My experience living at the Ave has been great so far. I have been living in the Ave since my second freshman semester. I love how quickly the maintenance team tries to fix any problems that I might be experiencing in my apartment when you submit a maintenance request. I love how friendly the Ave front desk team is. Every time I had a question and went to ask for help, either in person or by phone, they have always been there to solve any problems you are unsure of.

    Be prepared to live in filth! Do NOT live here!!! ROACHES!!!

    LISTEN TO THE BAD REVIEWS!!! FILLED WITH ROACHES!!!! FILLED WITH CRICKETS!!!!! I am so happy my roommates and I only signed a 6 month lease to live here. When we first moved into the apartment it was dirty. There were dead crickets littered everywhere. They repainted the walls inside the apartment and there is paint all over the furniture (we'll probably get charged for that at move out). The appliances at this apartment have had more issues than we every imagined. It seems every 3-4 weeks an appliance has broken/had issues. We never had issues like this at our old place (which we now regret not staying at). The new maintenance team is fast and helpful when it came to appliance issues. Definitely faster than my old complex. The most notable issue my roommates & I have experienced is the ROACH INFESTATION we have had in our apartment. We noticed the first roach on our kitchen counter about two months ago & knew from there we were screwed. After consulting current & previous residents they encountered the same issues with roaches.       Awesome!

      It has truly felt like home! The office staff has always been so nice, and the amenities never failed me. I never had a problem with maintenance either! If you are looking for a place to live The Ave is where it's at!

        Read this before U move in, you haven’t dealt with the move out process

        I saw these kind of reviews before I moved in and I didn’t listen. I told myself I’d take photos of absolutely everything so they couldn’t charge me what everyone is talking about in these reviews. here I am 3 months after I move out with nearly $1,000 in “damage charges” that im disputing and still fighting. Let’s get into the move out process actually. They’ll charge you hundreds and hundreds, if not thousands of dollars in “damage” fees. “Splitting” the costs between my 2 roommates like we’re supposed to be doing, they’re charging me alone over $100 to clean a HALF bathroom, $200 to fix the front door where a previous dog scratched the paint to hell that they never fixed for our move in. (And I took pics of it our first day for their *required* move in inspection!! they suddenly don’t have that on my record anymore. shocker right ?) $400 charged to ME in paint, when we only lived there for 6 months and didn’t even have a single picture or tv hung up on the walls in the apartment.           It's great until you move out.....

          Going back to August 2019 when my daughter moved into the apartment (#212), all was well until it would rain. Every time there was a downpour, there was water dripping directly from her ceiling AC vent and mold would form on the ceiling. The office/maintenance people were told about it multiple times and the answer was always to come in and PAINT OVER the mold. I had some reservations about this but let it go. This went on for TWO YEARS - every time there was a bad storm - until finally when all three roommates were out of town for a long break, they came back to an apartment that was infested with black mold. There was mold on the ceilings and the walls in all three rooms and the main room as well - it was everywhere. They immediately told the community manager, and when the staff came to look at it, they freaked out and said the girls could not stay there and to find another place to stay immediately due to the dangerous mold problem.             An Okay Place to Live, But Beware of Cockroaches

            My three roommates and I had an okay experience living at The Ave. Our apartment was infested with cockroaches when we first moved in. We requested for maintenance to spray periodically, and they did, but it did not help. It wasn't until after months of this that they finally hired someone to come fog our apartment. This helped a ton, but I wish they would have fogged before we moved in. My roommates and I planned to renew our leases at The Ave in May because we only have one year of college left and did not want to move. Our requests to renew were quickly rejected because they had already sold our unit. We were blindsided because the staff made very little effort to contact us about renewing our leases, so we thought there was no rush. We did not receive any phone calls or emails and were not notified when they sold our unit. The only solution they offered was to move us to separate units because there were no 4-bedrooms left.               Good Morning! I am sorry about your experience at the Ave. We understand how your situation can be frustrating. We did send renewal offers in early October as well as called every resident to see if they were interested in renewing. We know October is early, but we did guarantee that "renew and stay in your same spot" until December 30th, which was advertised all across the property through social media, banners in the lobby, signs throughout the lobby, and stickers on packages. We would have loved to renew you in the same spot when we were able to, but due to the timing of the renewal request, spots were already leased by incoming residents. We are truly so sorry for the inconvenience in having to move.               Being paired by co-residents who are insensitive and throw parties every other day. Lots of noise in the apartment and many people despite the lease agreement clearly stating that only authorized people have access to the apartments. Really quite unfortunate

                Office staff are rude and not knowledgeable. Maintenance will refuse to come to your apartment. Terrible bug problems: ants, scorpions, and maggots. No one picks up dog poop. Anyone can come into the complex, and people often throw large pool parties and let anyone in. Parties all the time. Trash around the complex all the time.

                  I had a good experience living there! I like how the apartments look like beach houses. The staff is nice and helpful when you visit the office. move in day was kind of hectic but after that it was pretty smooth sailing.

                    They make you pay for your roommates messes, you're responsible for the others rooms even if you don't know them, obviously you don't have access to other rooms but you're still responsible. Also if you complain they don't let you change apartments.

                      Hi there, I would love to be able to assist you with the items above. I can address broadly a couple of items that you brought up. Upon move-out, we complete an inspection of all vacant bedrooms and common areas. We document these inspections with photos the condition of the respective areas. We do not bill residents for other individual's bedrooms. This is based off the bed space that is assigned to you in the portal, and then matched with the bedroom assignments which is located in the door hinge of each bedroom. If any of the vacant bedrooms have been used, we do reserve the right to billback the expenses incurred to make that room ready for a new move-in back to the original occupants. If you are not getting along with a roommate(s), a transfer to a different apartment is always an option. To complete this, a request must be made through our office, a transfer fee of $300 must be paid, and paperwork would need to be completed. In Student Living, we do individual leasing which means 1 person is assigned to each bedspace. Our office team is happy to assist with any questions regarding lease terms. If we had been notified of this unauthorized occupant, we could take action to remedy, but keep in mind that there is a guest policy written into the lease that does allow for residents to allow overnight guest within their private bedspace for a certain percentage of time throughout the lease term.                       I have been at the Ave for over two years now and have really enjoyed it. Last year, it took quite a bit of time for maintenance to be taken care of, but I've really seen a difference since this summer.                         I moved to the Avenue at Norman in 2017 and recently moved out this past weekend (July of 2020). As a more "long term" resident, I have been here longer than any of the managers being that management seems to change every few months. For a college apartment, The Ave met all of my basic needs. It had a computer room, study rooms, and even a shuttle that went to the Lloyd Noble bus stop. It was also very close to campus and the half bathrooms in the units were really great additions. It honestly was nothing special or spectacular overall. Every time I had a major issue, on site management was little to no help. The Greystar corporate team in Dallas has been more of a help to me than the staff 600 ft. from my apartment. To keep up with a trendy vibe, The Ave usually hires college students who are unprofessional and clueless at times which has caused issues.                           Absolute worst apartment complex. I regret living here more than anything! I was charged way more than what was agreed upon my lease, charged an insane amount after moving out, which I tried contacting the office as well as the receivables department so many times without ever hearing back except for a phone call on new years eve at 8pm- super inappropriate! I sent countless emails, left so many voicemails, and was told to wait for them to collect "total and final balances" after confronting about mistakes on the charges, and was then informed after waiting 2 months to hear anything, I had been sent to a collection agency to pay my balance. Even during the time they said to hold on, I was still emailing and calling to get any kind of information back. The management never has it together, one thing is promised without being confirmed or written down so when it comes down to it, whatever was promised is not going to happen.                             If you dont want to pay thousand dollars for move-out, dont go! My former apartment didnt have any move-out charge, but the avenue at Norman has, and the amount of charge is huge. Almost unaffordable. The management system is worst I've ever seen.

                              Our experience at The Ave in Norman has been awful. We were thankful they allowed our family to move in because there are five of us in a four bedroom apartment. We didn't realize we were only allowed one person per room so when we showed up with our uhaul to sign the lease they just told us to keep it hush hush because if corporate found out the manager Dannye Marbury would get in trouble. It appears that Dannye is all about breaking rules. First, pit bulls are a restricted breed, but they look the other way so people (including the patrol officer) bring in pitbulls all the time. I told the officer to leash his dog which fell on deaf ears. I told the management and that too fell on deaf ears. And then one day the officers dog attacked my 11 year old son. The office refuses to let us out of our lease. My son is terrified to leave the apartment alone and we fear for him. The people across from us have pit bulls they don't leash.                                 My daughter lived here this past year. The apartment was ok - nothing special. The big disappointment was being charged unwarranted "move out" fees at the end of her lease of approximately $600 - this despite a move out inspection by The Ave at Norman/Greystar representative Collin Bourland who inspected her room and reported to me that her room was all good - no issues with any cleaning, repairs, etc with the exception of a bent slat in one of the blinds (but that "don't worry- The Ave at Norman only charge about $15-20 for this"). Then my daughter received a "move out" bill which included a list of multiple vague charges for "cleaning," "carpet,""trash," "paint," "interior repairs," "other," etc. Her apartment,including the common areas, was left in as good, if not better, condition than when she moved in. One of her roommates was even so meticulous in cleaning the apt that the roommate even purchased brand new burner drip pans for the stove!                                   Toured the Ave among many other apartments near OU to see where I would be staying for grad school. I liked the overall impression from the moment I walked in the door until I signed my lease. The staff was inviting, the property itself was in great condition, and everyone has been helpful along the way, especially with me being out of state.                                     The rooms are big which I quite enjoy. Every room has its own bathroom and then we have a spare for our guest. I love our giant kitchen and huge island we have in the middle of it. We have lots of cabinets and storage space in the kitchen.

                                      The Avenue is hands down the best apartment complex in Norman, OK. The living area is huge, the bedrooms are big, the closets are good size, and the appliances are modern and up to date. They also have the best clubhouse around, with tons to do. I'm a fitness nut, and one of the best parts about the Ave is the gym. It will save you a couple hundred bucks on a gym membership alone. I highly recommend living here.

                                        I recently moved out and received a final bill by certified letter. It was from their management company for $516,! I paid $100 extra a month for a short term lease for 1 semester which is 5 months. When I moved out I asked twice for someone to do a walkout with me. I immaculately cleaned and wanted to make sure there would be no charges. I was told no need both times and that I was "good". Turns out that when they inspected my room the inspected the wrong room not mine. They are charging me for broken blinds and carpet replacement. I called and sent pictures I took before signing out. They know it was the wrong room but stated they could not help me and I had to take it yo with Greystar. Called Greystar over 20 times and can't get anyone on the line also sent emails to them. I think that this is The Ave mistake and they should not farm me out this way. Totally disappointed to end my OU experience this way.

                                            The rooms and floor plan is all incredibly spacious. Any time I've had a problem a maintenance person has responded quickly. There are always people walking their dogs and the community atmosphere is wonderful. Truly love living here.

                                                I would not recommend living at the Ave at ALL! Upon move-in, I waited 4 hours before I could get my keys because there was 1 manager working and he was not at the front desk. Once he finally came to give me my key, I walked up to my room to find that my room wasn't properly cleared (dirty bathroom and furniture all hidden in the bathroom). My 3 other roommates and I went without A/C for the first three month of the spring/summer of move-in. We had a furnished apartment which means a TV would be placed in the common area upon move-in, along with the other furnishings. We did not receive our TV until 5 MONTHS after move-in! This was completely unprofessional and we did not get any reward for waiting so long. Again that's no TV or A/C for the first 3 months! This put a very bad impression on me and my roommates. Once those issues were finally resolved (which takes a very long time because they have 1 maintenance man), I started to enjoy the Ave's other amenities such as they gym and pool.                                                   3 our of 5 treadmills in the gym were broken at the same time for a few months. The staff makes me feel like a burden every time I call or walk in to ask them something. The walls are pretty thin so it’s not always fun when someone throws a party.

                                                    A: Nope have to sign an entire lease for 6no or longer. Trust me it ain't worth it the management is shotty at best. Best to look else where for the time frame you need. The Ave doesn't work with you.
