I have lived in an apartment in Lake Shore since September 2013. I plan to move out in 3 months when my lease is up (September 2017). Pros: price. This place is cheap. I live in a one bedroom and it's the most affordable place I've seen in the capital district. There is decent storage/closet space, though not enough for 2 people, and the bedroom and living room are spacious. Latham water tastes good; you don't need a Brita. They allow pets and there is no monthly "pet rent" fee. Cons: you get what you pay for here. The complex and buildings are not well maintained. The hallway of my building smells all the time. The scents vary - right now it smells like vomit as I think someone threw up last weekend, but sometimes it smells like weed. One of my least favorite things is the laundry facilities. Yes there is a laundry room in each building, but each building houses 8 apartments and there's 1 washer and 1 dryer to share. It's always a chore and a battle to get laundry done. The building is legally required to have a security door that remains locked but for the last 2 years ours has been broken. Despite multiple complaints and attempts to get it repaired it's still broken. It makes me feel unsafe especially at night. A tree once fell across he street from my building and landed on the cars of 3 people in my building. It missed my car by 3 feet. I heard the reason it fell was because it was rotten and they didn't cut it down. In my apartment it smells at times too, like sewage and it comes up through the heating vents. The heating/AC vents do not work - the air doesn't come out of the vents so your heat/AC runs and runs and then your national grid bill is $200. Last summer we had a MOSQUITO infestation where they literally infested my apartment unit and the common area hallway. There was hundreds of them; I have pictures and videos and complained to mgmt to get reimbursed for the week we lived in mosquito hell, but no one called me back. They put screening over my vents but mosquitoes still get in somehow. This was the final straw for me as I'm allergic to mosquito histamine. We had a mouse in the apartment once also. I have no idea how it got in. When it rains you can hear water dripping in the basement (I live on the first floor). This may be the source of the smell and the mold that appears near the floor vents. Allegedly the woman who lived in the unit before me broke her lease because of black mold in the apartment. I was able to get my kitchen cabinets replaced (see pipe story below) so there's no mold in there but there's mold in the bedroom, bathroom and I think some in the dining room. I'm not sure because it doesn't wipe away when I try to clean it. When things break they do not prioritize fixing them unless you really complain and get livid angry. Then the maintenance mgr calls you and promises to fix the issue and inspect it himself. I once had an issue when I first moved in with a pipe leaking under my kitchen sink - literally spraying water under the kitchen sink - and when the maintenance guy came on a Friday while I was at work, he wasn't able to fix it so he left it spraying with a note saying "be back Monday." I went to the main office and freaked out because they "fixed it already" 3 times before. That's when the maintenance mgr called me. Our closet doors do not close easily; the sliding mechanisms are broken, probably because they are from 1970 so they fall off the track weekly, but every time I ask them to fix them they just put them back on the sliding track and don't fix the actual problem. The units are not sound proof. The people above me stomp around at all hours of the night. I've learned to sleep with earplugs so I'm not woken up by the loud stomping. It sounds like they have heavy cast iron frying pans strapped to their feet. I would not recommend living in this apartment complex. I've been here for a few years now and tolerated it because it's so affordable, but I have reached the end of my rope and will pay pretty much anything to live somewhere else. If you don't mind living with all the problems listed above - and from reading other reviews on this site, many of the same problems were experienced by other people also - I recommend paying more for better quality elsewhere.
