I lived at the Flats for one year and just moved out. I will not repeat what's already been described in the other negative real reviews: stinky hallways, dirty carpets, thin walls, shaky floors, dirty pool, overflowing garbage chutes, litter everywhere throughout the premises, filthy grills, crappy appliances, small apartment size, not enough hot water for two showers, drafty windows, etc. This building was previously run by a clearly inept management, Buckingham,a then taken over by The Connor Group. The new management promised millions of dollars of improvements to the property. They clearly plan on getting that money out of the residents' pockets. In fact, rents went up, in some cases well over 10 percent, which is ludicrous considering the state of things in the building and the widespread frustration of the residents; in fact, they should have tried to retain residents by DECREASING rents. A series of new fees were added (including a pretty much mandatory 75 dollar garage fee for one spot). During the 2-3 months of their management while I was there, their so-called improvements consisted in unnecessary and distasteful paint jobs to some common areas, minor additions to the dog park, etc. What did NOT improve were the hallways, still stinky and in a state of disarray, the odor in the hallways and garbage rooms, overflowing garbage chutes, dirt and rubbish scattered all over the premises. In fact, all these issues actually worsened compared to when the previous management was in place. The Connor management either posts or solicits fake reviews: this can be easily verified by looking up Google reviews on their different properties in the Miamisburg area, some of which are written by their very same employees. So it is likely this place will reach 5-star status in no time: to those fake review writers, please think of the next time you yourself need to read reviews about a product or service you want to purchase! Their sales tactics are shady and extremely aggressive. The only pros about this place are location, with quick access to 75 and 675, and vicinity to Kroger. If you're into cheap, mall chain restaurants and bars, then that too is a pro. In summary, there is no luxury at the Flats, not even close. They're just cheaply built, extremely over-priced apartments.
