I have lived here for about 5 months as a new resident, and I have to say that I love it! I moved here in January and have been impressed with everything. My neighbors are friendly, everyone waives to each other, and are courteous. The floor plan has a nice layout where the bedrooms are on the opposite side of the unit from the living room and kitchen area. I enjoy having both a front and back door with my own patio area. The fixtures are new and the property is well-maintained. I am able to park right next to my home and even though spaces are not assigned, I have always been able to park in the same space. I've seen other posts where people complained about the utility bill. My unit was a bit drafty during the winter months, but that was easily remedied with a DIY weather proofing kit for like $10. I was able to put plastic over the windows in about an hour and saw a signficant drop in my utility bill the following month. The buildings are older and I didn't mind making that expenditure. My bill for my most recent month for water, electric, sewage, and trash service was only $85.00! The place overall is very quiet. From time to time, I hear my neighbors, but that is life in an apartment setting. The fact that the buildings are only 4 units instead of the typical 12 really helps though. The community is nice and I don't hear too much noise. I have seen no crime or suspicious behavior and as a father that was one of my primary concerns when moving here. The owners, the Kirkwoods, are very hands on from what I can tell. Many places use management companies to run their properties, but my interactions with Carol have been very positive. I had one maintenance issue (turned out to be a non-issue), but the staff came the same day I reported it and investigated. All in all, I am quite pleased with American Village. The price for a 2 bedroom unit with a washer/dryer connection is unbeatable in any market in the Greater Cincinnati region. Coupled with all the other positives that I mentioned, I am quite sure I will be calling this place home for quite a few years.
