SatisFacts, a sister company to ApartmentRatings, offers surveys that measure renters satisfaction at key points throughout the renter lifecycle: Touring, Move-In, Maintenance, and Lease Renewal. The questions from each survey type that are based on a 1-5 point scale are then added into the calculation of the community's epIQ Grade.

Thank you for taking the time to share your rating and kind words for our team at Rolling Hills. Providing great service for our residents is very important to us and we are happy to see high marks in this aspect. We regret that difficulty with parking has you considering leaving our community. We know that parking guest and secondary vehicles can be tight, and our office staff has picked up their efforts in tagging stationary vehicles and ensuring visitors are only staying for 24 hours in one space to help aid in parking concerns. We wish that we had the ability to add additional guest parking spaces, but the reality is that we are limited by the boundaries of our community. We are always on the lookout for opportunities to increase guest parking without sacrificing assigned parking spaces for our residents and we'll be sure to continue our regular evaluations of this matter. If there are any specific ideas or feedback you wish to share, we welcome you as always to contact our property manager in the Leasing Office. We hope that our great service, value and amenities will convince you to stay with us here at Rolling Hills and that we will remain the best choice for your home.

Thank you for sharing a well-rounded review on your experiences at Rolling Hills. We're happy to see that we're leaning on the more positive side in your rating, and that our responsive management team, convenient location and onsite laundry facilities have added enjoyment to your tenancy. We understand the challenges that visitor parking can present, with one assigned parking space provided and additional vehicles utilizing guest spaces. Our management team completes monthly audits of our parking lot to ensure cars are changing spaces frequently. If there are any in your area that are of particular concern we would love to have your report them to us for follow up. We regret that we have been unable to reopen our amenities due to concerns with the spread of COVID-19. We look forward to the day when we can welcome our residents back into these areas, but only when it is safe to do so. We'd like to start this response by extending our warmest thanks for being a great part of Rolling Hills for the past year! Our residents happiness is very important to us and it's wonderful to read that so far things have been great. We would love to improve the bird waste situation for you and invite you to contact us in the Leasing Office to place a work order for this issue. Unfortunately, we have been trying to keep on top of cleanings, but as the birds are nesting they will continue to be problematic as we are not able to physically remove them. While we wish that your time with us had been off to a more positive start, we recognize an opportunity here to provide a better experience moving forward. Resident satisfaction and the upkeep of our common areas is important to us. Our team recently went through a large stairwell clean up but the birds in our area have not yet migrated and have continued to erase the progress we made in keeping our entries tidy. We would love to provide additional cleaning in your building's stairwell to ensure it's in the best condition possible. Our service records indicate that no recent work orders have been placed for stairwell cleaning, so if you could please contact us by phone, email or through the resident portal we'd be more than happy to focus our attention on your area. To start with the positive aspects, we are pleased to see high marks for your experience in all categories, and a perfect five-star rating for the service from our maintenance team. We understand your concerns regarding our limitations with parking; each of our homes receive one assigned parking spot, and secondary vehicles may utilize guest parking on a first come, first served basis. Our team actively monitors our parking to ensure that residents are in compliance with our policies, but should there be issues with violations in your area we would love to provide our assistance. Please reach out to us in the Leasing Office with details of any vehicles that are over our parking limit or not changing spaces frequently. While we regret that your experiences haven't been the best, we're pleased to see that there have been positive aspects to your tenancy at Rolling Hills. Our maintenance department is normally quick to provide friendly and thorough service, so it is surprising for us to see that you haven't had stellar experiences with your requests. Recently, we have temporarily changed our policies regarding entering homes for service requests, and will only be providing emergency or high priority repairs for everyone's safety. We apologize if the issues you are referring to occurred during our COVID-19 limitations and we look forward to providing you with improved service soon.
