Dear Resident: With regard to your renewal rate, I understand your concerns and would like to take a moment to explain how Archstone prices and what we’re experiencing in the market today. To set our prices and renewal rates, Archstone takes into account the rents our closest competitors are charging for similar apartments, the rents we are charging new customers for similar apartments and the general market trends. Rents in the market today are increasing for a number of reasons. During the recession, rents were held relatively steady or even lowered based on market conditions. But the recession also meant that construction of new apartment homes was at an all-time low. Today, demand for apartments, especially apartments like Archstone Clinton is increasing rapidly, which is increasing rents. But we’re not alone. The competitors in our market are also raising rents proportionately based on these strong market conditions. We have an obligation as a responsible business owners to offer renewal rents consistent and in line with what we are charging to all of our residents. We value all of our residents and are committed to working with every resident to offer a fair renewal rent based on the current market rents.
