Worst management I have ever experienced. We are respectful tenants that pay our rent on time every month. Each month they give us a late fee and we would have to argue it every time! They gave me an eviction letter my last month here claiming we didn't pay rent again. They have made our credit bad over something that has never happened. They are just looking for ways to screw you over and take your money. We pay $40 a month for wifi that literally doesn't work and they will not do anything about it. DO NOT LIVE HERE!!!

Do not live here. Since the management recently changed, it has gotten a lot worse. We were told if we moved out early that they would credit us back the rent, however after not hearing from them for a month after they agreed to do so, they said now they will not pay it back and someone else would have had to have moved in for them to do so. Multiple people told us that we would be credited back the rent. Before we moved out, they were going to try and charge us to paint the entire apartment. We had literally done nothing to make them do that. We had a date for a set walk through, but they changed it and have us less than 24 hours notice so neither my roommate or myself could be there. I had to sit down in the office and ask for them to come back through and explain the unnecessary charges. After the leasing manager was done acting incredibly annoyed and stopped saying the maintenance guys were busy, he finally called one to come walk through. The entire time, the property manager… See More>

I'm so glad to leave. The apartments are very over priced. They just raised it so its like 1,100 for two people. The maintenance is very good and quick. The landlord is reasonable. HOWEVER my main issue it that the people at the help desk will give you false information about important things like deposits. They have caused me a lot of stress multiple times. So double check what they say if its really important to you. Oh they get super warm during the summer so if you leave your window open, all the people with expensive cars will speed by in their cars in the middle of the night and wake you up. If you have an expensive car, they don't have surveillance cameras so if anyone damages your car you won't know who. Also your living room with be directly above someones bedroom if you are in a double. So don't plan on having people over late. Laundry is a 1.50 per machine and they are small. The policy is no pets, but I see a few people walking their dogs and I've heard of them approving some animals. Overall I would say if money doesn't matter to… See More>

I have lived in both the 1 and 2 bedrooms

I loved living at Parkwest. It was a quick 5-10 min walk to most classes. I never had a hard time finding parking spot (even on game days). When my roommate could no longer afford a two bedroom with me the management agreed to charge us NO early move out fines if one of us moved into a one bedroom, which worked perfectly for me. They made the switch over super easy and was very sympathetic to our situation. Whenever I needed something fixed it was done within 24 hrs or sooner. Parkwest is more expensive than some other places in Corvallis, but it is well maintained and close to campus which is why so many people flock there (at least half of my friends has lived there at one point or another). Since so many college students live there, it can get noisy on the usual party nights, but once your in your unit its well muffled. I doubt you could find an apartment near campus that isn't a little loud on those nights, if you are really concerned study at ValLib after 8 or 9 on Thur-Sat.

              Too loud to tolerate!

I really do like my one bedroom apartment at Park West, and would probably be staying if not for the noise. There is no problem with the neighbors on either side, but there seems to be no insulation in the ceiling. I can hear almost every word the three college boys living above me say, every noise their TV and videogames make. I'm sure that it would not be as bad with other neighbors, but these people jump down the last few risers of their stairs every time the come down, make racecar noises at each other, and have very late night parties. The other morning I was studying at home when I heard a trickling noise.... it went on for a little bit, and then there was a flush..... Yes, I can hear my upstairs neighbors urinate. Other than the noise - the apartment is pretty, the appliances work well, the maintenance staff is quick and efficient (and a bit racist, some of their comments about other renters' race were quite shocking), the office staff is usually friendly. Mold will grow on windowsills and in the bathroom, but no more than is normal for Oregon. The location is GREAT,… See More>

                Great management, but...

To start, I have paid my rent on time every month I have been here, always kept in contact with the management about repairs and the park in general, and take immaculate care of my apartment. The reason I find myself compelled to say the above is because your experience will differ completely on how you deal with your tenancy. I have friends who absolutely hate the management and facilities, but those are also the ones who pay late, are load, and do not take care of their apartment. I encourage you to read these reviews with caution. Now, to the bulk of the review. First off, let me say that the apartments are made better by the management team and the repair guys. Diane and Christine, the managers, are extremely nice and outgoing people and it is not a rare occasion I find myself talking to them just to talk. They both knew myself and my fianc by name within a month of living here, and seem to genuinely care about our stay. As for the maintenance people, they are very friendly and competent. Honestly I think sometimes they stop by just to say hello, so that should queue… See More>

                  Great place!

We had to move out of our other apartment in March, and luckily Park West had a 1 bedroom available to us at just the right time, with the length of lease we wanted. It's true that in 1 bedrooms, you can hear people walk, or in our case people sing loudly off-key, in the apartment above you, but that's part of apartment life. On the other hand, the walls between apartments seemed thick; we could never hear our next-door neighbors. The office staff is very friendly and helpful. They opened the pool a little earlier in the season while we were there, so that was nice. The parking lot is huge, with lots of spaces. We could never hear any partiers or other irritating people, but that was our luck. It gets pretty hot inside during the summer, but that can't really be helped. We thought the rent was very reasonable, and it was nice that it included sewer, garbage, and basic cable (we were able to upgrade our cable and get HD for only $11 a month because of this! Do it!). We also got our full deposit back, which was great. I definitely recommend this apartment! We… See More>

It's been a while, but I hated it there!

I lived in this apartment from September 2002-March 2003. I had spent the whole day looking for apartments in Corvallis and basically settled on this one to get the process over with. I was a new renter and this was my first apartment. For the price at the time I could have stayed at a bigger/nicer place. Management at that time was pretty rude- even before I signed the paperwork. The set-up of this complex is a one bedroom on the ground floor with a two bedroom town house on top of it. I was in the one bedroom. The insulation of this complex is the worse I have ever experienced. I have lived in two out of state complexes and two others in Oregon. The worst part was the town house above me had their living room above my bedroom. I could hear their TV word for word every single day. I had to sleep in my living room with my oven and bathroom fans on just to drown some of the noise. No apartment is perfect and there will be noise. It will especially be bad if you come from a… See More>

I lived here for 2 years and I have had no complaints. First off, I lived in a 2 bedroom unit and when we moved in everything was great. Whenever we had maintenance problems they would come within a couple days to fix things. The management is very nice. They were always so helpful to my roomate and I, especially when we were deciding on which apt to choose to live in. The grounds are very nice and well kept. There is a pool, but it was closed a lot. But when it is open, it is great. Parking is great as well. I never had to find parking elsewhere. Even on football gamedays I could always find parking. The appliances in the unit were alright. They were old, but worked perfectly fine. They replace appliances as needed. The space is amazing! For a 2 bedroom apt, we had a ton of space! Rent was a little high. Our first year it was 805/mo our second year it went up to 830/mo. that included water/garbage/cable tv. Overall, you can definitely find cheaper places in corvallis, but this is a great place to live if you are an OSU student that wants… See More>

                        Look anywhere but here first

The staff is very friendly before you sign the lease. They sweet talk you and tell you about all of the great things that they have to offer. After you commit, they are the suckest people to work with. If you ever have problems after office hours (which they are never there anyway even during hours), you either need to figure it out yourself or wait. They say that there is a night manager but there is none. You also pay extra for the pool thats open 3 months of the year and of those 3 months its closed for 2. The place is way too expensive and you can for sure find a better place for cheaper. If you still decide to move in expect to get riped off when you move out. They charged me for things like 2 hours extra for cleaning, light bulbs that worked and were still there, and a drip pan (WTF). I would not recommend this place to anyone. A lot of great parties though, so dont expect to get much sleep.

                          The management are Liars

The Apartment was Moldy and had termites. My apartment was exterminated which left my clothes smelling. The management was rude and they lied, because when I left they said it took 3 extra hours to clean my apartment, which I had vacumned and had left pretty clean. They said it took them 3 hours to clean my fridge and oven. (I had only used my oven twice since I lived there). They also charged me for electricity before I moved in for fans they used when my apartment had been flooded, then totally denied knowing about it. It's very difficult to get good housing management, but these are the worst I have ever had the misfortune to encounter. They prey on students and really shouldn't be allowed to be a valid service.

The apartments are very dirty and moldy. The management is nice to you before you sign the lease but once you moved in they are unresponsive to your complaints and are totally rude! You can hear everything your neighbor is doing! The walls are thin, DO NOT MOVE HERE! You can do soooo much better than these crappy overpriced apartments!

                              a little spendy but nice

The place is great, some maintenance issues but they are taken care of. Some of the staff can be rude, but just be nice to them from the get-go. The price is a little spendy but you get what you pay for. We just had new decks put in and the insulated windows and doors work well in the winter.

                                Singles rooms okay, doubles great

I lived in PW last year in a single, and the experience was decent. I have just moved into a double, and it is a much better deal. Location is great as a student at OSU, and most of the renters are students as well. Parties happen and it can be somewhat louder at times, but usually not a problem. They are usually on the weekends or Thursday nights so it's understandable as a student. I have no gripes with the management. Laundry place is fairly good, pool is nice (when it's not closed), but it seems like a decent amount of people who don't live in PW go there, which can be a good or bad thing. Parking lots are good, and are fairly well lit. Have not had or seen a break in to a vehicle, but someone did try and steal my bike last year from one of the racks. Rent is somewhat expensive but you do get water/garbage/cable, so you just need to pay power and internet, and it is only a few blocks from the south-east corner of campus, so it is expected. The single: Decent sized, no problems with the apartment over the year of… See More>

Parkwest has new management this year. Depending on what wing of the buildings you live on, will depend how much noise you'll have to deal will tell you where its quiet, where its not, and for what's not a big stress factor. It's a toss up with the rent costs...if you want to live within walking or biking distance to campus you're going to have to pay more...its inevitable. The apartment location is conveinent.

                                    Not bad

These are overall very good apartments. The management is not so good, but its livable. I dont really experience very many problems with people being loud, its a college town, what do you expect? Rent is a little high, but it also comes with things included like cable, water, and waste.

Its a decent place but not worth the money

My 1 bedroom cost 550 per month around Spring of 2005 and the prices may have gone up since then. The Two bedrooms were expensive at around 750. My roommate left for the army and the management did not let me out of the lease for our two bedroom until I was nearly bankrupt and my father called. The good sides are that the location is near the college campus and there is a swimming pool with a meat market type environment (which could very well be a downside) and the facilities are maintained well. The downsides are that there may be noisy neighbors and parties, which could happen anywhere in the town, and the high rent.
