Has so much potential if there was cameras installed and it was properly run & taken care of, unfortunately I’m not sure where there’s a sign that says luxury apartments in front the building, it’s disgustingly neglected in most areas

    I lived here at Dobson Mills 3 years and I am now renewing my lease for a 4th. My experience has been overall great. Management is approachable and whenever I have has an issue it has been resolved. I have lived in quite a few bigger apartment complexes and the noise and security are what you would expect. I love my apartment and most of my neighbors. When issues have arisen I have seen the staff out late at night to early morning. I never post but wanted too because I have been working from home during this time and wanted to give my community a thumbs up.

      We are a small, young family who have lived at Dobson Mills for three years. Any maintenance issues we have encountered have been dealt with promptly and courteously. The staff are all professional, from the security guards through property management through maintenance. EJ and Mary have been particularly outstanding, not just in their professional roles, but as friendly and familiar faces for our family. Our child knows everyone at Dobson and everybody is kind and warm to our little one. We have lived at several apartments around the city. As with many modern apartment buildings, the walls are somewhat thin and we can hear noises, especially from the apartment above and the hallway. Having said that, our neighbors are broadly respectful and we do not usually have any issues with this. Yes, the car-line can get long if someone is having several folks over at rush-hour, but when the line moves, we park in our included, covered parking lot, and our guests don't have to pay when they visit.         I have lived in Dobson Mills for a year. My experience at Dodson mills to date has been amazing. The maintenance staff is knowledgable and quick to fix anything that needs attention. The staff in the leasing office are all very friendly and helpful. I just signed an additional 2 year lease. Dobson mills a wonderful place to live.

          I have lived at Dobson Mills for 4 years and I am now getting ready to move for a new job. I have loved living here. I am only a ten-minute walk to the train and I will miss all my favorite neighborhood spots. The apartments are spacious and have great closet space. Mangement has always been friendly and helpful. All my utilities came on one bill so it was easy to pay. Having lived in other large apartment complexes before I found the noise level to be about average. I have recommended Dobson Mills to friends and co-workers and that still live here.

            I would never recommend Dobson Mills to any of my friends or family. My roommate and I have been asking management to fix our dryer since we moved in (one year ago) and it has not gotten repaired. Management has only been responsive when asking to show our apartment to new renters. The complex is also located next to US one so if you are planning to move in, be sure to purchase a white noise machine and plenty of "sleepy time" tea. The tea is excellent, organic and does the trick. Dobson Mills was previously a mill which is great if you like high ceilings. However, that means a costly utility bill and noisy neighbors. We currently live on the 5th floor and can hear every move our upstairs neighbors make. When their kids cry, when they walk around the apartment at 2am, even when they use the bathroom. Additionally, one car was stolen from the garage area and another was broken into. There's really no additional security features. Might as well park on the street.               I would not rent from Dobson Mills the apartments are not worth the money, the painting is horrible and the units are not clean well, I use to see the lady who was suppose to be cleaning units washing her own clothes everyday and sitting down. None of the units are painted properly just have a good look before signing the lease, the property manager is absolutely the pitts, from what I hear she rents out the model units to her friends...#truth

                I'm getting ready to move out and can't believe I'm not seeing 5 stars reviews for Dobson! It's not just moving nostalgia, Dobson mills is legit a great place to live. East falls neighbor is a bit lacking in charm, but there's a train and a bus and a few great restaurants in walking distance. If you need outdoor options, you've got balconies, the pool or Kelly Dr across the street. Apts are gorgeous and living alone I've always felt safe. That might be the thing I appreciate most - a nice, safe, reasonably priced place to live.

                  Dobson Mills is a great place to live. I love my apartment and management is very nice and pleasure. Dobson Mills also have great security company there. I believe the name of the company is the phila protection unit. There guards are very friendly, professional, and kind. I definitely recommend anyone to live here.

                    Bills from utilities are so high it is ridiculous. Do no love on a lower floor as you will hear every single step of your upstairs neighbors. In our case they had kids and they were jumping all day. Management does very little regarding this. Rodents are everuwhere during winter. Maintenance has been efficient in our case.

                      Management here is horrible and the property manager is very rude and unwilling to work with you if an issue arises. The staff will brush you off if you have any issues. I have had several issues here and the utility rates are extremely high, which you pay community fees, such as lighting for the pool, hallway lights and etc. Your light bill could be easily $300 a month and this is consistent with other residents. They use a company called Nationwide Energy Partners for utility billing, which is a third party company. (google the fraud this company does) Also, when a package is mailed it is left with the front office, who does not notify when it received. There have been many lost packages, which they are not liable for. I would not recommend any one to live here. I lived here for two years and will not renew. Also, this place has a rodent issue with mice and rats. Service request are not handled timely. My air conditioner has not been functioning for almost a week and still not resolved with no discount for my monthly rent or any updates from maintenance. This is the… See More>

                        I have been living in Dobson Mills for almost two years now, while I do like it here, the parking, the gym, and the managements are beyond wonderful, my only complaint is the utilities. I am paying a whole additional 400-500 dollars in utilities a month, thats like another rent!! And trust me, I keep everything low-I freeze my butt off half of the time, and I take the fastest showers known to man. I also barely use my lights because I live in the lofts and the windows provide enough natural light. The prices are INSANE. otherwise I don't have any complaints. Just be prepared to pay out the wazoo in utilities if you choose to live in the lofts.

                          I've lived in Dobson Mills for the past two years and could not have had a better experience. There were security issues but the new company that they use has been a pleasure, they answer the phone politely when you call to inform them of guests coming and always greet me with a wave and smile when I come home. The apartment is a 2 bedroom and was perfect for us as we turned the second bedroom into a home office. The large windows do tend to make the apartment a little colder in the winter, but overall I have not found the utility bills to be anything crazy. I'm not sure why people complain about the management as they have always been ready and willing to work with us, you just have to go to them and talk and you will be satisfied. The location is very convenient to both 76 and the Boulevard and the only negative is there is occasionally a wait at the gate.                             My boyfriend and I have been living at Dobson Mills for 3 years now and will be renewing our lease this week. We love the amenities, especially access to covered parking and the dog park. I take the train to work, so being walking distance to the regional rail is also nice. Being in the East Falls neighborhood is also a huge plus for us. A lot of people complain about the utility bills. This is definitely a downside of living here, but I think it is a little exaggerated in these reviews. We live in a 1000 sq. ft. ground floor apartment that gets minimal sun. It is cool in the summer, which is nice, but it gets very cold in the winter. If you are on the top floor and get a lot of direct sun you will have the reverse problem, a comfortable apartment in the winter that gets unbearably hot in the summer.                               Hi, we are looking to move to Dobson Mills. Love the location and the pricing, but I cannot seem to shake all the vehemently negative reviews here. Has the management picked things up? Have there been measures set forth to make this more secure? Finally, are utility bills still outrageously high? I find these issues are quite easy fixed, I'm sure residents would throw up money to feel secure, so the fact that this persists is disturbing

                                Pros: -Close to major roads, public transportation, and center city -Premises is kept relatively clean -Rent is reasonable -Lots of storage and closets in apartments -Relatively close to Manayunk restaurants and bars and walking distance to a few food places in East Falls Cons: -Maintenance requests are inefficiently handled, they arent able to fix much and it typically takes multiple calls and a few weeks for a resolution. -Numerous break ins and robberies. Managements response is to remind us they have no responsibility, and requests that we not post this online since it attracts more criminals.

                                  ANOTHER BREAK IN!!! THIS APARTMENT COMPLEX IS UNSAFE AND MANAGEMENT IS THE BIGGEST BUNCH OF #*$&^#&$^#. I'm furious that I've invested my time and life at this complex. I got a memo earlier this week about dog poop being smeared all over our apartment complex and today I come home to a memo about ANOTHER break in. No wonder this place REQUIRES renter's insurance, they know they can't stop the break ins. I was unaware when I signed my lease that I was going be living in North Philadelphia.

                                    I'm losing my breath and my patience with this management group. Here is some narrative from the today's memo... "We would like to inform you about a burglary that occurred Friday, February 14th, 2014 on our property. Unfortunately, these are situations that cannot be predicted or prevented in a large city such as ours." When are they going to take any accountability, ownership, or be proactive about these break ins? The 4 digit pin to get into my building(which everyone knows) hasn't been changed. There are no cameras that view in or out of my building. As for the memo on my door, it doesn't even tell me where the burglary happened, what time of day it occurred or what was stolen. "It is essential that you take an active part in your own security." How about management takes an active roll in my security!? Do they expect me to hire an armed guard to stand by my apartment all day while I'm at work? Rent here at your own risk..

                                      UPDATE BELOW: Written 11/27/2013: I would say it is pretty good, great, given the alternatives...(I'm not from Philly and not a huge fan of the city, I moved here for work... )This was the only decent place under 1500 ( 1 bed) including parking. The size is very nice and the bathrooms are extremely nice... I have faux wood floors and 10 foot ceilings with crown molding. Management has always been very responsive to me( very)! I will agree the grounds could be kept better and the hallways in some of the buildings need to be repainted ( I mean really). Also I wish the building doors had locks that would be better then just a gated community. But I thoroughly looked at many places and many areas for the money I'm not sure where else I would live... As far as the wrong " clientele" moving in ... As one reviewer noted...Perhaps I would agree but I still park next to a Ferrari, Porshas, and about 5 Bmws and Mercedes everyday lol couldn't be that bad...                                         I was ready to write a rave review of Dobson within a week of moving in but I waited out a month to be sure my opinion didn't change. I'm so glad I didn't let the negative reviews keep me from checking DM out. I could not be more pleased with the place. Our apartment is quite spacious and the layout/accents are stylish and attractive. The buildings I've been in so far are all clean and well-maintained and I cannot believe how quiet it is here. Despite being right near Route 1, Ridge and Kelly, I never hear any street traffic. We do hear the train in the distance but it's infrequent and far enough off that it's actually quite pleasant. The only noise I hear inside my apartment are occasional footsteps and fire doors closing but that's to be expected in an apartment and really isn't loud or intrusive at all. Honestly, I can't imagine how one could live in a city and have any place be significantly quieter than it is here, without spending a small fortune on rent or a mortgage.                                           RECOMMENDED! I am a busy professional working in the Horsham area. I wanted a place close to the highways (I76) and parkways (Lincoln, Kelly drive) yet also close to Philadelphia, quiet and affordable. Dobson Mills met all of my requirements. I considered the apartments -which look great- but I am very noise-conscious and I went with the thick walls of the lofts. I like the loft with its 20 feet ceilings, like the residents (young professionals and students), proximity to the river jogging trail and dining in East Falls (love In Riva). Very convenient and secure parking, gym 24/7, dry clean in the building, etc... After 6 months, I have found only two downsides: No notification of packages (that should be easy to fix via e-mail) and some noise from AC compressor. But I also found a huge plus that makes a big difference for me: Management were ALWAYS supportive, listening to me and taking action whenever their help was needed. I have to say some of the reviews here aren't true, management is very attentive and efficient.

                                            I lived in the complex for 14 months, I loved my apartment however I had to move secondary to costs. My main concern was the time it takes to get repairs completed. The leasing agents were great to work with! The utilities were expensive. Recently I have found there to be a change in the clientele that have moved in, the grounds are littered with trash and people are not cleaning up after their pets.

                                              I could not agree more with all of the negative reviews on this website. Dobson Mills management is horrible. The property manager is confrontational, rude and unprofessional!!! I also 100% agree that the way the grounds are being maintained is a disgrace. The pool is absoultely filthy and has had a vacum type contraption in it for weeks now. It wasn't even cleaned out for memorial day weekend! Really??? Also, the electric bills are also ridiculously high. I am renting a one bedroom apartment, live alone and work 12 hours shifts and have $250-$275 electric bills. UNBELIEVABLE!!!!                                                 I've lived at Dobson Mills since December 2012 (lofts. I loved my first apartment, but had to transfer to another apartment due to an issue with another resident (cigarette smoke coming into my apartment). The property manager responded quickly to my phone calls and emails; she addressed the issue with the other resident in a competent manner, found another apartment for me and also helped me locate a mover to help with large furniture items. I'd say that's pretty good customer service! Sometimes it takes maintenance a long time to fix things; however, when I've brought it to the attention of the property manager, it typically gets done in a timely manner. For example, my new apartment had no towel rack. I reported it on 5/1 and it was installed by 5/10. I really like my new apartment. It is quiet and smoke free.

                                                  STAY AWAY! If you are still considering moving to Dobson Mills, please take a moment to read some of my experiences with this "luxury" complex. I moved here in 2008 when it was under different management and they were struggling to fill the new apartments. Despite the enticement of one free month's rent if you move into the new complex, I chose a loft apartment in one of the older buildings. After reading the complaints from tenants in the new building, this appears to have been good choice. I lived here from 2008-September 2012. Parking: Ample parking; nice that they don't charge you extra for more than one car. However, I was bothered by the fact that they would not change the timers on the lights in the garage during day light savings because it was pretty dark and considering the shadiness of what is Dobson Mills, you can never be too careful. Safety: I was there during the shooting in the back of building 18 and while that left me a little unnerved, it really isn't an issue with Dobson, it could happen anywhere.
