The apartments have a nice look. The property managers and staff are very friendly and helpful. Maintenance is usually taken care of quickly. There are quarterly events, which makes it easier to meet other people who live in the building. There are tables and two grills outside, with propane provided. It is also a very convenient location, where people can walk down state street to many restaurants and bars, as well as baseball and hockey games. The only downsides are the close proximity to the train tracks, and noise transfers between floors pretty easily.

    I love living at Lovell Place. So much so that even after I left Erie I started looking for a comparable apartment building, and I couldn't find any. I moved back to Erie and Lovell Place was my first choice. The building is pretty quiet, sometimes you'll hear neighbors, but that's apartment life. Nothing is ever too loud. The apartments are nice, very unique. Highly recommend!

      I have lived in Lovell for about two years now, and cannot say enough good things about it. I lived in a loft style two bedroom two bath, which was plenty of room for my girlfriend and myself as well as the occasional guest that stayed. Secure mail and package delivery system made getting packages not only safe but convenient as well. Remote buzz entry makes having guests over easier. Washers and dryers on premise makes doing laundry a breeze. Kind and courteous staff organize and set up monthly social hours to get out and meet other tenants. Community grills out back for 24/7 use to tenants. Conveniently located downtown within walking distance to many parks, bars, and bay front attractions. Okay now a couple downfalls would be thin ceilings/floors, I can hear my neighbors upstairs walk around at times. Only one tenant can have the remote buzz in feature on their cell phones at a time. A charter school is located in the lower level and makes it busier to exit and enter during school hours. Overall I have really enjoyed my time here at Lovell and would highly recommend it to friends and family.

        I've lived in Lovell for a little over a year and a half, I believe. As soon as I moved in I remember thinking I would live here as long as I lived in Erie, PA. My previous landlord and apartment were horrible and I dealt with issue upon issue. There aren't enough apartment buildings like Lovell here and there need to be. I love the ease of doing laundry and collecting mail, and the fact that we have parking around the building makes it so stress-free. Most other apartments in Erie do not have off-street parking. There have been little quirks (power outage, AC not working) but for me they have all been fixed in a quick and efficient way. I gave the noise rating a 4/5 because I live on the top floor and only ever deal with noise from my neighbor next to or below me. There is the train nearby and when it's pouring it can get quite audible, but honestly I got used to it after a month or so.           Best bang for your buck. Great price for the quality. Right in downtown, love being able to walk everywhere. You can certainly hear your neighbor above you, but that's in any multi-level. You have to remind maintenance about your requests sometimes.

            Absolutely love my apartment. I've been here for almost 3 years and don't plan on leaving. The staff here is extremely friendly and attentive when it comes to my needs! Shout out to Angela for being a great property manger!

              I have lived at Lovell Place for more than one year. I would like this review to be as objective as possible so you can make an informed decision about Lovell Place. It is neither luxury nor perfection as their website suggests. The new fitness center that recently opened is just two treadmills and one elliptical because the school that let the residents use the real fitness center decided not to continue that practice. You will hear all of your neighbors; people that live above you, below you, next to you, and people that run or walk through the hallway at whatever time suits them. If your neighbors are loud or enjoy activities late into the night, then you will have to put up with it. Early in the morning, or maybe late at night, I overheard the Erie Police make an arrest, which included a struggle, after one of the many loud arguments between one couple. When I requested legitimate maintenance issues be resolved I found I needed to call multiple times for a request to be opened.                 I spent 1 year at Lovell Place while working in the area. It is in a very convenient location in relation to the downtown area of Erie and the apartments are very nice.

                  I hat to say it but these guys act like you're a college kid. They are not used to working with Adults. I typically couldn't get in touch with the staff, If I left a message I didn't get a response (I had to call them back multiple times) was hung up on and was given a short answer - in the coldest day of winter my heat went out and the repair didn't arrive until 4:00 pm. There answer were rude, short and curt - and just long enough to get off the phone. The apartment is extremely noisy - because it's next to the railroad tracks and not well insulated between floors. The kids upstairs sound like they are having fun though jumping up and down. Oh and I can hear the baby when he wakes up for feeding. I've received multiple fliers from the apartment complex about noisy parties and leaving trash in the commonplaces. The Apartment is a nice old factory but the Apointments (kitchen, bathroom, carpet etc) are Circa 1950 and not very well maintained

                    After living here for almost 8 years, I am sad to leave. The management and staff were very corteous, inviting and available at all times. Lovell Place has great facilities to accomodate your living needs, whether it is their gym or 'party' rooms. This truly is one of the best places to live in downtown Erie.

                      I lived here for two and a half years while a student an adult student at Mercyhurst University and could not have been happier. The apartments are superbly maintained with newer appliances and plenty of space. I had a two bed/two bath loft apartment which I shared with a roommate and the living situation was ideal, especially after seeing what else was on offer at other places in Erie. As two twenty-somethings, the best part about Lovell Place was the access to State St. and downtown Erie, a block away. You're never short on locally owned dining choices like 1201 Kitchen, Plymouth Tavern, and U Pick 6 Taphouse or entertainment at the Erie Playhouse and live music at a variety of bars. During cold winters it can be too easy to just lock yourself inside for a few months but being so close to everything makes that less likely and ensures you don't get a bout of cabin fever.                         I lived in Lovell Place for two months, and I liked it. Itâ??s clean, convenient, and I loved the style of the building. The staff was there when I needed them, and was invisible when I didnâ??t. I had my privacy, and I felt secure. Parking lot was close, gym was clean, and laundry facilities were good. I had good neighbors, never had problems with them. The only bad thing was that the rail road is close, and you can hear the trains when they whistle. I recommend the place to everybody.

                          Lived here while on temporary assignment in Erie. Lovell place was convenient to my place of work and convenient to downtown and bayfront area activities. I found the rent + interior secured parking rate to be very competitive. Staff was courteous and helpful when I needed something. Maintenance was taken care of immediately. Safety was important to me. I always felt secure within the apartment complex area. Inside apartment area was quiet and I rarely heard neighbors. Alot of outside noise on the east side of the complex due to the neighboring bus transit hub and main railway which runs right past Lovell Place. Overall an excellent place to rent, especially for non residents of Erie such as myself who were there on a temporary assignment. I've recommended to others at my company and they have also rented at Lovell as a result.

                            I lived at Lovell and really thought it was a great apartment complex. The only reason I didn't renew my lease was because I had to relocate after getting a new job. Management was great to work with and was very accommodating. The rooms and building in general were very pleasant and clean. My neighbors were great and I didn't have to deal with any noise. I highly recommend Lovell!

                              I have lived at Lovell Place, Erie Pa for a year now. Management has been very nice, considerate, and always willing to work on any issue. Maintenance has been prompt, courteous, and always has cleaned up any mess. Living downtown can be a bit noisy at times (police and fire truck sirens, trains, road maintenance), but my neighbors are great and the building itself has been more then acceptable noise wise. The exercise room and storage areas were reciently added and with parking in the gated area all is great for me. Everything I need is either in the building (no cost ATM), or withing a block or two. Dominick's 24 hour dinner around the corner, Family Dollar, 24 hour Country Fair, all the clubs, dining, and Post Office and Train Station. Building is secure (requires a FoB to enter outside doors), elevators, phone boxes and entrance authorization for at least one entrance for each building wing will call your home phone or cell for you to authorize entrance for deliveries or visitors. Highly recomend!

                                much worse under new ownership

                                Lovell Place recently changed owners (prior owner went bankrupt) and they're raising rents and doing renovations that really inconvenience the tenants. Services are suffering too. You used to be able to get a maintenance request taken care of pretty quickly but now its much slower. Still noisy (thin walls and college-aged residents not a great combination).

                                  Lived on the 2nd floor for 2 years. Would highly recommend the building to anyone (great staff; maintenance on-site and fixed leaks, etc., in a very timely manner; large packages held in the front office that you could pick up during business hours; 3 sets of washers/dryers on every floor; high-vaulted ceilings; walking distance to downtown and the Amtrak station [a 5 minute walk, but some parts not well lit along 14th so could be uncomfortable for some]; elevator [handicap friendly and easy on moving day; gated lot was always shoveled best it could be) but the dealbreaker could be the poor insulation. You WILL hear your next door neighbors if they are noisy, and this is something that may not be worth the risk for some and something to seriously consider. I had a series of different next door neighbors the 2 years I lived at Lovell Place, so I'm aware of what the walls can keep in. If your neighbors are quiet, you will barely think twice that the walls are thin.                                     pros: I enjoyed my apartment layout, ease to access of downtown and parking is great IF you pay extra for it. cons: the walls are so thin and often i could even hear my neighbors just talking on their cellphones. i was blessed to have generally quiet neighbors though. The staff are also short and condescending. WORST of all Lovell tried to rip me off and is cheap. I lived in Lovell for 1 year (2009-2010) and i paid all rent on time and typically MONTHS in advance. when i left they gave my security deposit almost 45days after i moved out and only returned $200.00 to me. I ended up sueing Lovell for double my security deposit. They ended up paying up $1100.00 to me--just took almost 6 months. my advice....don't rent. They are already a bankrupt and will screw you over anyway they can. It was more of a hassle in the end than it was worth.

                                      Great place

                                      I lived at Lovell for 3 years (2005-2008). At times it could get loud, but you deal with it. I guess I had good neighbors. The management staff always helped me when I had an issue. I had problems with my AC/Heating unit and it was repaired the next day. The gated parking was $45 when I live there. I'm assuming that has increased, but worth it IMO.

                                        nice but noisy

                                        I would have been happy with my stay here except for the noise from the upstairs neighbors. Since the timbers in the ceilings are exposed, there's no insulation to absorb the noise. I heard phone conversations from upstairs like I was in the same room. Might have been tolerable but I had college kids who stayed up until 3 living above me. Noise from neighbors on same floor wasn't a problem. Didn't think my heat bills were that bad in the winter. Hallway carpets seemed a little overdue for a cleaning and stairwells were often dirty.

                                          Really Good!

                                          I disagree with the utilities comments, the appartments are great, right at downtown, probably a little noisy but you have everything handy. Staff is AWESOME! I lived there for 2 years and loved it! The "extra" money I was paying on rent I was saving it on utilities. Had two kinds of appartment the studio all electric (the most I paid for electricity bill were $60.00) and the two bedroom gas and electric (I paid like $40 for gas and $40 electricity) not bad at all.

                                            Well i've lived here for about a year and its a nice apartment but it is small. In a one bed room there are no doors from the living rool/ kitchen area to the bed room which leaves you with no privacy. I think it is a little over priced but it was ok.

                                              I liked it!

                                              I lived at Lovell Place for 3 years and moved to purchase a house. I liked it because the high ceilings and the open floor plans. The apartments always felt clean to me. The apartments aren't huge, but you do pay for the "upscale" feeling. I was a single female living on my own and always felt safe. While the walls are thin, it is apartment living and so it wasn't a surprise to me that you could hear your neighbors if they were being loud. Overall I would definitely live there again and would (and do) recommend it to people I know!

                                                Great downtown living

                                                The apartments here are the Chicago loft style design with high ceilings, exposed ductwork and large windows. Great for downtown living, close to everything. The staff is very friendly and helpful.

                                                  Wouldn't Live Anywhere Else!!

                                                  I have lived in Lovell Place since August 2006 and unfortunately I have to move because I found a job in DC. I wish I could take this apartment complex and its management staff with me! Let's start with the apartments. In Erie, modernity is hard to come by, but Lovell Place is truly modern living. The building was renovated and turned what used to be an old factory into wonderful apartments. The ceilings on the first floor are amazingly high and include track lighting. I love the wooden ceilings and the exposed HVAC. It's amounts to an apartment comparable to a flat in a major city. I live in Phase II, and when I first moved in everything was completely clean. I have never had a problem with any of the appliances in the kitchen, and maintenance problems are fixed promptly. The maintenance staff is absolutely wonderful and it will be worth your while getting to know them on a friendly basis. The management staff at this building is simply amazing.                                                     A: It's very easy! There's a parking lot next to the Wendy's across the street that has parking specifically labeled for visitors, or outside of business hours for the commercial properties in the building (like weekends) you can use those spots. Most of the "visitor" spots face the street and there is clear signage. There's also some on-street parking around the perimeter of the building.
