I have lived in Nob Hill since 2105 and love it. Past reviews mention all the construction issues. In 2018 all issues were rectified and we put about 1 million dollars into the community. It's a great secret location in Manayunk, parking, and quiet because many people don't even know it exists!

    The grounds are spacious and quiet, 2 bedroom floor plan is great, and parking is so convenient. All of the modern conveniences of new construction, and space of the suburbs, but it is just a couple blocks from Main St.

      I lived here for 3 years and am moving to another state. I'm reading reviews on other apartments so decided to write a review for Nob Hill since reviews have been helpful to me. I've never had any issues living here except once when the A/C broke. My landlord sent someone out to fix it within 1-2 days. Noise hasn't been an issue for me- just normal apartment living noises. Sometimes when sitting in the living room, I can hear people coming and going in the outside stairwell but once they enter their apartment, I can't hear them anymore. Parking has been the best part about living here. I've never had any issues getting a spot in the lot and that is definitely necessary if living in Manayunk or anywhere near the city.

        Great quiet location-- convenient to Mananyunk and Center City. Commuted to Center City easily (bus 3 min walk up the street/ close to train). l On site parking which is a plus in the area. Good layout and floor plan. Spacious bedrooms and bathrooms.

          DO NOT LIVE HERE. I know it's tempting - same has been said in other reviews. Unfortunately, UNETHICAL CONSTRUCTION has resulted in myriad problems, most notably noise issues. No exaggeration: you will hear every last word of your neighbor's conversation, and a TV or stereo at even moderate levels will overtake your ENTIRE unit. PLEASE, heed my advice. Pass on this one.

            At first I was excited about getting a place here. The units looked new and had new appliances. But, when I did a search on the place it showed 9 sex offenders, HIGH crime rate and the schools were listed as POOR. I was very disappointed, I even reached out to some living here and some said that they had water issues and the noise was bad.

              I have been renting a unit here for 4 years and would highly recommend at least my unit(buildings and units are different). Some units here are located in the basement below grade which I would not recommend due to flooding. The unit I am in is located on the first floor and I have never dealt with any water issues. Maybe I'm lucky with my surrounding neighbors, but the noise is nothing out of the ordinary for a condo. Also the landlord who directly deals with the management association is always prompt with repairs, make sure your landlord seems competent!

                this place is a total joke and the management company is ran by a bunch of morons. the walls are paper thin, you can literally hear EVERYTHING, talking, walking around, music and cell phones vibrating. who knows what my neighbors hear me doing. the parking? HAAA good luck. you are given a parking pass but it means nothing. everyone parks here on weekends so don't plan on going anywhere if you want a spot after 7pm on a weekend. they don't hold up their end of the bargain and never tow cars, kelly and every one else at the condo complex association AND management is a poor excuse for a company. SAVE YOURSELF, DONT MOVE HERE... also, i have a leak in my ceiling in every single room.

                  Just don't. I read the negative reviews before renting but I normally believe that people who write poor reviews are just the unlucky few who had a bad experience. That is not the case with Nob Hill. The hardwood floors and appliances are nice. It is rather spacious and the 18-foot ceilings add to the "cool" look. The place, from the outside, seems perfect. But do not be fooled. I have been sitting here in my unit for the last hour+ listening to a commercial grade fire alarm buzzing at max volume. Why is it buzzing you may ask? Absolutely no reason (essentially). There is no way for me to shut it off (save smashing my alarm with a sledge hammer) because it is controlled by a single shut-off valve for all units. A lot of people have been standing outside, but with 6 inches of snow and more coming, I would rather lose my hearing than get frostbite. The fire department arrived a little while ago but can't seem to figure out how to fix the issue. The property management company is mia per usual. Last week some units here flooded out completely.                     Have you ever dated someone who was attractive, yet bi-polar and sucked the life out of you? Well that s how I feel living in these apartments. Don t let the square footage or the nice granite counter tops fool you. Severe water issues (don t move here without flood insurance) that have been going on for years [See prior reviews], issues with construction and plumbing. Appliances are constantly breaking, leaking, making noises beyond what you would consider normal. I am not even going to mention paper thin walls and complete lack of privacy when it comes to hearing your neighbor s business. Save your money and soul, go somewhere else.

                      Never live here! The walls are paper thin you can hear everything your neighbors are doing. You can hear them walking around, talking, watching tv, even hear their cell phones vibrate. For the money they want it is ridiculous! I lives here for five months and hated every minute of it. You call the home owners association and they never call you back. Pick somewhere else to live!!

                        bought my unit at nob hill so happy

                        I originally rented here, now got to purchase my home at a really great price. I looked around and per sq. ft. this is so much less expensive and so pretty. I must admit it being new contruction there were a few things that needed to be repaired, they were done in a timely manner and much better than expected. My home is beautiful, I have parking and a great view.

                          Extremely disappointing

                          I have lived in apts. that were much older that had a fraction of the maintenance issues that my "brand new" unit here had. Large leaks from ceiling from other tenants upstairs bathroom; took several calls to maintenance before anyone even stopped by. Bedroom windows leaked during heavy rainstorms. Construction "cut corners" in quality: front door in frame wrong creating draft in winter, difficulty in securing/opening deadbolt and open pathway for bugs/spiders! NO insulation between tenant floors...constant pounding of party girls upstairs and can hear neighbors using the bathroom in detail. The location is great in its proximity to main st. manayunk and the grounds are well kept. The mgmt. co is turning the units over to condos and selling them for completely insane prices considering the poor workmanship in building quality!

                            THE WORST!!!

                            Do not move to Nob Hill!<br>I have lived here for 6 months and can not wait to move out. The apartments are on Gay Street which is a tiny alley of a street. There is only one way in and one way out. It would not be so bad but the city is constantly ripping up Gay Street (3 times in the 6 months I have lived here)Bulldozers and workers tearing up the streets block Gay street and prevent residents from leaving for work EVERY morning! If you want to live in a construction site then this is the place for you. I pay $2,000 a month for what appears to be a luxury apartment and I find myseld living in a building covered in dirt! There is NO upkeep. Dont even think about sleeping in late on a weekend-you will be up at 7am when the construction starts. I have found myslef without water first thing in the morning on several occasions. This has been a disaster for my career (missed meetings etc) If you have a car you might as well consider it ruined.                               Leaky Luxury

                              I lived at Nob Hill at 182 Gay Street in what's known as Manyunk (Philadelphia) for nearly a year. Being the very first tenant in this new “luxury” one bedroom apartment, I was very excited. However, that excitement diminished quickly as the Philadelphia rains poured in— literally.<br><br>About five months after moving in, I began experiencing significant flooding in my living room every time it rained heavily. Repeated phone calls to the management company, as well as the emergency maintenance hotline yielded ZERO results. Several months (and countless floods and phone calls later), I finally offered written notification that I was withholding my rent and going to leave if the problem was not fixed—after all, I was paying a high premium (to the tune of $960 per month) to live in my “luxury” apartment. <br><br>I finally received a response in the form of some spackle on my ceiling. Needless to say, my living room flooded again with the very next heavy rain that came almost a week after they “fixed” my leak. This time, it ruined my couch, rugs, and pictures.
