My wife and I lived at 1213 Walnut for about a year and a half. We've lived at several "luxury buildings" within a few blocks of it. All in all, 1213 was fine but we've found that the other buildings in the area are better value, treat residents nicer, and have fewer issues. Starting with the positives: 1) The maintenance staff was very prompt and helpful, 2) The location was great. It's such a fun area with lots of great restaurants and things to do. 3) The floor to ceiling windows in the apartment made for great views, the lobby, gym and community areas are really grand and well decorated. And for the negatives: 1) We loved having a dog park in the building but unfortunately it was not well kept. We had asked for them to power wash the dog park several times and even offered to do it ourselves but it was always pretty gross. Our dog wouldn't even step on the turf. 2) We expected there to be some problems with a new building but didn't expect quite so many. The outdoor fitness patio had flooring that wasn't waterproof and it was ruined by the rain -- so it was unusable for six months. Also they had a pipe burst which left the gym unusable for months. They did pay for residents to use a local crowded basement gym nearby but offered no concession on our $500 amenity fee, which we thought was poor customer service. 3) The resident community events were pretty lackluster. They would usually run out of food in the first 30 minutes. And they were usually sponsored by some company who was also trying to sell us on something. Some other tips I thought would be helpful if someone decides to live there: 1) I suggest avoiding a north facing apartment as they overlook Fergie's. The windows don't block out all the noise so even on higher floors you'll hear drumming until 2AM several nights a week (not just weekends) when they have a live band. 2) Be very thorough with your move-out. We did a move out inspection where they said everything looked good and then were shocked when we got a charge deducted from our security deposit. This is the first time either of us have ever had money deducted from a security deposit. 3) Be careful with your personal belongings. When we were there a break in occurred where 2 Mac desktop computers were stolen from the common area. They tried to step up the front desk monitoring who is coming in but it's hard to avoid people piggy backing their way in. In the end for us the negatives outweighed the positives and we ended up talking to management who allowed us to get out of our lease.
