We have been living at the Flats for two years now. Overall we are very satisfied with the apartment and community. The staff is extremely friendly but at times appear bothered by residents stopping in (usually close to open or closing time). The office closes at 6:00pm on the weekdays, but occasionally will close 15-20 minutes early without notice making it very inconvenient to pick up any packages after work. We have been very satisfied with the upkeep of the community and response from the maintenance team. Although they no longer have 24x7 hotline for emergencies, the team has made themselves available after hours and on weekends. The only complaint we have which ties into noise, is there are times when it snows, they will snow blow the courtyards at the worst times. They will snow blow at 5:00am whether it be a weekday or weekend and most recently at 10:00pm on a Sunday evening. The noise from the courtyards in the only negative when it comes to noise. If any dog barks, it gets other dogs barking and noise quickly builds. You can hear people talking into the evening especially when there is nice weather and people are using the firepit. Noise travels easily within the courtyards. Internal noise is fairly contained between apartments with the exception of the hallway. You can hear people walking (sometimes running) by through your front door. The complex has valet trash service 5 days per week where they will pick up your trash outside your front door after 8:00pm. There are trash chutes on each floor for resident use but seem to be broken 50% of the time. People will leave bags and bags outside of the chute making it stink and very displeasing to the eye. The staff threatens to fine people that leave their trash by the chute, but do not follow through. The complex also does not have a dumpster for resident use and tells residents to "make your own arrangements" to get rid of large items. We have spent a few hundred dollars because of this taking items to the dump and using a trash removal service. Also because of this policy, people have left tables, mattresses, and other large items by the trash chute and get away with it because the staff does not do anything about it. The BIGGEST complaint we have is parking. Each unit is provided one parking pass for the attached garage with the option of purchasing additional for $100 per month which is very steep. Come to find out, when you want to purchase one (in the winter), there is a wait list. There are SEVERAL cars that park in the garage that do not have a pass making it very difficult to find a spot for those that do, sometimes having to park on a level where your unit is not located or not finding one at all. Again, the staff threatens to tow violators but do not follow through making it easy for people to park multiple cars inside. Other than the garage, the apartment complex is allotted two rows of parking right outside, maybe about 60 cars. The second two rows and surrounding lots are for nearby businesses. We are allowed to park in the parking structure down and across the street by the movie theater but can only leave a car for 24 hours or else it will be towed. As mentioned initially, overall we are very pleased with our home and community, but wanted to throw the downsides out there.
