Resident • 2013 - 2015 Not Recommended
I will start by saying I was one of the original residents of this complex back in 2013 and have lived here for just under the past 2 years. I endured the new construction/growing pains of a new complex, and to say they were plentiful would be an understatement. Lots of construction issues, and with the delays in construction it felt like I was living in a construction zone for the first 8 months or so of my lease. Despite these issues, there was always one redeeming factor and that was the quality of the Bozzuto Management team at this property. Sharee, the Property Manager, and Kara the Asst Property Manager were excellent. Despite all the issues, I was always confident that they would handle the problems in a timely manner, and more importantly they actually cared about the residents here and were always willing to make things right. I had a lot of issues with my apartment, and Kara and Sharee were always there to help and in the end make sure everything was right. They were truly exceptional at their jobs and made many bad situations into good ones by the service they provided. Once construction was completed, this complex became everything I signed up for. The apartments themselves are gorgeous and well appointed. The amenities are great, and the Bozzuto Management team was exceptional. Sharee and Kara were always sending out community updates and reminders via email, both for the complex itself as well as local Malvern community events. I always knew what was happening in the building and community. They even held special events for the residents here such as breakfast or dinner parties to create a sense of community. When we had the ice storm that knocked power out to Malvern last winter, Kara, Sharee and the maintenance staff stayed onsite overnight to make sure things went smoothly. They even provided food, water (and beer!) to the residents along with flashlights to help get everyone through the night. I can't say enough good things about what a great place Eastside Flats was to live and the quality of the Bozzuto Management, it was a fantastic place to live and if you had asked me to write this review 3 months ago I would have given Eastside Flats a perfect rating. As of 1/1/2015 the complex was sold to a new owner and with the new owner came a new management company in Korman. What a joke Korman has proven to be. Korman Management and the new owners seem content to sit back and neglect this property while simply collecting the money. They have done zero since taking over. At the very least I would have expected an introduction email to have been sent out introducing the new management staff and providing new contact info such as emails, phone numbers, etc for how to get in touch with the new management staff. Nope, nothing. Communication from the new management has been non-existent. They have also changed the office hours to be only available from 9-5 (Bozzuto was 830 - 6). While this may not sound like a huge deal, I am assuming most the residents in this complex work very hard to be able to afford the sky high rent here and are at their jobs during those hours, with Bozzuto it was always nice to be able to talk to the Bozzuto management staff prior to leaving for work or when coming home to speak with them face to face about any issues. More importantly, Korman has also done away with the ability to pay rent online and requires checks to be dropped off to the office. Having to drop a check off during the hours of 9-5 is not always easy with a busy work schedule. Again, you would think changes like this would have been communicated when Korman took over, but the only way I figured out the new office hours was by going online to the public website. Slowly but surely you can start to see the lack of care Korman has for this community, they no longer run the heat in the hallways or gym, which come on are you kidding me? It's been ridiculously cold out the past few days and with the rent costs here you think heat in the hallways would be standard, and it was with Bozzuto, but not now with Korman. Bozzuto always used to keep the gym temperature regulated as well, but now the heating/AC system has been off since Korman took over and the gym is now never comfortable. The gym is also equipped with Cable, which was always a nice perk. Korman seems to have let that perk expire and the big flat screen TV in the yoga room no longer works. The Flavia coffee machines, that Bozzuto always used to constantly have filled are also no longer filled and constantly out of water. The communication notices form the office informing residents of any work being done on the building or just local news have also ceased. The Wi-Fi in the common areas is also no longer accessible and is now password protected for Korman Staff use only. All of the things that made Eastside Flats an excellent place to live under Bozzuto are gone with Korman. Indeed many of these are first world problems, but the residents here pay first world rent prices and have a right to expect a certain level of service on par with the sky high costs of rent here. Under Bozzuto, I felt like my rent was well spent and justified, under Korman not at all. I can only assume Korman will also be increasing rent by a ridiculous amount upon resident lease expiration as the only thing they seem to care about is money, suffice it to say I will not be renewing my lease here now that Korman has taken over. It's a shame what Korman is doing to this complex as it was really a terrific place to live under Bozzuto. These apartments are very nice and the building is very nice as well, equipped with lots of amenities and in a prime location Eastside Flats when managed by Bozzuto was a great place to live. The rent prices here are very high; part of what you pay those high rent prices for is to have a great management company and certain quality of living expectation, Bozzuto succeeded in attaining this and Korman is now failing. Unless Korman gets their act together and does so quickly, I would not recommend living here despite the positives the complex has to offer, which are outweighed by the negatives of the new poor Korman management.

We are very sorry to hear that you feel Korman Management is neglecting the property. As you can expect along with new management comes some changes. An introduction letter was handed out door-to-door the day Korman Management took over. Being new managers to Eastside Flats we as a team have a lot to learn about t the buildings and how they operates. We have been doing our very best to keep things running as smoothly as than ran in the past. As of March 20th the office hours will change to the following: Monday - Thursday - 9:00 am to 6:00 pm Friday - 9:00 am to 5:00 pm Saturday - 10am to 4:00pm Sunday 11:00 am to 4:00 pm This will allow you to stop by the office Monday through Thursday after work. Regarding the heat in the hallways and gym, the hallways are set between 65 and 68 degrees and the gym is set at 68. The yoga room is heated. We have learned that it seems to have poor heat flow so it is a little cooler than the rest of the space, but we provide a space heater for the classes there on Thursday nights. We are looking for solutions to resolve this problem. All of the tv's in the gym are working properly with cable and the same goes for the tv in the yoga room. During the transition of management the coffee machines were low on stock but since then they are well maintained and fully stocked.The Wi-Fi password is available at the leasing office. We are currently working on signage for the business center that will indicate the Wi-Fi password as well.
