a luxury building supposed to only have 1 elevator working for months on end?? Is a luxury building supposed to have construction that has taken over 5+ years to put a facade on the building?? Do not let the lobby fool you, this place is low end in just about every way. This place reeks of incompetence. From the fact that construction is still going on to the fact that it takes multiple work-orders and multiple phone calls to get anything fixed, minor or major.                               Don't be fooled by the nice lobby. Listen to the other reviews. Loud construction every morning working on the roof deck that never opened. Horribly greedy management. They nickle and dimed us for so much off of our security deposit when we moved out. The worst being $100 for a circular-shaped damaged part of the floor that was already there when we moved in! Stuff like that is supposed to caught and noted in your initial walkthrough so you're not docked for it, but lo and behold, it magically wasn't in the records when they checked. Whether it was incompetence that made them miss it, or they wiped it on purpose to squeeze more money out of us, either way, stay away.

                                  I lived at 90 Washington street for a year, and my experience there was positive. Gym is nice, doormen are helpful, but unfortunately the move out process has left a horrible taste in my mouth. First off, they raised our rent 12% to an absolutely outrageous number. Second, do not expect your security deposit to come in a timely manner--if at all. It has been 3 months since I moved out, and nobody has any answers as to when I will receive this check. "The bank has delayed the payout of these deposits", "Tons of people have been calling with this issue." I feel for the girl answering the phones as she has only been there for 2 weeks, but SOMEBODY has to be of some help when were talking about such large sums of money. I would look elsewhere.

                                    STAY AWAY! DO NOT LIVE HERE! I don't know how to stress enough how TERRIBLE this building is. Managemnt is a joke. The terrace has not been open for 2 years. The gym has no AC. The gym also has no working machines so good luck taking a jog on a treadmill that has a ruipped out screen and no power. It's extremly over priced. They pray on young 20somethings just starting out in NYC. The toilet and plumbing backs up at least once a week. We probably didn't have hot water at lease once a month. The AC UNITS are outdated, LOUD and break every 3-4 weeks. The entire building is a construction zone that has been shut down mid-project. In the time I lived there, they built a 40 story high rise from the ground up and 90 Washington couldn't even repannel the side of the building in that time span. Bugs in the cabinets. Mold in the showers/bathroom. Outdated windows that leak water in. Elevators broke weekly. Sleezy brokers constantly showing the building trying to rip you off.                                       DO NOT LIVE HERE. The management company is beyond unpleasant to deal with, they are misleading, their building amenities are NEVER available (5 of 7 treadmills were broken for MONTHS at a time in the gym), advertised roofdeck has not once been open in the 2 years that we lived in this building. They tried to increase our rent by $950 from last year to this year. Pets are allowed but they require a non-refundable fee, as opposed to a deposit. They charge an outrages amount of money for anything. Cat? $500. Dog? $750. Store your bike monthly downstairs on a bike rack that is never full? $40/month. Want to reserve the lounge space upstairs? Minimum of 3 hours at $250/hr. Seriously - this place is an absolute nightmare.

                                          Extremely noisy: Construction noise at 6 am even on weekends. Overpriced. Bugs in cabinets and closets. Poor service. Lockout fee of $40. AC extremely loud. Laundry machines broken. Gym equipment broken. Terrace a scam, promised to "open soon" for many years. Management rude and unhelpful. Simply not worth it.

                                            DO NOT MOVE TO 90 WASHINGTON. This management company is by far the worst ive ever had to deal with. Rent was raised by almost 700 dollars. Ridiculous especially considering the roof which was promised to be open a month after I moved in, is still not open after a year. They cant even fix something as simple as the laundry card machine. None of the machines in the gym work. And the management staff are just nasty people. So glad I'm out of this by at the end of the month.

                                              omg this is the WORST APARTMENT BUILDING i've ever dealt with in my entire life and trust me, i have lived in 10+ different apartment buildings across north america. this is THE WORST. the people that work there have the WORST attitudes and they actually start arguments with you, cut you off when you talk as if they were the boss, and when i say i want to make a complaint, they just cover each other up and yell at me. i, in my entire life, have never been treated this horrendously by people that are supposed to provide service to me. they make the move out process extremely painful with rules on everything, otherwise, using their own words "WELL ITS YOUR PROBLEM.                                                 Pros: Decent size apartments for the price you pay. Allow upfront payment of extra rent to cover salary deficit. Some of the front desk staff were friendly. Cons: $30 lock out fee The sun deck was closed for the 12 months I was there (I am told it is still closed 6 months after I moved out). Same goes for the Sauna. Very loud AC (I was told many stories as to why this was the case) Management company was not helpful. Facade revitalization meant noisy living conditions.                                                   Been here for about 4 years... the management has gotten worse and worse. It's arrogant, dishonest, and hates its tenants. The current manager ---------------- is the worst! All the above, and certainly not a nice person, but she doesn't really care. The people that work here are for the most part good people but helpless when it comes to all the rules that have been instituted. Elevator always is breaking down and have to wait a long time. The money machine for the washer/dryer is currently broken. And as for the washers, half of them don't spin properly at the end so the clothes come out soaking wet, and you to pay money again to wash it at another machine. On top of that, the price for each wash keeps on going up. As for the construction, well, what else can I say? It really sucks. Noise noise and more noise. The terrace?
