So, I've lived at Cornhill Landing for two years, and I definitely have mixed feelings about the building. I want to give an honest and helpful review because I am relocating to a new city, and have used this site very heavily in my own search.
Things I like:
-Location: we're pretty close to everything and it's fun to have the restaurants right downstairs (especially the creamery in the summer, yum!)
-Apartments: pretty spacious and good thick walls. My roommate and I never hear each other when we are in separate rooms. My bathroom is also huge and has a great linen closet. Water pressure is great and gets nice and hot.
-Maintenance is pretty good and through, but that guy will talk your ear off for hours, so try not to get stuck with him if you have somewhere to go.
-Safety: despite the fact that we are downtown, I feel pretty safe. I mean, of course there are the occasional weirdos, and there have been break-ins to cars in and out of the garage, but I definitely don't worry about my safety often.
Things that I don't like:
-Colleen is always low when she quotes you a price on the utilities bill. It will be higher than that. I know because I have lived in 2 separate apartments in this building, and each time her estimation was low.
-Parking sucks on Thursday, Friday, and Saturday nights, especially in the summer when people are coming to Blue Cross Arena, Virtu, the RiverWalk. If you can afford it, pay for a spot in the garage. But it is so ridiculously expensive! ($125/car) Oh, and don't think the garage is secure. Things were stolen from my car there.
-Don't get an apartment that faces Nathaniel's--during the summer it's loud until like 3 in the morning, with drunk people and some weird guy who plays the accordian (seriously, no joke.) Try to live by the river, it's gorgeous on that side.
-You will NOT get all of your deposit back. Mark IV construction installed the crappiest carpets known to man that unravel with normal vaccuming. I know numerous neighbors who this happens to and Colleen does not return the full deposit, saying that it's our fault. That's really messed up.
-Fitness center: is kind of a joke. It looks much bigger when you're touring the building. Ask to go inside and you'll see that it's tiny with very few machines and no treadmill! The things that are there tend to walk after awhile too...
I know people have mixed feelings about Colleen in general. As one post said, I think the problem is that Mark IV doesn't give Colleen much flexibility. They have some pretty rigid and stupid policies, and then Colleen is stuck. I do think she tries (especially if she likes you), but I can definitely understand other people's frustration with the situation.
Overall, I wouldn't recommend for or against Corn Hill Landing, it's a personal choice. Know the facts and then make up your own mind. I can tell you that I have enjoyed living here and I always get great complements on my beautiful (yet pricey!)apartment :)
