If I hadn't gotten a divorce, I definitely would've renewed my lease. I once forgot to pay my rent (I was away on the first and it was around the holidays so my mind was in another place) and I received a notice in the mail that I had to pay the late fee. 10% is STANDARD! It's right there on your lease, so don't sign if you don't like it. Every other complex I've lived in has the same policy. You have up until the 5th to pay. If you don't pay, it's late. So pay your rent and take responsibility for yourself.
The lights in the parking lot were installed while I was living there and were great. They weren't too bright that the interrupted sleep, but they were bright enough for you to feel safe in parking lots.
The maintenance and office staff were great. Whenever I had a problem, it was always fixed in a timely manner. If it was an emergency, like the time the idiot upstairs shoved lettuce down his garbage disposal and caused my sink to back up, I called the office (after hours) and maintenance came right out to fix it.
The office staff was always very nice. The only person who was ever rude to me was the woman from the answering service that they use after hours.
And as far as white trash goes... you're going to get that with any apartment complex. Neighbors with kids are obviously going to be louder than those without. If you're in one of the 2 Bedroom buildings, you're going to be dealing with more kids.
I loved living at Caln East. It was close to everything! :)
