Pros : Maintenance is good. Staff would fix the problems soon. Cons: We stayed on ground floor. We could clearly hear all the 4 neighbors. Also heating is bad. Few apartments have electric stove and few have gas stove. For gas stove, one need not pay. This is the disadvantage for those who get electric stove. They don't increase the rent at the same rate for all those who joined on the same date. When we asked them, they don't have any answer. Everything else is good. I would recommend this to anyone who want a cheap place to stay.

    I am currently a tenant for almost a year at what is now Avalon. I have never written an online review so you know I must mean what I have to say. I have a few more months until my lease is over so I can move out of here. There are more cons than pro. Pro: The maintenance was great. A man came over and fixed my bath tub from running when it got jammed on a night that was supposed to get some serious snow. Well, that is it for the pros. Cons: the place is dreadful when it comes to energy efficiency. It is bad when I have the heater running and I sit next to my window and feel a cool breeze working its way through the closed window. My electric bills are ridiculous trying to stay comfortable. I can hear everything that goes on with my neighbors. They get it on quite often and makes it hard to sleep.       I will write this review for anyone who feel as if the negative reviews here are biased and untrue, so I'll start with the pros: maintenance responds to calls fairly quickly and it's close to wright state and Teleperformance if you're one of the 400+ workers working there and looking for somewhere to stay. Cons: extremely noisy and it won't be because of the neighbors. It's just that damn easy to hear through the walls. I can hear my neighbor snoring next door occasionally. I felt extremely disrespecter when after I received eviction notice, I asked for time because I was changing jobs and they couldn't even give me the time I needed after a year and a half of all my rent being payed on time. I had to struggle to come up with the money because they didn't want to give me 4 extra days. I could've maybe paid it earlier if they didn't charge me an extra $100 on top of the late rent. How you gonna force someone who hasn't payed a late rent in over a year to pay you on a day they can't pay and then charge an extra 100 on top… See More>

        Stay away from this dump! The management is rude and inconsiderate. The quality of the walls, kitchen, bathroom,doors and windows are absolutely awful. Completely mold infested. Creaky floors that the neighbors literally filed noise complaints 2 to 3 times a week on me for "loud walking" (wtf?) Loud ---- crawling all over this place that are so inconsiderate I lost countless hours of sleep over what sounded like a zoo almost every night along with constant riots outside in the parking lot and cops sirens. If you don't like to sleep, like to have the cops called on you daily for loud walking, watching people fight in the street and get arrested, mold and Spider infestations, terrible maintainance that super glues all of your problems away, and a rude staff that doesn't care about anything, Avalon is the place for you! If only I could get out of this lease... Oh wait, they trap you in this ---- hole

          I lived at Mapleview Apartments (now Avalon Place) and it was one of the worst places I have lived. They constantly changed management, they cashed my rent checks early twice, they lost several of them when given in advanced and they accused me of being a druggy when neighbors down the street from me tried to jump ME (I got two people who can vouch for me that I do not do drugs and that I was not drunk or trying to obtain drugs from anyone the night I was jumped). They constantly raised the rent and their maintenance sucked. I lived in on of their two bedroom apartments and the electricity (after it was updated) in the apartment constantly tripped. I moved to a townhouse and it flooded the first night we were in it. (The plumbing had to be replaced). The manager claimed she had ran through the apartment and everything was fine (WHAT A LIE!) and the dishwasher did nothing but leak and the garbage disposal constantly clogged and leaked into the dishwasher.             Avalon Place Mapleview Apartments is by far my worst apartment living experience. If you are looking for a quiet place to live, do not move here. I lived downstairs and when my upstairs naighbor and her boyfiend had conversations at a reasonable volume, I could hear everything. Their relationship started to sour and they fought everyday, so I was constantly surrounded by superlatives and accusations of infidelity, while trying to write papers. I did have maintenance issues, but they were resolved that day. There are loud parties frequently, but I bought earplugs for sleep. I am moving soon and cannot wait to get out of there.

              I lived here on 2 different occasions, once in 2008 for a year and again in 2011 for a year..( all in college). This is a crappy place to live. Good for a college student that hasn t experienced anything but its pretty crappy. The Apartments have one window in the living room and if you close the blinds the entire place is pitch black dark.. Very depressing. And if you do stay here make sure you know where you will be parking. My Apartment was awkwardly positioned the nearest parking lot was not at all close. Moving furniture or bringing in groceries was awful. And they wouldn t give me a screen door for some reason. which is odd because it clearly used to be one there. I had a broken Stove handle my apartment when I moved in and I filled out the sheet they give for the initial walk through. They never came to fix it then they charged me for it when I left because they couldn t find the paper.                 I am a former resident and thought that Mapleview was a great place to live! The maintenance staff was great and came quickly to fix any issues that I had. The office staff was friendly and willing to help with whatever I needed. I moved into a house but if I needed an apartment again I would definately come back to Mapleview(now Avalon Place)!

                  Avalon Place apartments has made my first apartment experience a great one! The maintenance staff is excellent. They always fix my issues on time and clean up after themselves. I never feel like an inconvenience to them. I interact with the office staff often and they always make me feel welcome. They are very professional and try their best to resolve any issue I may have. I would definitely recommend this apartment complex!

                    Avalon Place (formerly known as Mapleview) is probably a good place for college students who are moving in to their first apartment, not for someone who was intending on living here for quite some time. We moved in on 4/7/12 and it has not been the ideal place. We are averaging 1 problem a month that requires maintence to come out and fix. I will say, they are usually pretty good about coming out when they say they will, but they do not seem like professionals; they basically but a band aid on the problem and say it's fixed. My biggest issue has been asking for a screen door. I explained that everyone else in our building has a screen door except us, and they still wanted to charge almost $200 to put on a screen door...$200!!!!! We wanted one because we could see daylight coming through the doorway, even when the door was closed, which was causing air from our AC to seep out. So what do they do?                       Horrible Everything

                      Avalon Place (previously Maple View) is all around horrible. This was my first apartment I had ever rented and I wish someone would have warned me or that I knew to read reviews. The staff the was GREAT and helpful no longer works for "Avalon" There is never the same people in the office two days in a row. Employees and managment companies are CONSTANTLY changing, it riduclous!! I have heard for the past 4 months "you're going to see changes around here, I assure you." Pardon my french, but --------. Absolutely nothing has changed and if anything it has only gotten worse. Maintenance was in my house for a solid 3 months either everyday or every other day for a "water leak" they never even made an attempt to fix it until it got so bad it was jacking up their costs and causing mold. They half---- anything they can when I first moved in they took a plunger to my tub drain 6 times before realizing it wasn't working!!!!!!                           This has got to be the worst apartments I've have ever lived in. Its infested with roaches, ceilings are cracking, no hot wate rand no parking. You don't have controll of your heat (which they never mention when you sign your lease). And when you call the office to make a request they are never there.

                            Avalon Place is just as bad.

                            I've written a review on here before. The new management has proven to be even worse than Mapleview, which is slightly surprising. They're untrustworthy, rude, condescending, and corrupt. I'll stay through my lease, but for anyone who's looking - you can find better apartments for the price. The only good thing about this place is that there's plenty of parking, which makes sense since no one wants to live here.

                              Hope. i will be extending my stay

                              Ever since the new management company has taken over maple view I now have hope . The office staff has been great to deal with. Shannon the new manager is very upbeat and personable I delt with her on a issue she got on it immediately and stayed in contact with me while it was getting taken care of. she was knowledgeable had the right answers and took me seriously. I will deal with her directly for now on. Thank you shannon Great communication. Overall my experience here at maple view has been great. reasonable rent. overall appearance is okay aswell. Maintenance staff could be better they kept the same one from the old management company. I have hope I will be extending my stay here.

                                showing potential

                                Recent management change to Avalon Place is showing hope. Staff is still 50-50, but seem to be getting it together. I took all of my problems listed below to the new property manager and She is doing a wonderful job. Below is my original review. But they seem to be turning things around. Make sure you get shown the apartment you move into. Their 'show apartments' are the only well maintained property. We were shown an apartment with a ceiling fan and a screen door, only upon move-in to find those removed. We have lived here almost a month and FINALLY, after numerous calls, got our fan re-installed and are still being told they are "looking" for a screen. The apartment we moved into had a "make-shift" wood counter top with a cutting board glued to it, an unsightly 3" gap above the dishwasher, outlets that don't work, make-shift shelves from previous tenants in closets that when removed left large holes in the walls, no window lock in our bathroom, a "glued-together" toilet paper holder, and a non working air conditioner.                                   Just don't do it.

                                  I lived here for a year, up until last month. My roommate and I were so happy to be done with the place! At first, we thought it seemed nice:it was pretty spacious since it was townhouse, and rent wasn't too outrageous. Then the problems started. Our shower in the upstairs bathroom didn't work. We could get hot water from all of the sinks, but not the shower. It took them two weeks to even respond to our requests for maintenance, and when they came, they literally just looked at the faucet, said it looked okay, and left. Finally, after we went and spoke to management (who are not friendly at all) they fixed it. Not even a month later, we came home to find our downstairs bathroom leaking large amounts of water from the cieling, and called the emergency maintenance line....four times over a period of two days, til they finally showed up. When they did, they took a panel out of the ceiling and fixed the pipes. They said they'd be back in 2 days to replace the cieling panel after it had time to dry out. That was in November.                                     Pam T. is not a good manager should plays favorites and has bad character abilities about who will live at these apartments. If you have problems with tenants forget it she won't help she just passes you on like your a number to her. As long as she is property manager over this place things will never get better.

                                        You get what you pay for

                                        I lived in mapleview suprisingly for 2 years. It was the perfect place while I was paying my way through college. I'll make it simple: Good: -extremely cheap -close to WSU -I had the one with the big kitchen with 1 bedroom, I Liked how big the kitchen was -Office was usually friendly and responded to things that needed attention, but I'm really low maitenance and I always pay bills on time Bad: -Terrible, terrible circulation in the apartment I was in. It was SO-HOT! I took showers without even touching the hot water. There are 2 windows and no screen on the door. I think since the kitchen is way in the back, when I cooked it just was unbearable. -Winters were costly. My electric bill was like $130 for a 1 bedroom and I was gone all day and worked 4 times a week. Plus, I kept it super low-I wore sweatpants and blankets to try to save money -The grounds were trashy-not necessarily managements fault, but the parking lots had pot holes, neighbors always threw glass everywhere, and trash was left around some places. -It's a party area, there were several cops every other night out and there were 2 fires within 3 months of… See More>

                                          Not too bad.

                                          I'm getting ready to move in there. And im actually really excited. the only thing is that it needs to be cleaned up a little. considering the people that lived there before. No matter where you go, or who lives around you, your going to have drug dealers and people that just dont care about your safety. its not their fault that people are like that. The appartments are big for how much the rent is, and I can have my puppy there. So im happy. There is also a pool and a work out station. so its okay with me.

                                            It is what you make of it!

                                            Mapleview is not that bad. I pay like $460 for a one bedroom and that is with water (which does not go up and down). I saw some reviews about trash on the property and you can really only control that to a point. It's hard for 3 or 4 office people and a few maintenance guys to keep track of every piece of trash on the lawn and still get to the broken stuff in the apartment Same Day without everyone bitching. I just renewed a lease here and the office girls are very nice. I wish they had more people, they always look so stressed out like they can't get everything done. When I pay my rent they sometimes do things where you can get your name in a drawing to win a rent credit if you pay early or even just on time! haha I believe the maintenance men are trying their best so for all the other reviews about them, give them a break! They have a huge complex of apartments! But i know you can't please everybody!

                                              Overpriced and Drafty

                                              I lived in Mapleview apartments for one year. They seem pretty okay to the first time renter, but after having lived there I now know what to look for. Ask to see the exact apartment that you would be living in. We were shown a model, which was about 1000 times nicer than the apartment we actually stayed in. Parking was awful, there's a lot of spaces, but its really inconvenient if you live in certain buildings and there are so many people that it gets tough to find a spot at all later at night. Most of the windows are okay, but the air conditioners are a huge problem. We had two and both were terrible. The master bedroom had an air conditioner under the window, there was a 2 inch gap between the actual unit and the edges of the hole in the wall. you could literally stick your entire hand outside through that hole.                                                 No Problem Here

                                                I have lived in Mapleview since December of 2008 and I have not really had any issues. The office staff is always incredibly friendly even when I bring my dog into the office. The maintenance staff has gotten much better over the last year and a half. Their current staff is wonderful. I had a water damage issue recently and maintenance was there that day to fix it and even fed my dog; they are a very friendly group. Also, as a college student, Mapleview is a very affordable alternative to living on campus. I just wish the washer and dryers were cheaper and that my neighbors did a better job cleaning up after their pets. All in all, I would definitely recommend Mapleview to anyone looking for a place to stay.

                                                  HELL ON EARTH!!!!!!

                                                  Lived here a year, would NEVER return. Seriously, I would rather be homeless or live in my parents basement. These apartments are filled with drug users, pedafiles, and MOLD. There is always glass, beer bottles, and cigs on the ground. Trashy people, crappy office staff. Took 4 months to get a problem fixed that supposedly was taken care of BEFORE moving in. Wanted to end my lease early and it would've costed about DOUBLE the amount to just stay. The fan is very classy, if you dont mind that huge cord that hangs from it on a chain and plugs into the wall. Carpets are nasty, and neighbors loud. You WILL hear EVERYTHING that goes on. Of course, you can always go to the pool in the summer, and will most likely see a few fights, even with the lifeguard. Parents don't keep an eye on their kids, cars will be parked for months on end.
