This is all verifiable FACT. - Umbrella Properties is the posted owner of this apartment, Oak Meadows on Oak Patch Road off of 11th street. - They post a low rent, but add on fees for everything from a cheap washer and dryer, having small pets, PER PET, and charge a deposit on top of RENT FOR THE PET. Don't deny it, managers, you did it. They have a sign outside that always says "move in special." Another sign afterwards should say "once moved in, not special." - Although they could probably retain renters if they didn't keep raising rent and fees, they cry about rising costs instead of lowering their pockets. Maybe skip a vacation or not buy your fifth car, owners, instead of suddenly charging us almost $100/month more in fees for trash and water service along with raising rent... no, I don't know if the owners spend a lot on vacations or cars, but I'd say they certainly don't seem to be cutting costs any other way except RAISING RENT AND FEES. - The staff here likes to smoke in and near your apartment while they work, forcing you to breathe that smoke and pick up THEIR ashes off the carpet that they then demand you pay for due to burn holes. The staff simply shouldn't be allowed to smoke ANYWHERE on the property. They can smoke off-property on their own time, not even in the parking lot. Problem solved. I guess that would mean the owners and management would have to give a hoot, which they openly said they don't... maybe it's because the managers are nicotine hounds as well. We have pictures, don't deny it. - Good god, the vents for the laundry are right near the windows, as others said, so if the outside noise or door slams don't keep you awake, the gut-wrenching inability to breathe normally due to dryer lint and chemicals will provide a nice cozy lullaby. - The staff enter apartments with limply-asserted notices and leave doors hanging open, and they generally show up when they're good and ready, not when they agree to do so. They showed up days before repair agreements, but not to be helpful, but, as the maintenance person said, "because it was on his list and he was here anyway, who cares if I enter today or in two days-- this way it's done earlier, right?" WRONG. I don't want people entering my apartment any old time, and it's illegal. - When people slam their doors constantly, and they will (most have no clue nor consideration), get ready for a filling-rattler every time any one of your neighbors (three doors near yours, with kids etc) comes and goes. The doors are poorly hanged, loud as hell when closed or slammed, and our deadbolt locks like the lid from the Ark of the Covenant. I gave up asking them to fix the lock so it works properly, and just decided to move based on many reasons such as this, but the INCREASED FEES AND RENT were the big reason. - GET EVERYTHING IN WRITING, even the most trivial thing, including opt-out for neighbor behaviors, since the management won't even make a phone call on your behalf. They want you to sign complaints and open yourself up to reprisal. I'm already moved and already glad. I imagine many more will follow suit due to the increased fees and rent... then, watch Umbrella whine about occupancy instead of lowering rent, offering stable rent for good tenants, and improving staff behavior. The only good thing I can say is that, just before I moved, they added a light to the basketball/tennis/teenager hangout court. I'd like to say that is a good thing, but it's probably part of the reason they raised rent and fees... sorry to sound like a broken record, but posting a rent that is $200 or so below actual after fees and under three years of occupancy is pretty ridiculous.
