Lack of emergency response and rodent problem

We experienced a severe rodent problem in our apartment unit. Also, if there is any emergency issue beyond office hours or on weekends, there is no staff availability. The reception simply states you to wait for office working hours and you have to suffer through it.

    One word: MICE. Had mouse problem in my apartment and know many of my neighbors did too. It is an old building with a restaurant and food shop in the ground floor. They have pest control come once a week already, but they just give you glue traps and will not clog the hole in the wall. Many residents are elderly and have elderly dogs. There is always dog pee/poop in the hallway and sometimes elevators. Since the pandemic started there has been a lot of street racing on the nearby Kelly Drive late into the night, and subsequent police sirens. Finally beware of management--they charge you for everything. $400 to move in and $400 to move out, $500 per pet and a monthly fee, $100 if you are moving a piece of furniture into the building but did not specifically reserve the freight elevator (which is smaller than the actual elevators). So stressful living here.

      Loved living here! My boyfriend & I rented a great 1 bedroom on the 3rd floor with our 2 dogs. We got so lucky as we moved due to my job & didn't get to see the apt first. Fantastic amenities, the shuttle & gym were my favs. Secure building, nice to have someone to send your food delivery up, notify you of visitors & great that they can accept your packages for you. Rarely heard or even really saw neighbors but everyone more or less friendly. The only thing that sucks in the parking situation... we always drove around for parking spots & had to walk! Building does have a circle driveway & carts to unload groceries & luggage.

        I have lived at 2601 parkway condo for many years. Thank god I did not buy a condo. The place is full of rodents, there are too many rules/fees. If you break a rule prepare to shell out some money. The condo I was living in the paint was peeling off the walls the kitchen cabinets are outdated. The air/heating unit in the living room is not fitted properly so when it is very cold outside, the cold air comes into the unit while your heat is running. You will have a high electric bill. The freight elevator is too small. I bought a large sofa many years ago and it could not even fit in the elevator. The shuttle bus do not run all day. It only runs during rush hours. The only good thing about this place is the location. Other than that I would not recommend this place to no one.

          beautiful building, great neighbors

          I have lived here for over 14 years and love it. The views, the location and the bus to town are all important amenities to a retiree like me who doesn't like to drive in center city, but goes into town every day. The staff have always been so helpful and I have many many neighbors and friends of all ages.

            Please know that this building is mouse infested.It is extremely difficult to park here, the shuttle bus will be shortening hours of service and the 'cable t.v.' service is being discontinued as well. I have lived here for several years and am glad to be leaving. Sadly it's a very poorly run outfit.

              Great location

              I've lived here since 2005 and while there are some issues (there always are, no matter where you live!) this is a great building in a GREAT location. You get all of the convenience of living in the city without any of the hassle and the running path on Kelly Drive is ideal. I live on the 1st floor and have never had an issue with rodents or bugs. I repeat, never! The condo fees are a bit steep, but when you actually factor in everything you get, it's not as bad as it seems (shuttle, gym, gas, water, cable, maintenance and security). With the commercial units being sold, it's going to be great having a real restaurant in the building, as well as a doctor's office and whatever else is coming along. Looking forward to another 6 years!

                Great place to live.

                We have been living here for over a year now and we don't plan on moving out anytime soon. Before we moved into 2601 Pennsylvania Avenue, we looked at many places in the area. None of them felt as put-together and elegant as this building. The residents are a pretty even mix of young professionals and middle-aged couples. The building has a small basement parking garage which can be rented for a fee. However, there is plenty of parking in the area until 6-7pm. After that, you may have to park a couple of blocks away. There is plenty of bicycle storage as well. The shuttle is very convenient if you're heading into the city. Never living in a high-rise before, we were worried that the noise level from other apartments would be a problem. That is not the case. There are rarely times when there is any noise outside the apartment that is even audible. There have been a couple of fire alarm warnings that went off recently, which was annoying.                   Good!!:)

                  My husband and I have lived at 2601 for 5 years. We have a large one bedroom just under 1000ft. I must say that this is a beautiful area to live in with plenty of things to do. You are located very close to center city but you have more peace and quiet. The staff is very kind. I have seen many different people come and go, but they have never been rude or unkind. They do there job and that is what's important. There are rules just like any other apartment/condo building. One great thing is that the building is very pet friendly. There are not many buildings in the city of Philadelphia that are pet friendly anymore. The shuttle service is great and cable service is included! I personally have never had mice or roaches. Maybe that is because I am on a higher floor and I keep my apartment very clean.                     Run away!

                    I have been here a year and I cannot wait to leave. Originally I was planning to rent and then eventually purchase a condo in this building. Not anymore! The only thing going for this place is the location. In my year here, the building is on it's 3rd manager. They changed security companies and it was not a good change. The new front desk "security" is a joke. They are rude and they don't do their job- one day I witnessed a verbal fight between a front desk person and a resident. Also, the fees and rules imposed by management are horrible. I swear, this place has so many stupid rules and if you are caught breaking one of them- be prepared to shell out some money. The building itself could be beautiful, if properly maintained. Everything is outdated! Each time it was bitterly cold and snowy, the fire alarm would go off!                       Wonderful location in the city!

                      I LOVE 2601! Sure, it needs a little sprucing up, but it's truly a vintage building, built in the 1920's and is close enough to everything, plus extra convenience of shuttle at lobby AND it's actually in a quiet, residential neighborhood. Like ANYWHERE you live, it has its negatives, but all in all, I think it's great! Luckily, my neighbors are respectful and quiet, but if you get a bad neighbor, just like a row or single home, it makes it unpleasant.

                        It's been fine, but time to move on!

                        As a young professional working in Center City, this place was great in terms of taking the shuttle to work, bars, etc. It's in an absolutely great location. Other pros include the front desk staff (so friendly and welcoming), some of the shuttle bus drivers, and spacious unit. However, don't expect to get a parking spot right away if you come home anytime after 6pm. This is one of the biggest reasons I'm leaving. I couldn't even go grocery shopping during the week (yes, sometimes I like to go to a regular store like Acme, not Whole Foods or Trader Joe's) because I hated circling around for a half hour. You have to have a permit to park in the front. The train that runs under Pennsylvania Ave will wake you up in the middle of the night, so noise was definitely a problem. We also had mice (sounds like a common problem after reading the other reviews) but only briefly. The unit got extremely cold in the winter since we did not have carpets.                           9 years and still counting

                          I been have moved 3 times in this apartment complex until I bought a place here. Yes, there are occasional rodents (keep your food covered), late night parties and some staff frustrations I have seen in the last 9 years. But overall I have not seen a place in the city that is so well kept for a 60 yr old building. You can't beat the location. The staff was better before, but not too bad now. Parking is a PAIN if you get here after 5:00 PM unless you have a spot in the garage. 60 spots for 500 units. If you are on the lower floors be prepared for the cop cars sirens at Pennsylavania Ave late nights. If you are a runner or like to roller blade - Kelly Drive is right there. And of course there is the Collar :)

                            if you are really picky about rodents, then this place is not for you, this place is infested with mice, and at one point we had roaches. they will get an exterminator to come, but to no avail, you will still have mices running in and around your apartment, they are everywhere. the management staff does a poor job, there more interested in knowing how are theyre going to get more money into there pockets than actually helping the patrons in the building with there problems. there a joke, especially the manager by the name of patrick. this guy is so full of it, the concierge staff is overall very nice, and thats about the nicest thing your going to get, out of 2601 Pennsylvania Ave.

                              not a good expeirence

                              i am very unhappy with this building.... the mice problem is ridiculous although they have exterminators come out every week to certain condo's the problem still never seems to be resolved...... the management staff is horrible ...they dont care if you have a problem... because they will let the problem go on for weeks.....the gym is very nice and the buissness room is nice as well when the computers are working.... they are very wierd about the pet policy here and every animal needs a special tag for the building...which i think is stupid....i would say the overall best thing about this building is the front desk staff...they are very nice and pleasant and they will do anything to help you if you need it.....also the building is kept very clean and the cleaning staff does a very good job as well

                                Overall the building is well kept, the lobby is beautiful, the staff helpful. The gym is relativelly nice, and right for an apartment building. There's a computer room, and a laundry room. The computer room contains 2 desktops, a fax and a printer. Although i have never used the laundry room in the basement (due to the fact that i have a washer and a dryer in the unit), it seems well kept and overall clean. The Shuttle bus comes in handy when you need to go into center city.

                                  As a tenant for the past 2 years, I've experienced alot of the items the other reviews wrote of. <br>Pros: location is great, management is helpful, bus to midtown is convenient. <br>Cons: had a mouse problem early on when they were doing massive construction (but not anymore), heater/ac units are old and outdated - had to get 1 unit repaired and another unit replaced, walls have been painted over numerous times. Parking is only difficult at off times (i.e. late sat night, during parades, etc)<br>

                                    Management woes: total lack of security

                                    I lived here years ago and left due to safety issues. Maintenance had a habit of entering the apt. (without knocking, in the day time)for no reason (no work orders had been placed) and then the management office denied having sent anyone to my apt. I also witnessed maintenance entering neighbors units and simply hanging out there (watching T.V.) during the day. I came home once to find my door ajar (unlocked and not even shut!) and my security alarm turned off (only maintenance had the ability to do so), yet the management offic dismissed my concern and stated they had no record of sending anyone up to my apt. Simply put--no one cared. If you don't mind sharing the apt. w/strangers, who sometimes enter when you're in the shower, who party in your residence, sometimes leaving your door unlocked or forgetting to close it, then this was the place to move to.

                                      It's the people

                                      I think a lot of the frustrations that people have with living in the building can be traced to inconsiderate "behaviors" from our fellow residents.<br><br>For example, who hasn't spend time circling the building and surrounding neighborhood looking for a parking spot. However, time and again, I have seen people park right in the middle of a spot where two cars could have fit. Also, people parallel park in such a manner (other than playing bumper cars with the cars around them) that limits the number of cars that could fit a row. Basically, the mentality is "well, I found my spot, screw everyone else."<br><br>Then, once we find a spot, we have to deal with/tolerate the noise that comes from the units around us. We can all agree that the walls and floors aren't the thickest. And, we have all experienced (and have been annoyed by) the loud music, tv's, bass, slamming doors, footsteps, sounds of moving furniture, shouting, etc from the units around us.                                         management woes

                                        If you do not mind living by rather strict (and sometimes arbitrary) rules, similar to a co-op, then we would recommend this building. The location is excellent; the redone lobby, while rather brash (tacky?) by some standards, is at least kept very clean, and the staff at the front desk are all wonderful. However, the general management of this building is atrocious, especially since it went condo. New rules spring up arbitrarily about everything from lobby usage to pets to allowed decor: no colored window treatments or decorations (signs, wreaths, otherwise) are allowed on doors, but smoke and loud noises are constantly penetrating into neighboring units, the halls are never cleaned, and anyone with a pet must exit and enter the building via the freight elevator and service exit, which is beside the dumpsters and completely unmonitored at night. It's not condos, it's a police state. If we had wanted to live in a co-op we would have made a good choice in this building, but we had no idea: the rules have changed frequently and without warning or recourse.

                                            Eh...

                                            I have to disagree on the lobby. It wasn't great to begin with, but some of the stuff now is fairly tacky. The wall with all the little gold beads? Did we really need a waterfall? The building has its pros, definitely, like the free shuttle, the gym, the washer and dryer in the apartment. I love my apartment. Maintenance and management though have gone a bit downhill. Some of the new neighbors have been a little rude...people don't seem to be as friendly as they used to either. Time will tell.

                                              I was here before crescent heights and I'm still here. This building has the nicest lobby in Philly It was just done by the developer amazing Design and remodel, I love the location and the people who live here.<br>Great place to live.<br>Dont believe all the reviews, come see for your self.<br>

                                                  No luxury

                                                  This place was never great but before Crescent Heights took over it had a good atmosphere. But it is now being run into the ground & it has the worst management team I've ever met - I tried for 3 months to talk to someone senior about my concerns & they wouldn't even meet me.<br>Plus it is getting dirtier by the day.
