Resident 2019 - 2022



The apartment complex has poor management. Mainly lazy. Packages are stolen very often. Snow is not ploughed fast enough. Unnecessary charges on lease. Parking is always full which makes no sense. Expensive apartment for sub-par quality.

    Maintenance dept is horrible. I am still waiting for service to be preform on my 2 Maintenance request. One was submitted on 7/17/21 and the 2nd was submitted on 7/19/21. This not the first time having problems with this maintenance staff especially the Male & Female staff.

      BED BUGS!!!!! I moved into 250 Chatham Way in July of 2018 and by November by apartment was infested by Bed Bugs. This is an issue that they have seen in other units throughout these buildings. STAY AWAY!!!

        At the Hamilton House Apartments (Mayfield Heights OH) you just have one cable provider. TWC/Spectrum, needless to say, they raise the price every month, they add things to your bill that you never used not purchased. you come home after a long day of work to the hassle of being on the phone with the cable company.

          Hamilton House is the safest residence in Mayfield Heights (as confirmed by local law enforcement), excellent staff, very well maintained, always clean common areas, immediate response to maintenance problems by the on-site friendly maintenance staff, and tenants who are mindful and respectful of each other. Yes, the rents are slightly above the other local properties. However, the cost reflects the property owners' and management's ongoing, unwavering policy to keep this residence as the BEST rental residence in Mayfield Heights. When I say best, I am including the items I listed in my first sentence. How qualified am I to say this? I have lived here over 10 years and the low turnover speaks for itself. Also, among other research you conduct, I encourage you to call the Mayfield Height police department and simply ask them to list the top three apartment residents and this will be first, or at least in the top three.             So, after living here for the past two months, I have to say this is, by far, one of the nicest apartment complexes in the Mayfield area. Apartment: The apartment we rented was a one-bedroom unit on the 2nd floor. It had new carpet, new appliances, and new linoleum tile in the kitchen. The bathroom felt updated as well and had a comfort height and full-size commode. The bedroom was adequate in size and there were plenty of closets throughout for plenty of storage for two people. The only real complaint I have is the lack of ceiling light or fan fixtures in the living room and in the bedroom (the bedroom does have a switched outlet for a lamp though). No ceiling fans was a bummer for us, but after two months, it wasn't near as big of a deal as I thought. Amenities: The exercise room is well-equipped for a basic workout, the billiards room is great with a couple of tables, and the community shopping carts make loading and unlocking your car easy.                 I have had the sincere pleasure of calling the Hamilton House my home on two separate occasions, with my most recent stay encompassing the past seven years. With 20 years professional experience in a similar environment (hospitality / hotels), I may be able to offer a slightly more analytical critique than the average tenant. The following details my thoughts and insights. ------------------------------------------------------------------------------------ Parking With the convenience of multiple entrances (four) to the main building, parking is not an issue. The parking lots and sidewalks are well maintained during the winter months, with plenty of ice melt used to ensure safety. I did not take advantage of the parking garage, so I cannot comment on that aspect. I can say that they did complete an entire renovation of the parking garage within the past two years. ------------------------------------------------------------------------------------ Maintenance In nine total years (two stints) at Hamilton House, I have had to call Engineering on three occasions: Heat (fixed same day), refrigerator (replaced same day) and to have my carpet cleaned (provided free once per year).                   nice place to live (if 65 )

                  I lived at here for about 4 months and it was one of the most well maintained apts I've ever lived in. Very safe, very clean. They clean the hallway carpets regularly in winter....unheard of. Very quiet. One bedroom had A TON of space for one person. Heated garage a major plus in winter, although staff does a decent job of salting/clearing parking lot. downside: Laundry room very outdated. Smallest washers I've ever seen, and 50/50 chance they actually work. Elevator was frequently broken, and for a complex with 8 floors, that is unacceptable. Perhaps if they updated it more often, the wouldn't have had to order a custom that took 3 wks to install. Also would have liked to know that the complex is basically a rest home. While very safe and quiet, don't expect to meet friendly neighbors (who actually remember who you are) or make any noise after 10pm. Ever.

                    I felt very safe at Hamilton House. It was VERY quiet in my hallway. My apartment had a pretty nice kitchen with newer appliances and I enjoyed that. I agree that in the winter the parking lot was a mess. They attempt to take care of it, but after everyone has left for work. I slipped and hit my head one morning getting into my car because it was a sheet of ice. Other than that, it was ok! If you are a young person you might feel like you are living in a retirement home, but at least you will feel safe. I would recommend, especially since there are some sketchy places in Mayfield Heights.

                      CLEVELAND SUCKS (but this apartment is nice)

                      I can't believe that only 29% of raters recommend this apartment! I've lived at Hamilton House for the last 5 years while attending graduate school and I thought it was great. I think that many people simply have unrealistic expectations regarding what a good apartment in Cleveland is like. Most places you'll see here were built in the 1940's and are plagued by asbestos and insect problems. Yes, I know that HH was built in the 1970's, but that's essentially NEW for an apartment in Cleveland. The area is nice, safe, and quiet, the rooms are excellent (where else can you find a bedroom where the entire wall is a window?), the staff is very friendly, and maintenance calls are answered and dealt with in HOURS, even on holidays! The only complaints I have are the price (it's been going up, and they don't pay for gas anymore) and the AC, which is sometimes inadequate enough to keep the apartment cool in the dog days of summer.                         Live somewhere else

                        Look somewhere else to live. This place is not horrible, but it's not great either. This summer they had some huge oil rigger taking up all this space in the area and making ridiculous noise day and NIGHT! They continued to work in the night, causing foul smells and noise. There was no apology or compensation, just a thank you for "doing your part in the oil problem our country is facing", right! The owner of the building made a profit, not one that was even worth all of the trouble. The 2 bedrooms here suck! One bedroom gets all the hear and a.c., while the other one gets nothing! It is set up this way in all of the 2 bedrooms and was a ridiculous plan. Also, if you don't like smoking, look somewhere else, you can't even have any privacy or fresh air with out all of the smokers smoking on their balcony's. Some of them will even come out at night and have a smoke on their cell phone. The people that live here are rude. They have also gotten lazy and cheap about plowing the snow!

                          Not a big fan...

                          I agree with the person who said to rent somewhere else. The pros to living at Hamilton House is their location is in a very safe neighborhood and that it's close(very convenient)to many popular stores such as Target, Bed Bath & Beyond, CVS, Marcs and Heinens along with many others. The main lobby and hallways were always well-kept, the landscaping in the spring, summer and fall always looked superb and overall appearance from the outside was very pleasant. I also had a nice size kitchen (with lots of space) which most apartments don't have alot of. I also enjoyed the social gatherings they had from time to time. From Bingo night to ice-cream socials, those were a blast! The cons to living at Hamilton House is the noise level! I could hear everything from the people who lived above and below me (loud tvs for the most part) to what was going on outside. Mayfield Middle School is right next door and every morning when the weather was nice, you could hear the kids all day long during football practice, the cheerleaders, etc and after awhile the noise became bothersome.                             Maintenance - NO HEAT

                            I have been trying to get my heat fixed for more than 3 weeks. The manintenance men came once and the temperature went up to 72 for about 24 hours, then back to 64 degrees. It is now 3 days to Christmas and my 11 year old daughter has missed two weeks of school due to sickness and still the heat is broken. Lousy maintenance is all I can say.

                                Best in Mayfield Heights - Lived there for 4 years

                                The reason the rent is high is probably due to inflation, location, and upkeep (which are all excellent). I am not aware of any new lease that requires 1500 to break. In fact, I am aware, unless it has changed, that they have a clause to break the lease if you buy a home. Other benefits - heated pool, heated garage, clean, and balanced age group of residents (i.e. not all young kids playing loud music). Yes, some older residents play their T.V. loud but that is part of apartment living and it is nothing overly annoying and I have lived in 3 different units. The gas charge is a sore spot for many residents, including myself, and I have complained about it. Although the gas charge is not much residents are effectively paying for gas charges for common areas. However, go look around Mayfield Heights and I bet you will not find a cleaner, more well-run place. You get what you pay for. If you want to live at the Marsol or Gates Mills Towers, fine, but you will have more headaches and problems to deal with.

                                  nice appt but beware of $1500 fee

                                  This is a nice place to live for sure. However, they are changing their lease to hold people in a bad way : you have to pay $1500 to break lease for no matter what reason!! Plus the rent is sky high now, $800 for a two bed and $40 for the garage, and you need to pay half of the gas bill too! Avoid this ...

                                    Going Down Hill...

                                    I've lived here for 3 years and the property is not as nice as it used to be. Parking is horrible, and the snow is not properly removed in the winter, the parking lot is very icy. Some of the older residents keep their TVs too loud, and are not that nice. The generic Cable system does not have much sports programming.

                                      Wonderful place to live

                                      I had the pleasure of living here for 2.5 years and it was WONDERFUL. This was my first apartment, and I enjoyed everything about it. It was quiet, offered all the right amenities, and was run by truly polite staff. For instance, I was extremely tight on funds one month due to a job transfer -- they allowed me to pay my rent several weeks late with no penalty. I would really recommend this building to anyone looking for a comfortable, quiet, and clean place to call home.

                                        I live here- Excellent place to live

                                        My fiancee and I recently moved to Mayfield Heights and have lived at Hamilton House for almost two months. I am impressed so far. The buildings are clean, there is no noise, the grounds are beautiful, and all of my neighbors are friendly. <br> Residents seem to know one another, and have a strong sense of community. The party room is utilized as a gathering place for fellow residents. This past weekend, there was a potluck in the party room. There are also bingo gatherings, and other activities.<br> I do not work for Hamilton House. I am a resident of Hamilton House. I am not getting paid for this endorsement. If you are skeptical, please take the time to talk to some of the residents of Hamilton House, ask how they feel about the community.                                           Great Place to Live !

                                          This apartment is a dream. We looked at several apartments in this area and there was no doubt where we (my girlfriend and I) wanted to move. We decided if we couldn't get into Hamilton, then we were'nt going ot move. We've been here for four months and it is great. The people here really are nice, it is very affordable, it's close to many stores, banks, and restaurants. This place is great and very safe. ( The only negative is the people in this city drive like jerks. )

                                            Clean, safe and excellent staff! I miss it!!

                                            I lived here for over 2 and a half years and I wish there was a complex like this where I live now! When I first arrived, I noticed the foyer (it was gorgeous! Almost looked like a hotel!) that I thought I wouldn't be able to afford the place. To my surprise, it cost the same as the place I was staying at before (Coppertree - NOT so nice!) The floorplans are spacious with two 12" patio doors in the 1-bedroom leading out to a HUGE balcony. One in the bedroom, one in the living room. The cement walls meant I rarely heard my neighbours. The area was also very safe and quiet, since it's off the main street. The office staff was extremely nice! They were very flexible with me, since I had a unique situation, and were always friendly and cheerful. Any maintenance issues were resolved within a day (they actually apologized once because it took a day and a half to get to something!) Overall: This place has the best of everything - location, apartments, staff (neighbours were friendly too!)

                                              Clean, Quiet, Safe

                                              I agree with the two other reviews on this board. Hamilton House is far superior to the other apartments in the area. Tucked at the very end of a quiet street off the main thoroughfare of S.O.M. Center Road, it's within walking distance of several banks, Target, a couple of grocery stores and a movie theater. Great location. <br> <br>Most residents are elderly and have lived there a long time, making the apartment complex a nice, quiet place to live. There's often a waiting list. (You're basically waiting for one of the current residents to move into a nursing home.) <br> <br>The building is extremely well-maintained. Maintenance requests are responded to quickly and the floors of the little closets for the trash chutes are the cleanest I have ever seen. <br> <br>The only drawback is that their standards for cleanliness are so high, that no matter how clean you may think you left your apartment when you move out, fees will be deducted from your deposit if they find that you missed a spot on the stove or bathtub or didn't wash your windows adequately.

                                                absolutely fantastic

                                                When I first walked into my apartment, <br>I fell in love with it. Sunshine filled the living room through the enormous 3-paned sliding door. Being on the ground floor, <br>I faced pine trees, tall trees, and pretty <br>landscaping. It was like being in a home. <br>The residents are generally elderly, and <br>everyone is quiet and polite and friendly. <br>Everywhere is clean...the halls, the spacious <br>laundry room (with change dispenser: ) and <br>especially the office. The apts. in the back <br>overlook the pool and the chagrin valley <br>reservation! Parking is a snap and garages <br>are available. It´s completely safe. They <br>also accept cats, which is so nice. If it´s in your price range, I wouldn´t hesitate to come live here.
