Do NOT rent from University Square. I rented from two other businesses before and never had to deal with such rude and sneaky people. I called about getting my security deposit back and they told me even before looking at my apartment that I will not get it back because they have to pay for all the apartments to get the carpets professionally cleaned. All the other places I stayed at during my time at IUP, i always received my full or partial deposit back. University Square decided BEFORE even checking my apartment that it's impossible to get my deposit back. I totally would understand if they checked it out and the carpets were stained, was not cleaned, and stuff was damaged, but that's not the case. I even have a carpet scrubber, but apparently that is not good enough. It is funny how they never mention this before signing the lease. I always made sure the places I stayed at were clean before moving out and understood why if lost some of my deposit for small damages.     I am writing this review at 1:00 in the morning because I am FED UP with the amount of noise here. I constantly hear people screaming in the courtyard and the people above me decided to vacuum at 1 am. If you are someone who is a light sleeper, you will NEVER get any sleep here. If you call the security, it will continue ringing and no one will pick up. The noise level here is HORRIBLE!!!! I've rented another year with them because of the convience of my classes location. However, I deeply regret this decision because my sleep schedule has gone down the drain!!! Packages are delivered to the office, anyone can take a package and it is not checked with the ladies. It's a dog friendly complex, which is great, however no one cleans up their dogs poop in the courtyard. It's disgusting. I am very relieved this is my last year here because I deeply regret renewing my lease with university square.

      Absolutely horrible. The only real feature these apartments is that they are close to campus. More than half of the apartments have out-of-date furniture, plumbing problems, old appliances, holes in the walls, etc.. You can hear your neighbors all the time and security just sits in the office and does nothing if you make a basically, good luck if you're trying to study for a final. I've spent more time at the library than I wanted to this past year when I would've preferred to actually study in my apt...What they also charge for these apartments are insane. There are much nicer places around IUP to live at that is WAY cheaper. You minus well live at Crimson Courts (minus well because if you can afford to pay $3500+ each semester for living bc it was more to live here) at least they have updated appliances, good secutiy, and just overall it's CHEAPER. Forget about getting your deposit back, too. Also, if you do make a complaint about plumbing issues, the men who are in charge to fix it are the rudest workers.         Do NOT live here. They make stuff up as they go along. The landlords constantly change their stories to benefit themselves. They act nice, but if they can get money out of you, they will. The price is also outrageous. The location is not bad, but it's really not worth it. Do not waste your time, I promise it's not worth it.

          DO NOT LIVE HERE. This past year living here has been AWFUL. The landlord, Debbie, is one of the most rude and disrespectful people I have ever encountered with. My roommate and I were told when signing the lease that they were very accommodating, compromising, etc. Quite the contrary. Rent wise- this place is OVER PRICED. The location is nice but definitely not worth it. With the money you spend here, you might as well live on campus or somewhere further away. The apartments aren't that bad themselves but having to deal with their totally unprofessional attitudes is enough to hate it all.

            Have entered my apartment 5 times within the past two weeks with absolutely no notice. Even once voiced that it was not a good time, because it wasn't, and the landlord pushed her way through the door and said "Its ok we will only be a minute" Isn't that sort of illegal as hell to give me absolutely no notice you're coming? Multiple times? Landlords are horrible. I hope they read this. You suck.

              This place is a ------- joke. The people act sweet but they don't care about you, they will take your money for shot that is completely out of your hands. For instance, I had to change the electricity bill to be in my name and I did, but it took the company quite a while because they needed a response on my credit from the credit bureau... these people are charging me 50 because I did not change the name... only I did and they just don't care. They even had the audacity to apologize to me for it not being fair. If you don't think it's fair than don't charge me the ------- money. The furniture is ---- The apartment is crap compared to houses and apartments of the same price in the area The plumbing sucks The neighbors are loud The location is perfect as it's right off campus but boy am I glad I signed a lease for next year with different people. Whats sad is when I signed up for this place the selling point was how nice the people running it seemed, it's a shame that it's just a facade

                Please read my honest and full review. Rent is $3,800 per person, per semester. Good location, right near campus. Staff seemed friendly enough. Security guard was rude. Has pool, but never swam in it. Okay place to live if you're rich, but costs A LOT. Everything runs off of electricity. I spent over $1000 total on electric bills, including winter and spring breaks, and every weekend away. My roommate and I didn't even keep the apartment at a comfortable temperature (we were still cold quite often). This was only for a 2 bedroom apartment. Also, you must pay $100 to get carpets professionally cleaned from their company, as they will take it out of your security deposit if you don't.

                  DO NOT rent from here. The women in the office are rude as can be and refer to you as "honey" or "sweetie" like they're trying to belittle you. They will do anything to scam you out of your money. They're plumbing sucks and the apartments have ancient furniture/door knobs that don't work, old ugly cabinets, cracked doors, etc. The maintenance guys are also rude to you if you encounter a problem. The washers and dryers are tiny AF and don't even wash or dry your clothes and of course they overcharge you for that too. Literally rent from anywhere else on campus and it will be better than this. They deserve to go out of business.

                    Don't choose to live here. The landlord is the most rude person I have ever encountered. Staff is just out for your money, not your well being. Smells from your neighbors apartment will come through your vent. Appliances, door knobs, and other things will break and need fixed. My dishwasher was junk and very loud. I had carpet in my kitchen, yes carpet. Maintenance is terrible and they take forever to come to your place and aren't skilled or nice when they do arrive. The security guy is never working or there when you need him and is also very rude. You will always hear the train because it is right behind the apartment and it will sound like it is coming through your wall at 3AM. When I moved out my apartment was cleaner than when I moved in and I still didn't get my security deposit. I am the cleanest person and I still didn't get my deposit back.                       Worst Place ever. The people in the office were so rude and are only nice to people who keep living with them, so you basically can never move out. My apartment was ---- when I moved in and I left the place in the best condition possible and they still didn't give me my security deposit back.Problems would always occur in my apartment and it would take maintenance days to come and fix things. If someone was having a party or even just listening to music you could hear it. The courtyard is so loud and people would always scream in it. Do not live there. They will take your money and run with it and you will never see it again.

                        Not notifying every tenant when they are showing the place. Not giving 24 hour notification either. Also when I was sleeping and they did show up and tried picking my bedroom door lock to "show it". Having an inspection date set for 8am and never showing. Going to ask where they are an saying they did it earlier. Meaning we were not home or aware they were in here.

                          This place is a scam. Parking is $200 per semester and you're not even close to the apartment complex. The security person is NEVER in the office and when you call it just rings and rings and goes to voicemail telling you to call the main phone (which they leave by 4pm and don't work weekends). I have had to call the police over noise because the security office never did anything. If your neighbor smokes anything it will filter into your room. It is overpriced. I paid $8200 for the year and $400 in parking. I graduated from Penn State and never paid that much for my parking for the WHOLE YEAR. The train runs right behind the building so it sounds like it's in your bedroom. I have already notified my family lawyer about what has been going on in the likelihood that they will try to charge me for "cleanup" at the end of the semester, which I have heard they charge everyone to clean the carpets and repaint the walls even when there is no evidence that anything happened to them.                             I was unfortunate enough to live with University Square for three years, foolishly signing the leases each year with the promise of a grandfathered lease and security deposit, and letting me keep my stuff in the apartment during the summers so I would not have to drag my items back and forth across the state. However, looking back on it, those two minor perks were ultimately not worth it in the end. Now that I am graduate living in a city (in a nicer apartment that costs much less, by the way) I realize many things such as, you are not supposed to hear your neighbors conversations word for word through the walls, maintenance cannot come in without your consent and you should not feel the cold, windy air of winter come through your closed and locked window at night. Being with University Square for three years also allowed me to see the despicable downfall of treatment by the landlords.                               It is an absolute travesty that this place is rated so poorly. Must be a bunch of cranky students or something. I lived here in college and it's easily one of the nicest two buildings in Indiana, PA along with Philadelphia Square (who isn't listed on this site.) There is no excessive noise, it is right next to campus, there's a fantastic coffee shop in the basement, the apartments are big and bright, and the office staff is friendly. Really the only con I can think of is that there's carpet in the kitchen, which is pretty gross. No in-unit laundry either, which isn't really available at IUP, but would kill if someone built them like that. I think I saw that they even put a pool in. I was at IUP for 5 years and lived in an awful dorm before the suites were built, lived in a fraternity house, lived in some slumlord place owned by Putt, and then spent my last two years in University Square and Philadelphia Square. They are seperate companies, but I wouldn't rent from anyone other than these two.

                                My experience with this housing business has been a complete nightmare from the second I moved in. They are the most unaccommodating, dramatic, and greedy people to live under. I can only suggest that prospective tenants stay far FAR away from them. Do yourself a favor and look for housing elsewhere. A series of personal events caused my roommate and I to want to live in a different location so we informed the office of this because we had (unfortunately and regretfully) signed a lease to live with them for another year. We were told that they would have no problem filling our spots, so we were under the impression that getting out of the lease would be relatively easy. Thinking this, me and my roommate went ahead and signed another lease. Here's a tip: DON'T EVER sign two leases at once especially if it involves University Square. They never found tenants to take over our apartment. Now we are paying TWO separate rents. There is no way around it either. They will take you to court for the money. It is just one giant headache. I can't wait until I never have to deal with them again.

                                  Yes, University Square is rather expensive. HOWEVER, it is completely worth it. I have a single person apartment in the main building. There is a security office when you first enter the door of the building and there are security cameras everywhere. The apartment is the perfect size for one person. The apartment has a full kitchen (stove, oven, full-size refrigerator, sink, garbage disposal, and dish washer,) a furnished living room (couch, chair, two end tables, and a coffee table,) a dining room table and two chairs, a large bedroom (with closet, twin bed, and dresser,) and a bathroom (with sink, toilet, bathtub with shower.) All of the staff are very friendly, including maintenance and security staff. All of my bills are included in my rent payment except electric. My electric bill comes to about $30 per month, which isn't bad. I am not conservative about it either, I use my dishwasher 2-3 times a week. OVERALL A GREAT LANDLORD TO RENT FROM! :)

                                    Management is takes advantage of students

                                    The apartments are not bad but the Management is out to nickel and dime the students. I lived there as a grad student last semester. The Manager Sally, is very rude to her tentets she believes all the students are naive and young. I recently moved out and clean the appartment from head to toe ( i have pictures to ducment the place) but money was deducuted from my deposit becasue allegdly the oven was not clean. when I asked for a copy of her pictures she refused to send them to me. I have sent her multiple emails.

                                      the apartment itself isn't bad, it's a nice place for two people to comfortably live in but unless you have a ton of money to pay for your electric bill every month, don't live here. Sally told me and my roommate when we moved in that the bill would be about $40 a month. since i've never had to pay bills before i thought it was $40 total, not per person. I wouldn't have a problem even with an $80 a electric bill, but the bill was only this low for about two months. once you have to turn the heat on, the bills skyrocket and we are now paying between $130 and $180 every month. Sally is very misleading about price when she's trying to get you to rent.

                                        I lived at university square for 3 years and the only reason that I stayed was because I was Lazy. Be prepared to get billed for everything. I am not sure what exactly maintenance gets paid to do because Sally bills the students for everything. Trash is not free if you have a maintenance problem you are billed for that as well. The walls are paper thin. My last year I got absolutely no sleep because the walls are more than paper thin I heard music blasting M-S at all hours and security is a joke. The laundry room is higher than any other facility. In order to get your security deposit back you basically have to rebuild the apartment the move out check list is ridiculous forget studying for finals you will be a cleaning maniac just to receive less than half of your deposit.                                           Yea it is close to campus and the people are nice..however, they rip you off for everything. Each garbage bag costs $2 they don't even have a dumbster for all the rent you pay. They overcharge for everything you break. We once broke a light cover and would've gotten charged $30 for it. I went to Lowe's and found a better one for $5. The parking lot isn't even paved and there are no security cameras. You would think for all the money they charge they could fix a parking lot. Also, the laundry machines NEVER work. The sidewalk outside is muddy and gross they can't even pave that. I don't know what our rent goes towards because it does not cost how much they charge per semester per person to maintain this building.                                             It's true that it's really close to campus, but the rent for a 1-bedroom place for the Spring '11 Semester is $3700. I moved into my apartment two years ago when the rent was "only" $3,360. It's ridiculous how much the rent has jumped. The walls are thin and there is a constant draft coming through the bedroom windows. I've been finding TONS of mildew forming inside of the toilet even though I clean it at least once a week. They rip you off by forcing you to pay $2 for garbage tags, and they will take any opportunity they can to fine you. I've been fortunate enough where I have not been fined, but I have friends in the building who have been fined for the DUMBEST reasons, but it's OK for the security guard to write out the word 'WELCOME' in the snow-covered court yard and then draw a ----- that stretches the length of the courtyard.                                               Mixed feelings

                                              I have mixed feelings concerning University Square. I have never had any problems with anyone who worked there. I've never been charged for anything. The apartment that I live in is the perfect size for myself and my roommate. They pay for everything, minus electricity--which can get pretty expensive during winter months. There are plenty of things to complain about, though. First and foremost, there can't be any insulation in this place. I am sandwiched between people who are constantly blasting music, or playing videos on their surround sound. I called security about it, and it rang 3 times with no answer. You can hear people walking above you, and when they run down the stairs, it feels like an earthquake. Secondly, I find it ridiculous that the unit only comes with one free parking space.                                                 You should avoid university square at all costs. The people who say that it is not too bad must have a ton of money saved up in their pockets to hand to Sally on any occasion that they want. The secretary knows what she's talking about and also knows on the day that you move in exactly what youre going to get screwed over on paying for. We did not know that we were supposed to put the electric in our name the week we moved in, they never said anything about it. we got charged 50 bucks. They never told us again and we got charged another 50. They charge you 2 dollars a garbage bag, if you have your friends stop over to hang out. they WILL get towed. there's a 120 bucks.                                                   Great place to live!

                                                  I have been with University Square now for 3 years. Have lived in several of their complexes. They offer a wide-range of housing to students. The staff is willing to work with you and accommodate you as much as possible. I have had roommate problems in the past, and they worked with me to provide other options that were available to me. The maintenance crew is excellent! If something is wrong, a work order is put in and within a few hours, your problem is resolved! Many people complain about the prices and that it is too expensive. To be honest, they are right up there with other rental companies when it is all said and done. I've done my research around Indiana, and you really can't beat it! The location is close to campus, all utilities are inclusive except for electric (sometimes gas), the furnished apartments are clean, up-to-date, and well kept, and they also provide you with 1 parking permit per unit for free. I would recommend University Square to anyone!
