Office staff are lazy and disorganized. So-called manager used to be the lifeguard, until property owners removed the pool. Maintenance crew are unmanaged and inefficient. Holes in ceiling, leaks, insect infestations are ignored. Fire alarms trigger for no reason. Basements are never cleaned. No amenities (they removed the benches; if you want to sit outside, you have to sit on the stoop). Office usually closed during business hours. Rent keeps increasing each year, but it looks more like a low-income housing project every day.

    I have lived at Rugby Square for over a year now. Overall the experience has been tremendously better than living at Orchard Estates in Mattydale, but there have been a few cons. For the price, the apartments really can't be beat. The location is great. Nice homes close by, close to highways, and the mall. The exterior maintenance is great, though the interior hallways have NEVER, and I repeat, NEVER been maintained the entire time I've been here. I've seen someone vacuuming near the office, but never where I live. The office staff is friendly, but I haven't personally had many issues to report to maintenance, so I can't comment on their responsiveness. The one issue I did have with a heater being broken was fixed by the next I can't really complain. Underground parking is extremely cheap, which is nice considering street parking is never ideal. You can have any size dog at a reasonable fee, which for an owner is great. Just hope that the owners in your building actually make sure their dog doesn't bark.       I made an appointment and toured the apartments, then paid my $50 application/background check fee. I was told that I was approved for the apartment. When I called the management repeatedly to inquire about available apartments, I never got a returned call. I know another family who went through the same experience. It seems like a scam to collect the background check fee without the intention of ever renting an apartment to the applicant.

        I have lived here for 1 1/2 years. What looks good on the outside, is not always good on the inside. There is some kind of issue with the ceilings and window panes. It is mold and I am sure of this because once scraped and repainted.... it begins to bubble up again. They say things that are not true or promise you things that you will never get. How dishonest is that? Also, they are getting way too much money for these apartments. Stay away! Not all of what it is cracked out to be.

          I have been living at Rugby Square for almost three years & I would only recommend this place if you are desperate for a apartment that takes any size dogs. Here is my list of complaints: 1. We are STILL waiting on our new kitchen and it has been 2.5 years. When we moved in there was a leak from the above apartment that ruined the wall of our kitchen. We were told that we would get a new one....every time we have called or emailed them they say the same thing "your at the top of the list". 2. People do not pick up after their dogs and when you complain, the office staff state they need to see proof via video or photos. I'm sick of walking in dog poop at night while trying to take my dogs out. 3. Parties and the smell of pot coming from 112 Gray Ave....hallways smell of pot for days and the office does nothing about it. 4. Maintenance is a joke.             The experience in Rugby is a disaster. The maintenance is terrible. Whenever I called them, they always said they would check that and call me back. But they never returned my call. Even for emails, they just say they will check the issue and no further updates at all. If you want to move in Rugby, read the lease carefully first to see if you are fine with those terms.

              The complex has nice landscaping, and does allow pets. When we were trying to rent they advertised a pool, however that does not exist. The biggest problem here, is the property managment/maintenance staff. It's actually a joke. I had a one year lease, and during the entirety of our residency at rugby square, we did not have cold water running in the bathroom sink. We had a leak in our kitchen sink for the first six months of our stay, and that was only fixed because I grabbed the maintenance staff flipping an apartment next door to me and basically made them come in and fix it. They are only concerned about flipping apartments for the next dooped renter. Once you are in, they got you! You cannot leave! The property manager maria, is there for maybe 10-15 hours a week. She is easily the laziest person I have ever seen in a position of authority. During the winter, sometimes the sidewalks are not shoveled until 9am or later, after everyone has already had to walk through the snow trying to get to work. Parking?!                 My fiance and I lived here for almost three years. I was going to graduate school at Syracuse University. We had moved from nine hours away. We THOUGHT we had stumbled on a hidden gem. I suppose I will give you the pros and cons. Pros: Beautiful and prestigious area. We both run, and the neighborhood can't be beat. Beautiful houses around, and close to a school. We never felt unsafe. nice courtyard setting. Our neighbors in general were nice. We got to know people barbecuing on our front steps in the summer. Good location. We could walk to the grocery store if we needed to, and yet we were adjacent to a park. Five minute drive to downtown and ten minutes to SU. Cons: We loved the place for the first year or so. After that it was all down hill. Our upstairs neighbor had a pipe break. Our hallway closet became very humid and FULL of black mold.                   Rugby Square was a very nice place to liver for the first few months, which also coincided with summer. But when winter came and I realized my bedroom heater was broken, I quickly realized what a nightmare maintenance was here. It took over five months and reporting to the Syracuse Code Enforcement Service to get anything done in my apartment. In addition to the broken heater, there was water damage on most of the outside walls, presumably from a roof leak, as well as mold. The untrained maintenance people painted over my the shower tiles with regular wall paint which only took a few weeks to start peeling up. It is so unfortunate that this is one of the few pet friendly complexes in Syracuse because it is so poorly run. There are massive water leaks in the basement as well as asbestos. You have to be careful walking outside because you will likely step in dog droppings. They used to advertise that there was a pool, this is not true but I am not sure if they still claim that.

                    Overall, Rugby Square is a very poor experience. It looks very nice on the outside, and the apartments are by no means terrible, but as you will learn, the experience will not hold up. Unfortunately, the issues are entirely preventable. Primarily, this is due to the extremely poor property management. Maintenance issues will be ignored. This is not a maybe, this is a definite. Been here slightly over a year, and still have outstanding requests that have been ignored (multiple) some of which were reported when I moved in. Some issues will be responded to, but not the majority. One positive: the maintenance man (singular) is very nice, but not supported by the management/owners to effectively carry out necessary maintenance. Requests you make to the office are hand written, and often find their way into the land of Narnia, so make sure you keep records for yourself.                         Don't plan on getting any help from the offiice or finding parking or getting the mold and water damage in your apt fixed. Don't know what their doing all the time but they are way to busy.snow will not get removed in the winter. they will not maintain the hallways. They will not vaccum them and if you want them to be lighted you will have to put in your own light bulbs. I have had work orders in for water damage in my apt for more than two weeks and I haven't seen anyone or gotten a call yet. They do not have a pool and they haven't for years. I wouldn't want anyone in my family to ever have to live here. If you want to pay extra to take care of their property then this is the place for you! I have talked to over 30 other tenants and they all say the same thing.

                          Not Bad - Could Be Better

                          The Pros- -Very Spacious Appartments -New Windows in every appartemnt -Garbage Disposal -Very soft carpeting -Good security with locking main door and lock/deadbolt combo on Appt.                             just say NO

                            1. There is black mold in our apartment 2. it smells like paint 3. there are about 15 parking spots and everyone parks like a moron 4. the hot water rarely works in the morning 5. the parking lot is BARELY if ever plowed 6. the OFFICE IS NEVER OPEN 7.                               Worked out well for me

                              When I relocated to Syracuse, I had two large dogs and a cat. Until I found Rugby Square, I thought I'd never find a safe, clean place to live in Syracuse. Rugby Square worked out very well for me and for my pets. The dogs were welcome and there was such a sense of community among the dog owners. As I didn't know anyone when I moved here, it was very nice to see people on a regular basis and to have my neighbors show an interest in me and my animals. Walking around Sedgwick was very pleasant as the neighborhood has beautiful homes and its about as safe as one can get in the City. The management didn't tolerate noisy people and they worked very hard to keep up with the aging buildings. While I was there, they replaced all the windows and that made the apartments much nicer and truly cut down on the mold.                                 Management is Never Available and Problem with my apartment

                                I moved out last year because my apartment had issues, and I asked numerous times to have them fixed. I notified the maintanence person and he told me to contact the manager of the complex. I did this but she never responded to me and I tried to get her numerous times. I wonder if there really is a manager of that place because everytime I called she was never there. I told the really nice office girl that I needed help and she told me she would notify the manager. Either she is covering up for the manager or there isn't one. I feel sorry for her because she didnt seem to have any authority to help me. I am still waiting for my security deposit and was told I would have it within 30 days. I would be careful unless something changes there.

                                    Just Moved In

                                    I understand most of the negative reports that I see here and they can be legitimate concerns, but I have a different story to tell. I recently moved in to Rugby Squaare and I would say that so far i have had absolutely the best moving experience ever. I have been quite a gypsy in previous years and have never experienced better service. Yes there are only two maintenance men, but they do a superb job of keeping up with their work load the best they can. All it takes is a little respect. I moved into my apartment and was missing a few things and initially this was cause for concern, but I had to consider 2 things. 1) They allowed me to move in early due to a mess up with my cable and 2) they were fixed within two days. Some might say 2 days is a long time, but when you think about it, they had 11 move ins that weekend. Now that's saying something.                                       NO SWIMMING POOL!

                                      The complex is nice, but I just wanted to warn people who saw that they have a pool. They do, however they DO NOT OPEN IT! IT was never opened last summer and has not been this summer. They lie. It would be nice to cool off in the pool with this current heat wave.

                                        I want to help stay away!

                                        I lived there for about 1 year I got out of my lease because it was that bad. people don't pick up after their pets the maintenance is a joke and the staff is no help what-so-ever! The apartments get mold due to poor ventilation and it is not safe many of the buildings don't have locks on the doors making it easy for strange people to just walk in. I parked my car in the underground lot that they charge for and my car paint was stained from the leaking sealing. the car was also broke in to 3 times in the nine months I lived there. The manager is no help with this issue and they don't care at all. They show a nice pool in the photos the time I was there it was never open... all in all this place is a unsafe, dirty, moldy, old apt. complex with a horrible staff its not worth the headache.

                                          Rugby Square has nice apartments

                                          I have been living here for about 6 months and have had very few problems. In my experience maintenance has been extremely responsive, showing up quickly to fix problems. Yes, alot of people have dogs (myself included) but I don't think it is really noisy, the walls are really thick so I don't hear my neighbors dogs, and I haven't noticed problems with people picking up after their dogs. Moving in they had put in all new carpet and painted the walls, and they were quick to address the couple of little problems we had. Management was VERY slow to get heat on this year, and the pool NEVER opened, but the apartments are very nice and the setting is great, with lots of green space and landscaping. As for the maintenance man being a registered sex offender, I have no kids and he is a very nice man to me, if I did have children I might think twice but otherwise I'm not concerned.                                             In depth, and not good

                                            I am currently a student in Syracuse, and have a medium sized dog. When I first heard of Rugby Square, saw the model and met the staff, I was in love. I thought it would be a great apartment complex to make my temporary home. I could not have been more wrong. First, many of the tenants do not pick up after their dogs, this is quite disgusting. Second, it is very noisy, because as all dogs do, they bark, and at Rugby Square, there are many dogs. Several dogs on-site attacked my dog for no reason, and it made walking her a terrible pain. Third, the water heater in my apartment broke three times during my one year stay, spraying hot water on the floor and leaving a rancid smell. Fourth, the apartments are kept at an extremely high temperature, and the windows are improperly sealed, leaving a tenant not only unbearably hot, but also subject to the growth of mold spores.                                               Love it

                                              I really like living here. My apartments is very nice and has a lot of origonal features from when the place was actaully built. I have not had a problem parking. I like being so close to everythng but not actually down town. The neighborhood is beautiful. My apartments is very warm! Maybe even a little too toasty at times so I just crack the window (which is brand new) and all is fixed! Overall great place and the people here seem to be friendly.

                                                DONT EVEN THINK OF RENTING HERE

                                                Am still WAITING for the heat to be turned on. Called mgmt office only to be told with a giggle "sometime this week or next". The only reason my place is at a "balmy 63" is b/c I'm on the top floor. Laundry fees are outragious. Parking atrocious. You probably wouldn't mind the dogs so much if you didnt have to do a dance around their crap. Tried for over 2 mos. to get them to take care of the BLACK MOLD growing all over my bedroom walls....finally ended up taking care of it myself to some extent. Garbage disposal doesn't work, kitchen sink faucet is falling apart, fire alarm doesn't work (MAJOR FIRE VIOLATION PEOPLE). Oh...and if you have any children or visiting children....don't come near this place, the maintenance guy is a registered child molester (7 y.o. girl).....Need I continue to go on....

                                                  STAY AWAY

                                                  Parking is horrid. Laundry room is horrid. Pits and Rots are not allowed, however, the tenant next to me has a Rot and the tenant across the hall has a Pitbull. The pool never opened this past summer and the landloards excuse was to "blame the city of Syracuse for it not opening." (This is because of improper maintenance). The f@t c&nt landlord told me "there is water in the pool (from rain) but I wouldn't recommend swimming in it." Then smiled at me. Nice! The heat is still not on. Landloard tells me "I'm cold too, dont get mad at me its not my falt." I could see my breath this morning; no joke... I'm typing this with a winter hat and gloves! Have any kids?...
