Previous owners were way better

When I first came to White Plains with my sister in 2022 the property was called WIndsor at the Gramercy, and it was a pretty clear winner in our apartment search, but around half a year later the property was bought out by Bozzuto and there has been a dramatic difference. I'll start with the pros of the new management: there has been less exterior work done during the day, and trash rooms have been cleaned much more frequently than under previous management. Since the change in management, there has been a noticeable increase in frequency of elevators going out of service (we only have three and they can stay out of service for a long time), fire alarm triggers, issues with the garage door and lose of hot water, or water in general. Early on it seemed like the entire staff changed over as well, with the exception of one familiar face on the maintenance staff who recently left as well, and many of the concierges seem fairly miserable.     Predatory management / No dignity for tenants

    Predatory tactics to get you in an apartment. Once you are in they will jack up the rent over 20% and also sneak in surprise hidden fees like having the tenants pay for the heating and air conditioner for the entire building hallways and common areas. The people that work in the building are all miserable and are constantly quitting. Bozzuto (is this new management for the building as of 2 years ago) has 1 out 5 stars on Better Business Bureau: Furthermore, there are about 8 HUGE heating and air conditioner units on top of the building and the HVAC vents go down into the basement. When these HVAC machines kick on they shake the walls and structure of building and is a nuisance especially to the upper floors of the building. The HVAC machines on the roof are so loud at night especially and the noise pollution is horrible. There is dog poop and pee everywhere. The dogs literally piss anywhere they want in the building.       The Gramercy will always remain the #1 place to live in White Plains

      I have lived at the Gramercy for a number of years. It’s a beautiful setting and you have the feeling of a city and suburb. Whenever an issue arises the maintenance team is on it immediately! Kudos to the cleaning staff who work diligently everyday to keep the building spotless. The concierge team led by Ty is exceptional. The management staff of Shanna, Wendy and Wynter are by far the top professionals in their field ! I recommend this residence for any one who wants to rent and feel as they are in their forever home!

        Exceeding Expectations: Shaina, Wynter, Wendy, and Maintenance Team

        As a loyal resident who had been with Windsor property management for over six years, I initially signed a lease with them at The Gramercy. However, when Bozzuto took over shortly after I moved in, I wasn't sure what to expect. Hearing about Bozzuto's reputation as an award-winning property management company set the bar high for the new staff. Let me tell you, from the maintenance team to Shaina, Wynter, and Wendy, they far exceeded those expectations. Their efforts to accommodate the diverse community at The Gramercy, which includes a group of slightly older tenants and those under assisted living, have been remarkable. Bozzuto staff faced a challenging task, as these tenants were accustomed to things operating a certain way. Despite some unfortunate interactions where tenants displayed rudeness and unreasonableness, the staff remained consistently professional. As someone raised with values of respect and responsibility in Texas, these experiences were disheartening. I sincerely hope that Bozzuto continues to support this exceptional team, expediting requests to facilitate renovations throughout the building.           Not worth the money

          We have lived here for a year and in that year, the garage door was broken and open, fire alarms went off for over 3 hours multiple times, leaks in the apartment were ignored, and packages were lost multiple times. Maintenance is great but they’re charging obscene amounts and making residents eat the cost of the necessary renovations. I really would not recommend this place. We pay $175 for parking and on the two separate instances where people parked in our spot, they did nothing to get them moved. When we were told by the building manager that she wanted to talk with us about our complaints around the time of lease renewal, she completely ghosted us, claimed our emails went to her spam, and never responded.

            Loud, structure rattling HVAC / Thermal Units on roof cause nuisance

            See picture attached. There are about 7 huge, loud, structure rattling HVAC units on the roof of the building that cause the top floors of the building to not only vibrate and buzz, but they are also extremely loud - especially at night. This is probably not a nuisance on the lower floors, but buyer/renter beware when acquiring 6,7,and 8th floor apartments. It sounded like a helicopter is hovering above the building at all times, especially at night when residents are trying to sleep. Why in the world would a building that claims to be a luxury building be so fundamentally flawed? We vacated April 2022 and this was the major reason why. Would discuss questionable lease renewal increases, but the aforementioned nuisance was more pertinent. The air vents in the hallway and apartment sounded like someone was running a chainsaw. Ridiculous.

              Loud, crackling, nuisance HVAC

              When you go visit the building just look up and you will these huge machines on top of the roof. Huge machines were loud, annoying hvac systems. HVAC systems are loud in apartment and shaky. Make vents and walls shake. Lived here for 2 years and no matter how nice the pool was, we still didn’t renew for a 3rd. My old neighbors still tell this is an issue. Not good for people that are mentally challenged.

                  Ive lived here almost 8 years. For the most part my experience has been very positive. The cleaning staff are very good. Problems get fixed quickly. The building is basically quiet. The reception desk has always had very very competent and helpful people. A few problems took a little longer to fix but they were eventually taken care of.

                      Mostly disappointed by the pool hours--don't count on it if you are a working professional. Office staff and maintenance team are very professional and friendly. Nice high ceilings. Banning smoking next to a barbecue is mean-spirited, particularly if no one is around in the courtyard.

                        I was looking for a personal feel in White Plains as I did not want to be in the middle of all the malls and offices. It is within walk distance to some malls and grocery store and there is a park just across the street as well as some open field space. The apartments as current and have nice finishes in them and the staff is extremely responsive to any issues you might find.

                            Its a very safe place.. The maintenance department is helpful in quickly arranging for a person to come and fix what is needed.                               A baseline for mid-high level apartment. Critical aspects are good (maintenance, doorman, parking space). Other aspects are lacking - parking garage is in rough shape (rust leaks), they relentlessly raise rent, apartments are aging. Good enough that its not worth dealing with a move, but would recommend newer options in the area for the premium.

                                    Living at this community, I have found it to be the most peaceful and luxurious time of my life yet. If you want comfort security and a peace of mind, this is the place for you! During my one year here, I can honestly say that this place is always kept clean, Maintenance responds quickly and is enthusiastic about getting the job done if anything needs to be fixed. Thanks to Willy, Danny, Juan, Raul, Cynthia and all of the maintenance crew for making this a great place to live. The gym is my favorite place of all-so convienently located on the first floor-meaning you NEVER have to leave the building to work out!                                       please upgrade the apartments to wooden floor, and provide microwaves for kitchen. The kitchen appliances are very old and doesnt go with the apartment overall aspects. the closet space is very limited. As a management company, we do take pride in ensuring that our community is well maintained and has a variety of amenities for residents of all ages to enjoy. Our rents may not be the cheapest in the area, but we are certainly not the highest. And factored into our pricing is the value of living in a professionally managed community - having peace of mind in knowing that the maintenance staff lives in the building and responds to after hour emergencies within 15 minutes; 24-hour concierge service; and having a customer-focused management team that is available 7 days per week. Our residents enjoy all of these services in addition to the amenities, resident functions we host, and a well-maintained apartment home and community. With regards to your concerns regarding the parking garage, there are cameras located at each access point of the garage. There are plans to redesign the garage at some point in the future, which will include more signage and speed deterrents. As far as the front desk staff is concerned, we do have practices in place that require that they call up to each resident to announce visitors, deliveries, etc. If that is not happening, please do immediately let us know here in the office so that we can address the issue sooner rather than later.                                             The building is as mixed as the leasing staff claimed it was . We were never informed about the population of special needs residents that live here. Some of which do not seem stable and have scared residents. The selling point of the pool should be maintained well enough to keep it as a selling point. He cabanas are always soaking wet and dirty , not enough chairs. The outdoor furniture is always left in the rain and dirty as well . The parking garage is a disaster. Often Ill buy a guest parking spot and there will be someone already parked in that spot . Using the fob to open the garage door is the most inconvenient thing considering most people keep the fob on the Keys that are currently in their cars ignition. I have to put my car in park , turn it off open the garage door and then start my car again to pull in . Not an efficient way to get in to the garage. For example, it isn't feasible to bring in outdoor furniture each time it rains, which is the reason they are wet. Last summer, we happened to have more rainy days than we had sunny days. We do understand that it may not be the most convenient if the cabana or couch cushions are still wet after it stops raining, but we unfortunately don't have any control over the weather. As far as the appearance of some of the pool/courtyard furniture, management did agree as of this past pool season that some of the items have maxed their lifespan. There are plans to replace these items with new ones for this upcoming pool season. Regarding your access fob and entering the garage, some residents keep their car keys on a separate key chain to avoid having to turn their cars off when entering the garage. As far as visitor parking, please do email management when you encounter such issues as this should not be happening. We will be sure to address this concern with the front desk staff, so thank you for bringing this to our attention. We do have a good mix of apartment homes with original finishes and some units that were renovated. Classic style apartment homes like yours are generally priced lower than one that is renovated. As far as the difference in pricing, there are many factors that go into the pricing of each apartment home, whether renovated are not, such as the view of the apartment, location, and the type of renovations in each, as not all renovated units are exactly the same. Please keep in mind that as market prices fluctuate, that plays a role in how our units are priced at a particular moment in time. I know that you have a few other concerns as well.                                               Minus 3pts for the random masked power ranger. Left me feeling a little unsafe. The door in P1 is extremely difficult to open, causing it to be frustrating to come back home. Otherwise this apartment complex is comfortable.

This makes it very convenient for your overnight guests to have a reserved spot in our controlled access parking garage. The resident must make arrangements with the front desk staff for the guest parking space.

                                                    A: It's $10 per day and you get an assigned spot all the way down on level 3...some spots are good , others are super tight- also be aware that there's no cell recept down there and if you go all the way down, and someone is in the spot, you can't call managment
