This is a relatively expensive complex in an area whose real estate prices vary dramatically from place to place. Apartments are reasonably sized, although a big negative is that you don´t get to see anything but a small, one-bedroom unit prior to move-in. <br> <br>The leasing staff turns over frequently and are often unable to answer simple questions, but the community management is excellent and very responsive. <br> <br>No utilities are included, and the quality of the appliances and fixtures is somewhat lacking when considering cost. The air conditioning is a nice feature, but it is extremely loud, especially in the living/dining room areas. Water will invariably cost more than what is quoted as an "example" by the leasing staff, especially in the larger apartments. <br> <br>The community is nicely landscaped and generally well cared for by the maintenance staff. The maintenance is excellent, including after hours... usually, reported problems are fixed within 24-48 hours, and many simple parts that would be ordered elsewhere are on hand at Avalon. <br> <br>The layout of the apartments is somewhat poor, especially with placement of doors, windows, light switches and closets. Doors open into one another, leading to problems when more than one is open at once. Windows are only on one side of the apartment, since the buildings are set up with four apartments (one in each "corner") on the ground floor, and four more on the second floor. Light switches in pairs are often backwards, with the closer one controlling lights further away. My partner and I spent an hour one afternoon switching all of these! Closets are located in strange spaces (wherever there was a nook left over?) but are ample and roomy; a big change from previous apartments where I´d lived. <br> <br>Pests (spiders, insects) are a real problem in southern Dutchess county, and these apartments (especially on the ground floor) let them wander in freely. The units are not treated regularly unless specifically requested, but there is no cost to the tenant for this treatment; the complex will even treat indoors at no cost, and no one needs to be home to allow access. <br> <br>All in all, it´s a nice place to live, despite some drawbacks.
