Resident 2017 - 2018

2/28/2018

We have lived at Amberglen West for a year and will not be renewing our lease with them this spring. Since when I am looking for apartments I read reviews and find them helpful, here are some of the reasons we will not be renewing and some reasons we enjoyed our time here. Things we liked: - The closet finishings, storage, and kitchen. Also ample space in unit. - The hiking trails nearby & location. - The gym is small, but free. Things we did not like: - The hidden pricing. The rent rate you are pitched is about 30% under what you actually end up paying after trash, water, parking, and heat are factored in. We pay $1750 in "base rent" and it ends up being around $2100 a month total, and that is before cable and anything else extra like a parking garage. I think they should internalize trash costs (45$) and water since other apartments in the area do. - Pet poop, everywhere. We pick up after our dog and so do a lot of people, but a large percentage don't. They do provide bags to use, so I don't quite understand why this is a problem here. - Street parking for guests is limited and sparse. - The insulation and heating bill. It is terribly cold in the winter and the heaters are beyond inefficient. Our pantry items become frozen at certain points and once I could feel cold wind coming in through our electrical outlet. Yikes. Our bill in winter is usually 200+ depending on how cold it is and we try to be conservative about use. - Disappointed in Holland acquisition. Halfway through our time here Holland acquired our building. When we were moving all we wanted was to NOT live in a Holland building based on research into their practices. We were very disappointed that this happened and we were given no option to terminate. - No air conditioning, you can buy a unit (which we did) but it is very expensive to operate. - Lost mail, and ruined packages. Since the hallways are indoors and locked, you have to go pick up your packages from the leasing office during office operating hours. As somebody that receives at least 2 packages a week, this was regularly inconvenient and bothered me. If you are ordering a meal kit service, your food could go bad because they email you late and you can't pick it up till the next day. The closet is also very disorganized and I have had two packages go missing. - Smoking. This was a neighbor issue but we had someone next to us smoking 6+ times a day on their porch and it would blow into our house often. The office had a hard time cracking down on this. - If you take their deals and promotions (3 weeks free, low deposit, etc..) be aware that if you want to break your lease early you have to pay ALL of that back in addition to your termination costs. We looked into breaking our lease after three months and found out it was going to be $6000 since we took advantage of some of their promotions. In conclusion this isn't the worst place I have lived, but overall we find the whole experience very "smoke & mirrors" and I'm sure the rent will keep going up despite low capacity. Currently there are 6 empty units in our building that we have kept an eye on, none have gone down in cost despite being on the market for 6+ months.
