I've lived here for years. What keeps me here? Convenience. I went to CCAD and then started working downtown. I'm within walking distance so parking really isn't an issue. There is parking available and it's cheap. The maintenance here currently is very good and they respond quickly. The management is also responsive. One thing to remember is that Grant-Oak attracts a lot of students so you may have some issues now and then with loud music, smoke, etc. If you do, call the management office. As far as "homeless people" bothering you, it's about what you'd expect when you live downtown, no more or less a problem than any other city I've been to. The bikepath is just a mile away off the Broad Street bridge so if you ride a bike it's great. There's a good bar on Parsons (Carabar), you have the best library in the country across the street, the hospital is also across the street, the Short North is only 1.5 miles away..
