They will all work together to conspire against you to run you out of there if they do not want you to be part of thier community! I was there! I sat watched and experienced how 1 Tennant was robbed of her right to quiet peaceful enjoyment of her home! And you all refused to do something about it cause you were the culprits! I am witness to the horrifc ways of humanity!!     Where do I begin? I so enjoyed sharing my apartment with bugs and giant spiders. I also loved hearing my neighbors TV and music! Oh I really was happy to wake up at 2am cause my upstairs neighbor decided to try on his concrete flip flops. In the winter, it is the best when you walk outside and fall on ice. No matter what age, I really like the sharp throbbing pain from falling on icy sidewalks. And I must not forget getting my car stuck on a snowy hill because maintenance guys are not up and out yet to plow. I did truly like management. They were never rude to me and maintenance guys are like 3. Gross Builders needs to get their ---- together.

      Oh Pine Forest. The only good part is North Royalton which is a safe suburb of Cleveland which I have lived in for 20 years. Pine Forest is a literal dump. I cannot wait for them to plow this down and turn it into a shopping center or something. Smell of smoke, loud neighbors, rude management, no hot water. I have seen homes in Africa that look more appealing to live in. Water has a taste of sulfur, trash is overflowing because it does not come often enough (which would be everyday) and neighbors are rude and never once said hi. Would give them negative 5 stars if I could.

        The office manager, Donna, is absolutely horrible. She alone is reason enough not to live here. She has blatantly lied to me on multiple occasions- anything to get you out of her office faster. Overall the rent is cheap, it has a pool, the maintenance guys are all really nice. I guess just hope you never need anything from the office if you move here. I'd just stay away if I were you. Also, it doesn't matter where you live in this property, you WILL be able to hear the football games since it is right next to the North Royalton HS stadium.

          I am laughing at some of the reviews. And, I am happy to see Donna's name mentioned because I couldn't agree more with what the reviewer said. She is unpleasant, and you always feel rushed when you speak with her. She acts like it's a burden to be the property manager. She doesn't deliver messages to her staff about issues such as fixing some of the problems in the apartment. One problem still remains open, and I am hesitant to put my foot down, AGAIN with her, because I feel it's unnecessary. Keep up on your staff and be kind to those who pay your PAYCHECK. I thought about putting my rent in escrow so things will get done or they won't get my rent check, it's that bad. Overall, I Love the location and my place is roomy. I grew-up in a large house and I do not feel crammed here (unlike other apartments I've lived in). I wish that the management would change, it needs an attitude adjustment.             Office personnel are courteous and knowledgable of their duties. I had a minor maintenance issue (Heating) and before I hung the phone up, maintenance was knocking on my door. All in all employees do a great job. Grounds are spotless.. Apartments are older but well maintained. Everything works. It is definitely worth the price.

              I've lived here for almost 3 years in building 21 and things were great. However, the last 6 months or so have seen a significant downfall in the screening of tenants. They let anyone move in here now. It clearly states in the lease MAXIMUM OCCUPANCY PER UNIT IS 2 PEOPLE PER BEDROOM (that means 2 people for a 1 bedroom and 4 for a 2 bedroom). They let transient non-citizen workers stay here (there were 6 non-English speaking men staying in a 2 bedroom unit until December 2015). Now we have a couple on the third floor move in with 2 kids in a 1 bedroom. The noise is ridiculous as the parents allow the kids to scream and slam doors. Moving is not an option due to budgetary constraints (besides - why should I move - they are the ones violating the lease!). Management needs to step up an police their tenants better. Does no one ever visit these buildings to see just WTF is going on? Over all it is a decent place for what you pay but it won't be if they keep letting people take advantage of the cheap rent.

                Where do I start, apartments are old, you will hear your neighbors conversations and smell everything they eat. Bathrooms and kitchens are extremely outdated. I mean everything needs replacing. Water is either too hot or too cold and ac is ancient. Rent is cheap but its not worth it. I wish I didn't sign the lease. And now the worst part: management! If you have any issues you have to call them and kiss --- because they hate complaints. Whenever I call I can hear Donna signing on the other line, the tone of her voice changes and she makes me feel like I am bothering her. Well too bad. That is her job and I pay my rent and those are my rights. Once a housekeeper called me and left me a voicemail regarding an issue, very unprofessional.

                  As a family we have lived here for six years. We love it here. The location is perfect and the price cannot be beat. It is affordable and well maintained. It is an older complex so dont expect tons of amenties. It is safe and he management and maintenance are always on top of things. The only reason we are moving is to buy a house.

                    Overall, there are pros and cons to living here. The price is great, parking is pretty good, and Management is very nice and are pretty prompt and care about fixing problems. However, I feel like I am always calling them to complain about something. Our first problem was a neighbor downstairs that we could hear screaming at someone over the phone as if he were in our own apartment. We can also hear everything outside our door (which is paper thin like the bedroom doors), the upstairs floor creaking and cabinets being shut, we can hear our neighbors having sex (eeewww), and school events on the field behind us. We had to call our councilman to complain about the speaker volume at the stadium on several occasions and it is still too loud. It's hard if you have a baby and need to sleep. There are also lots of spiders and house centipedes that I had to have the exterminator come and spray for and even after that I have found several more spiders.                       Shame on you Pine forest

                      This place has a few of positives but alot of negatives too.Let's start with the positives..the price is unbeatable for the location and the size is decent. We rent a 2 bd and the living area is pretty big w/balcony. The location is great, there's a park located directly behind the apartments and the north royalton library, Giant eagle is right across the street, and it's right next door to royalton high school.In the summer the pool is an added bonus and never too crowded(except of course the wkends). And last but not least for postives, the parking is great! there's always spots available (we have 2 cars). Now for the negatives...alot of things are old, broken and need replaced...such as our refrigerator, it freezes my veggies and the freezers defrosts my food its like its all backwards. the dishwasher is dated and leaves nasty dried food on my dishes (some of which I now threw out) and yes I rinse all my dishes before hand.                         I have lived at Pine Forest a little over a year. The office staff is always pleasant. The grounds are maintained. Maintenance has been there that day or the next day to fix any problems. I love the wooded areas.

                          Good for the Price

                          I lived in a one bedroom apartment at Pine Forest for a year and found it to be pretty reasonable for the price. ($469.00, which included gas, water and trash removal) I was on the second floor and had a balcony facing a wooded area. It was pretty quiet and private. There is a park close by, and deer walk through the yard quite often. The kitchen and bathroom were average size for an apartment, but the living room and bedroom were both bigger than other apartments I've stayed in. I also had my own dining area. I never had a problem finding parking, even in the winter when certain parking spots are blocked off for snow plowing. On the down side, the apartments are definitely older. The hallways are pretty dark and kind of dingy feeling. The kitchen cabinets are old and dark. Paint was chipping off of the bathroom cabinets.                             Ok for a budget apartment

                            I have lived in quite a few cheap-o apartments in my day, and I think this might be the best one. Now don't get me wrong - it has its problems. Maybe too many problems for some people. But if you aren't expecting the "luxury apartments" other places claim to be, then this might be ok for you. The good things: The property manager (who also handles all the maintenance requests) is pretty nice and seems to know what she's doing. The maintenance people seem to respond promptly and everything they have fixed in my apartment has been fixed the right way. The apartments all have DISHWASHERS!! They also have balconies except for on the ground floor, and ceiling fans in the dining area. Cats are allowed with a deposit. Overall it seems safe and there aren't strange people hanging around like there were in other apartment complexes in which I have lived -- I think this is because the buildings don't really have a lobby, so to speak, in which people can just sit around all day.
