My roommate and I were drawn in by the 2-Bed 2-Bath setup. We are American, and VERY clean; however, we have seen 3 cockroaches in our apartment this year. Many foreign exchange students live here from UB, and there are a lot of people violating regulations by living with more than three people in the apartment--sometimes as many as 5. This, along with the non-existent screening process for living here, is likely why there are cockroaches in this complex. Even if you are clean, as we have been, expect to see bugs; they will roll over from other renters.
Additionally, the maintenance men are unhelpful, unprofessional, and a bit "off," especially if you are a girl. They smoke fewer than fifteen feet away from the building, which is a violation of NY State law. Communication with the maintenance people is efficient, but the landlord rarely picks up or returns phone calls (unless it is in her best interest).
We have lost hot water numerous times throughout the year, YET ANOTHER violation of NY State tenant law, which states a landlord is REQUIRED to provide all tenants with hot water at all times. We e-mailed the maintenance people about it, and they said they would look into it; yet, action was not taken until nearly three weeks later.
When I move out, I intend on reporting these multiple violations to the tenant authorities in Western New York.
The apartment is close to UB and is spacious, but the lack of cleanliness among most of the tenants, the terrible landlord, and the pest spraying makes it a horrendous place to live. There are other 2-bedroom options: London Towne on Chestnut Ridge, Boulevard Towers behind Tops on Maple, and MJ Peterson has numerous townhome options. Also, if you can afford UV Sweethome or the Villas at Chestnut Ridge, those are way nicer.
If you are American and are used to not living with bugs and dirtiness, FIND ANOTHER PLACE. Anywhere would be better.
