mail is often stolen

Mail is often stolen, and we are told they can't tell us anything about follow up investigations due to privacy issues regarding the people that have stolen our mail within our building. So as far as we know, they don't actually review footage, or find out who steals our packages, and just leave us stuck

    Elm Row is a dangerous place for us to live. Last Friday, at 11:30 pm, three scruffy-looking men were doing drugs in the lobby of Elm Row when my wife came from work. It happens every day from the early morning until late at night. We feel threatened and unsafe. The lobby space often smelled of urine and other unpleasant odor. The promise to install a lock on the entrance from outside has never materialized.

      South Park Square is where I call home for the past several years. I like the place, but can surely think of lots to improve. The residents constantly brake the rules clearly statee on their contract stating that the building is a non nonsmoking environment. For more times than I can count I've smelled cigarettes and wed that is brought to my very apartment through ventilation. The management does not seem to reinforce the contract with anything but warning notes regardless of how many times we complain. The swimming pool is another dilemma. While leasing office and marketing team still advertise the pool deck, we, the residents, have no access to the swimming pool (which is allegedly under reform) for almost a year-- no discount on the montly lease was discussed or granted to any of us residents at the time of this review. The neighborhood has gotten louder and has much more visible homelessness but I guess that has nothing to do with the building but rather the neighborhood in general.         All those beautiful pool pictures on the website? Forget about them. The pool is now rarely open, due to deferred maintenance. The gas grills are essentially rotten through. And don't bother reporting broken appliances or fixtures - they'll just be replaced by garage sale salvage. Better to fix it yourself. On the plus side, you can skip your gym membership because the elevators break constantly, which means you get to walk up the stairs to your unit!

          Heard pipes running every time neighbors used the toilet, I could also hear the neighbors on the other side of me every time they watched t.v. Homeless would congregate directly downstairs in the park blocks and I was harassed several times leaving my apartment even leading to me calling the police several times because of it. I had my lock break, pipes burst in my bathroom causing flooding. The emergency line to fix maintenance issues took 8 hours to come fix the leak. They took the vast majority of my deposit for cleaning even though I vacuumed and cleaned before I left. I would not recommend this apartment to anyone, for the prices they are charging you are better off else where.

            Beware of these guys and their practices. I recently had a bad experience with my rental application process. I went to their office and found an apartment unit 805 available for $1329/month. I filled out the rental application form using the computer at their office. After I completed my application process and paid the $45 application fees, I did not hear back from the office for over a week. After checking with them, the manager called me to say that they had an error in the system and the rent is $1650. To say the least, they even did a hard check on my credit. If their online system cannot be trusted, then I am not sure why go through the hassle, or maybe the reasons for sudden change of rent is something else. Either way, be very cautious when dealing with these low ballers and their sleazy practices.

                The review dated 5/9/14 is interesting from several perspectives. I'm not sure if it was written by a management shill or not. First, I will be the first to say that Southpark is much improved in several respects under the new manager Danya. Without elaborating, conditions at SPS have gone from what some have described as a living hell under the previous manager to tolerable/acceptable with reservations. Danya's desire to turn SPS around are hampered by the fact that the building is owned by a large unknowing/uncaring out of state investment firm and is corporately managed by a firm equally clueless and uncaring. In short, Danya is a good on-site manager, BUT, He can only do what he can do. The rest of the SPS staff get mixed reviews, especially the assistant manager. Jessica is diligent and a plus overall. As far as the student complaints go. The issues are almost exclusively with a certain foreign segment of the PSU population. The most recent review of Cyan mentions this as well.                   I moved into Southpark Square a few months ago and it's been great so far. It's an apartment complex, so occasionally you hear your fellow man, but this building structure makes it so you don't have to too often. Hallway noise seeps under your front door as people walk by, but again, just a bi-product of living next to people. Nothing too concerning. Over all the building has a lot going for it, with a few minor needed adjustments: My apartment is updated nicely with modern things like granite and stainless appliances, but there are places I can see that it's an older building like the painted wood in the closet circa 1990 and the popcorn ceiling. The water, has a funky taste--kind of like my grandmas house did before she replaced her pipes--and it doesn't always come out the temperature you want right away. It doesn't come out brown and it does eventually get to a temperature you'll deem adequate (okay so maybe this is a major needed adjustment, but certainly still a first-world problem).                     This was once a nice place to live, but the current management has spoiled it. They don't communicate at all, have stopped providing some community services and generally treat the residents very poorly. Even when there are safety issues with people stuck in the elevators, they don't explsin what they plan to do to fix it. There is insufficient night security too. Many problems not addressed.

                      Would live here again!! Amazing staff who work hard and any issues I have or any time there is a small issue, it is fixed right away. Fairly priced for where it is located. New countertops and appliances. Friendly neighbors. All around awesome. Has a pool and grills on the rooftop. Easy laundry.

                          I just moved to Southpark Square for the second time, I left during the last go of construction. I'm so happy to be back. This part of town is amazing. I love being right on the park blocks and it has everything you need in walking distance. The staff is very helpful and professional. If you want to live downtown this place is great.

                            Southpark Square is one of the best locations in town, close to everything you will need, such as the park, grocery stores, waterfront, Saturday and farmers market, restaurants, bars, and even PSU. There is a beautiful rooftop pool, with a large deck, chairs, barbeques, and plenty of space for multiple groups of people. Having a pool in downtown Portland will really change your summer experience :-) The new management and staff is awesome. Very friendly and professional. I would highly recommend checking this place out.

                                First, there was a year long construction project that made living at Southpark unbearable due to the day long noise. Now, the elevators are undergoing renovation leaving one elevator for two hundred apartments for months on end. Recently, on several occasions, residents have become trapped in the one working elevator requiring rescue by the fire department. Yes, no kidding, very elderly residents, many in poor health, were left stranded awaiting rescue. The management company, Pinnacle Management, rents to anyone including large numbers of unruly "students." To add insult to injury, Pinnacle now rents apartments on a nightly basis to whomever has the cash. Perhaps that is why there are hookers visiting on the weekends. If hookers aren't your cup of tea, you can always visit one of the student run Hookah lounges in the building. If you don't know where the lounges are, just follow the hordes of noisy male students from the middle east roaming the area. SPS is a poorly managed zoo. Actually, it's not managed at all. A few inmates run the asylum.

                                  The latest review was obviously posted by management. Do not be fooled. While SouthParkSquare is perfectly located for downtown Portland living and should have a long waiting list of prospective tenants, the reality is that long time residents are leaving in large numbers for the following reasons: 1. Year long construction project now largely over, but it was just the start of what will be the needed renovation of this well located but aging building. Tenants are going to pay huge rents for noise and dust for the next few years. 2. SouthParksquare has become a haven for foreign students. There would be nothing wrong with that if large numbers of them didn't run through the building all night, live several to an apartment in violation of lease terms, monopolize the pool and spa ,smoking, drinking from glass containers, and being extremely obnoxious in general. On July 4th, there were so many "students" behaving badly that it was impossible for other long suffering residents to watch the fireworks or enjoy waht they pay so much in rent for 3.                                     Despite all the recent upheavals with upgrading the building, the location and layout of the apartments, views and balcony space make this a good downtown location. The onsite office makes it possible to receive parcels and schedule maintenance. Recently the management has made great efforts to help the residents during the elevator upgrade. Worthwhile checking out generous room sizes and a lovely pool.

                                      O.K. Here is the scoop on SouthPark: 1. Great location 2. Nosebleed rents 3. Ongoing construction noise from a water "remediation project. The management company lied about the scope and length of the project up until recently. One must leave their apartment M-F due to the noise. 4. Hot water problems 5. Inept surly staff 6. Nightlong noise from courtyard that is treated as a public square. Street people and drunks from McMennamin's. No security. 7. Cig. smoke from McMennamin's drifts into the apartments. 8. Unusable amenities. 9. Some units have hardwood floors so it sounds like you are living beneath a bowling ally. 10. Anyone can walk into the "secure" building and believe me they do. 11. Computers etc. in the business office don't work most of the time. The homepage is from the former management company. That's how on top of it the current management company is.                                         I've been here 3 years and am leaving as soon as my lease is up. Yes, it's got a great location. And yes, the courtyard and waterfall and South Park Blocks are lovely - but the 3rd management team has been lax on communication regarding fixing our water problem. We've been waiting since at the very least, Dec, to get warm water without having to run and waste the water for several minutes. The shower would sometimes shift from scalding hot to cold - we were told to run the bath water the same time as the sink to speed up the wait. And apparently were expected to do this for months on end. They finally installed a new faucet fixture in the shower, but it didn't take care of the problem and we were told to wait and see if it improved, but it didn't. This was last week. Now, they've done this for all the other apts on the 1st & 2nd floors and they told us to see how it is now over the weekend.                                           First of all, I'd give 5 starts however as I haven't lived in any other apartments in Portland, I don't have the experience to compare - that's why I'm giving 4 stars. And, it's a very positive review and I'm definitely not fake! I think accusing the positive reviews to be fake is so childish. Each person (depending on their age, gender, lifestyle, living standards, family size, etc.) has different expectations - some of us expect a lot (and they have this right because this is not a cheap apartment!) and some of us get realistic and be OK with it. So yes, my review is SUBJECTIVE and I'll do my best to put it forward from my own point of view. CONS 1) The ongoing construction. They start at 9 and stop at 4. Every time I'm in the office talking to people who barely pretend to care about problems they don't really care at all about fixing, it turns my stomach to either see a gullible couple signing papers, or the person at the front desk yapping away about how great the place is, tricking new unsuspecting victims into this slum. I won't wast a lot of time on the "what's wrongs" you can read them in all the other reviews. The good reviews, as said before, are mostly probably fake. I remember them being posted - all during the short time that the previous management was in place. The previous management was horrible, but I'd take them back in a heart beat if it meant being rid of the current crew.                                               Southpark Square is an apartment building charging premium rents for ongoing construction noise, 24 hour noise from street crazies and drinks from McMennimen's in the courtyard, and an unsecure entry system that allows anyone entry to the building by merely following another tenant through the door. The hot water is as erratic as the management. Walk a block in any direction and pay less for more.

                                                My wife and I have been disappointed since moving into this apartment. The current management, Pinnacle, leaves a lot to be desired. We get the feeling that the current management's previous experience was with low income housing, and that's the way they are managing this facility. Our annual outlay for rent and utilities is over $30,000! We have experienced the following problems during the past several months: (1) Only one of two elevators working for several weeks, (2) fitness center equipment out of order for weeks at a time, (3) intranet communication and package notification system down for days at a time, (4) access to balconies restricted for weeks at a time because of masonry work, (5) masonry repair noise, dust and debris for several months, (6) views impaired by ropes, cables and scaffolding for weeks at a time, and (7) slow responses to repair requests with second requests often needed. In addition to all of this, the current management switched billing companies for water and sewer charges and our bill increased 43% with no changes on our part.

                                                  I have lived at South Park Square more than five years and plan to stay indefinitely as long as the rent stays within my ability to pay. It's a good building but an older one (1989). This is both good (it's well built and I seldom hear any noise from other apartments) and occasionally annoying as contractors work on maintenance issues such as the current water-proofing renewal. It's got a nice mix of residents including PSU students who only need to cross the street to be on campus, young careerists, middle-agers and the elderly (of which I am one) and is pet friendly. This makes for an active diversity that's invigorating for those of us accustomed to urban living. The location couldn't be better. It's an easy walk to anywhere from the southern reaches of PSU to the river, or even to the Pearl.
