We moved in 6 years ago with three children. When we moved in we had two pools, Two Playground, a basketball court and no pets. The children had things to do and could roam freely throughout the complex. It was taken over by Morgan Management right before the economy tanked. Evidently they wanted to make some fast, cheap repairs and roll the place over. They started their fast, cheap repairs (Windows, garage doors, and new awnings to make the place look nice. Then the economy tanked. Coincidentally they showed up at my front door on a Sunday Morning in December and told me they were going to be replacing all of my Windows that day. When I told the crew that was not going to happen they said then I would be the last to get my Windows replaced. I told them fine but I would be sure and write the letter to management that day. The came and did my windows the next day when the children were in school and the house was empty. And left enough mess behind so they could feel vindicated. That has been at least three years ago and they still have not painted the new wood they placed around the windows, Moldings are still unpainted and torn sheetrock is abundant. Since then then following has happened: The two Playgrounds: My child was injured on one so they promptly removed that one and never replaced it. The second was also torn down shortly after. The basketball court was near the garages with the new doors. The doors are so cheap that if the children leaned on them they would bend. That brought down the basketball court. The pools, they were seeing some age so one was replaced with a roof and picnic tables which they tried to pass of as a recreation center. Only problem is it is on the west side and if the children or anyone needs to get there from the east to the west they must cross a busy street with no crosswalk or stop sign to impede traffic. I have yet to see anyone using the roof or tables and it has been there for 5 years now. The second pool is closed more than open because they did not hire a licensed lifeguard until the city found out they had one that did not have the right qualifications. It has a capacity of 40 people so on a hot day it is full and people must be turned away. Managers and Maintenance We are on our fourth set of managers. The one that was there when we moved in had significantly upgraded the place and was a reasonable useful individual that would address problems with some common sense. He was let go shortly after they took over because common sense and cheap don't go together. Since then the following changes have occurred in an attempt to keep the place profitable. 1. Rent is steadily going up. 2. Several real maintenance men were laid of just before Christmas a couple of years ago, and replaced with kids that had just completed high school and were hired to do some cheap painting in the summer. 3. It was cats only, now you can have dogs, (no pit bulls) however that is too hard to enforce so there has been one right next to the office for the last year. Now the children have to watch where they walk, since not everyone picks up after their dogs. One of my children was told not to walk down a certain part of the sidewalk because the tenant s dog barks at them when they walk there, and the woman didn t want to hear her dog barking. 4. There was a security deposit when we moved in, since then that has gone away in an attempt to fill the place, since I suspect they are still trying to unload it. Consequently they are having significantly more tenant problems than in the past. 5. The qualified maintenance people that were left (2) one has since left as it is not a fit place to work anymore. 6. We have had neighbors temporarily because their apartments were flooding on a regular basis so they had to place them in larger apartments until they found one of the right size that did not flood. 7. Maintenance is a nonexistent art now as the staff that does know what they are doing cannot do it all, and cannot get the children they hired to do it right. 8. The common areas are unlocked, and rarely cleaned. Don't really know if the common area's meet state apartment coding, I suspect they don't but no one has pushed the issue. We are to the point now that we have management that doesn't have a clue as to how to handle an apartment complex. We are in the stage now when everything that happens is the fault of the children, that now have no facilities so they must find ways to play (riding byclcles, scooters, playing four sqare)all of which they were able to do in the parking lots and sidewalks in the past. They are now told they are only allowed in the grassy areas. That will last until the people that do not have children start complaining about the children playing outside their doors then that will be a problem again. Then this summer I expect we will see the demise of our last pool because it is in need of maintenance, or they won't want to pay for a lifeguard. It is really evident that the people that really own this place are so far removed from their assets that they don't have a clue what they have hired for management. I have remained here for several years because I enjoy apartment living, and the fact that the children have close friends to play with (so we don't have to arrange play dates, have neighbors that look out for our children when we are at work, as we do theirs). However with the dogs and the lack of management, it is really becoming a place that is not safe for children so I expect we will be gone before the next lease comes up. Not to mention the fact that they are lower on the priority scale than the pets, since there is no incentive to move in with children. As for the two and tree bedroom apartments they can place two or three couples or six single men in there who are here from overseas and need temporary living arrangements, and do not have the problems that children bring. All I have to say in closing is you can do a lot better for your money than this place, and be forewarned that your welfare is only important to them when they are trying to get you to sign on the dotted line. After that you are pretty much on your own. Just ask them to see an apartment that someone is living in, not one they have just cleaned up to try and get you in it. You will see what yours will look like in a very short time.
