Excellent Maintenance Team

Adam has been to my apartment twice now to fix my dryer. He has gone above and beyond to make sure it is working properly and is always there within 24hrs of my report for a service need. Wonderful complex to live in, I couldn't be happier.

Botanica cottages

If you are a black African American person living in Botanica cottages in Limerick PA you would not be a real tenant. You will only be a tenant giving your money for free every time you come every time you go you will be watch and Manager as if you are a criminal, they will never except you and treat you as if you are a real tenant. They will always watch you and monitor everything you do, and try to make lies on you so they can get you out of there quickly you would not be accepted in the pool every time you go to the pool they will crowd the pool which is their race. They will ask you do you live there do you have a pool pass as if they the ownership of every amenity their workers live on the premises. They get with other people and tell all your business. When you are late on your rent they should blast until other people you don’t even know you were suffering bad from depression

Since the change over at botanical cottage ------ has been one of the best managers so far have I seen the maintenance team is wonderful ---- is a nice cool dude and so is ------ now we have some new team members who are very very nice ------- seems like a very nice person to and we have some new workers I welcome everybody on the team and appreciate all of them on the team and all that they do From 7:04

The maintenance staff Adam and T are the best …. The pool service was out every day regardless of the short pool season this year. Wish they would of fixed jotting to finish the year out at nights with it…. The new leasing office and gym facility still isn’t open after over a year which is sad since it’s in our monthly rent and we don’t get and credit for not having it. :(

Maintenance has been working on pool and fitness center all of this year to my knowledge. It's been promised for a couple of months now to be ready. When I look over there....Crickets...I don't see anything moved about since beginning March. I think residents deserve some rent off during this time.

My experience here at the Botanica Cottages have been absolutely excellent. The maintenance have been extremely helpful and personable. They have fixed everything I have put a request in for and more! They work very hard and have also heard great things about them. It's only 2 of them and they work their hardest to accommodate everybody. The place is very clean and pool is always clean and tidy. The staff was also very friendly and helpful. I can not say one bad thing about Botanica Cottages and happy to be apart of this community.

I am not sure how this place has bad reviews , however my time spent at Botanica Cottages has been amazing. The maintenance team is highly responsive and has helped us with all of the issues we have put in requests for in a timely manner. The area is clean, safe and quiet. I would recommend this place to anyone looking to settle down in a nice community.

Stay as far away from here as you can. It took me 2 Months to get an electrical problem and an non-working bedroom window fixed in my apartment. Then when replacing my floors because their "upgraded" tile was installed improperly, my apartment was trashed and left filthy and damaged. The work is still unfinished, leaving me with no use of my washer and dryer for almost a week. Most recently the online payment system hit my bank account TEN TIMES. When I took this to the Property Manager (who incidentally signs his emails ASSISTANT Property Manager), he told me that I must've logged on and made 10 payments. Yes I'm serious. He said I made 10 separate payments intentionally. They show you a gorgeous apartment and sell you a bill of goods and then you get NO service. Their answers are typical canned responses about how they strive for a high level of service, blah blah. There is never a solution offered. The former manager apparently walked out because he saw how things were being done. The entire office has turned over in the last couple of months. We are out at the end of our lease. We are paying $1950/month for a lipstick-on-a-pig renovation and crap service.

Great location. Pretty floor plans. Maintenance non existent. Two months to get something done and they leave my house a MESS. Floor glue all over my doors, sharp items left on the floor for me to step on, and didn't even finish the work. $1950/month buys you this.

I love this community because 1) the people are very nice 2) I love my apartment, it's got a cool layout, a beautiful view and a garage!!! 3) I have two decks one covered one uncovered 4) I love the pool and the people are all really cool 5) They have a playground for kids, 6) they have a pool hall 7) It's in a great location

We love it here. The amenities are great, the apartment is renovated and it feels so safe to be here. The staff is great and having access to the pool and gym is wonderful. The fact that it is pet friendly is amazing because we would not have even looked here if they didn't allow pets

I first moved to Botanica Cottages because of the attached garages. I look at several complexes in the area, as well as individual homes for rent, but this was, and still is the most unique. Add to that the outstanding, professional staff, and you can't beat Botanica Cottages. I will stay here as long as I can.

The best word to describe it is as if I was on a roller coaster ride... my personal opinion I think that the new management which Step in,(You), truly did not know what they were getting themselves into and went about things backwards, I say this meaning," I feel that improvements to the apartments and the grounds should have been completed first and then, the large hike in the rent !! this way it would have made more sense to the present residence and gave them that desire and Hope's of a better future residing here , just maybe you would have been able to keep some of the long standing residence that you lost. This being said I'm a very patient person and I give everyone the benefit of the doubt I'm hanging in here and I'm waiting to see with my fingers crossed .

The apartment with garage meets all my needs. The rooms are a nice size with my own laundry. Staff and maintenance very helpful in a timely fashion. The neighborhood is very quiet and traffic is at a minimum.. I would recommend to anyone moving into area.

The staff at this property is attentive and quick to respond to the few maintenance issues that we have had. They are personable and friendly and act with a since of urgency. Being in the customer service industry ourselves, it is imperative that each company delight their customers and that is exactly what this management team does.

I visited Botanica Cottages today and met with their Property Manager, -----. All I can say is - thank you! I was met with nothing but a pleasant attitude, and willingness to help. I had initially spoken with Skye in the Leasing Office, who was just as pleasant. Now..the property itself. As a former Property Manager in the apartment industry, I tend to be pretty picky about things. The grounds are IMMACULATE. The buildings are maintained impeccably. And, the renovations that they have done to the actual homes are extremely well done. The apartments are much larger than I expected and VERY bright. I didn't look at the pool, etc. mostly because I don't tend to use those things. I am more concerned about the home itself. I can assume though that if the apartments and grounds are this nice, the rest of the community is too. As to price, everything in the area is fairly pricey. My advice is LOOK here before you think price. You won't get something this large and this nice in the area for less. My wife and I cannot WAIT to move in.

Use caution before renting here. Interview members of the community and not people they direct you to. Also read reviews on sites including former residents. They may be nice in the beginning but the service is almost nonexistent afterwards.

Good community, Staff and safe environment. I have recently moved in. I find the leasing office helpful and quick in helping with documentation and move in formalities. Nice place with good access to shops, restaurants and daily requisites.
