Very disorganized. Rent is way too high for what they are providing. I would never recommend anyone to live here. Management will not work with you and they are rude and basically tell you to deal with things yourself.

Don't live here. Too risky and the maintenance people are rude!

I've lived here for 2 years already. I've been robbed twice. I went to the maintenance people about being robbed. They acted like it was none of their business and refused to reinstall any lock. They're awful people, esp the big hideous lady who's in charge. She only pretends to be nice to people who are inquiring about living in Pennbrook. When I first came up to her, she was all nice and pretended to be helpful. But after they got my rent, they started to act like dicks. There are also cockroaches everywhere. The laundry is also very awful. You have to put money into one of their cards, and yet sometimes the machine for putting the money in would just accept the money without registering the right amount. The machines are just as crappy as the maintenance people. Don't live here!!!!!!!!!

        I feel unsafe!!

I thought that young white girl commit was rude. She was not the only one that was affected by this situation. Just because she was white that did not mean anything. They were two other races involved and she needs to get her story together. The people affected by the robbery were being watch by someone that they did not know.

Don't live here if you are young and white

my apartment got robbed. people knew i wasn't home and had been watching me. don't live here seriously. the doors barely lock and the hallways smell and are SO hot and dirty. Shady locals inhabit this place and i did not feel safe here at all. AWFUL! no security and the bottom door to get into the building doesn't even lock. should be shut down.

            Living here is risky

I lived here for one year while finishing grad school at Villanova. It was convenient to be right across from the R5 train station, and really cheap compared to other apts in the area, but definately not worth the fear that came with leaving your apartment after dark. I was glad to move out after one year although I admit I never had a problem personally but I'm not suprised others did. Oh and parking really sucks so add that to the scary neighborhood and one night when you have no choice but to park far away from the building, on your walk back you'll probably regret your decision to move here. Also, to access the laundry room you have to walk outside - there's no entrance from inside the building - so that was really inconvenient and unsafe. You're basically taking a gamble by moving here and I feel lucky that nothing ever happened to me while I was there. If I had to do over I wouldn't.

              A summary review

Having lived at the Pennbrook for 3 years and having read all of the previous posts, I wish to throw in my own two-cents.

First the positive: the building is very nice if you like vintage buildings, which I do. We lived in two apartments during our time there (313 and 206) and both were beautiful on the interior and filled with natural light. Never detected a puke smell in the hallways, only someone always smoking pot on the 3rd floor:( The pretty landscaping in the courtyard made the place very pleasant during the changing seasons.

For us, the maintenance was great and always quick to respond, even though the only maintenance emergencies we ever had were the numerous times we locked our keys in our apartment. Eugene, the super, was always friendly and patient with us. Susie, the manager, was also always courteous. We never had any problems with other tenants and our next door neighbor fortunately was not a prostitute, but a grad student and a completely righteous dude.

Now for the negative: While I was not aware of any crime in the building or the courtyard until reading the previous posts (Gasp!),… See More>

I was carjacked at gunpoint here...moved out the next week

What a decrepit, dangerous place to live. I spent my junior year at SJU living here and had an awful time. The apartment is located in a dangerous part of town. During the winter my car was broken into with over a thousand dollars of damages resulting. Then in May (almost one year ago from today) I was carjacked at gunpoint as I exited the side entrance that leads into the courtyard. My girlfriend was already in the car and is lucky to be alive today. We told Susie about the incident immediately but SURPRISE SURPRISE she broke the law by not notifying my fellow residents of the crime. My girlfriend later found out that two days before we fell victim to this armed crime our nextdoor neighbor was mugged at gunpoint in the courtyard.

Needless to say my girlfriend and I broke our leases and moved to Wynnewood...best decision of my life to this point!

Oh and did I mention that if you choose to live at Pennbrook your next door neighbor might just turn out to be a prostitute who verbally and physically abuses her 3 year old son? Yeah that was… See More>

                  Great place to call home

A great place for the more serious student to call home while in school. The management at Pennbrook has really cracked down on the kiddies and the parties of yesteryear and keeps the building and courtyard clean and attractive. (Sounds like the last reviewer hasn't lived here at least in the past 3-4 years.) A few families live in this building now, and they are quiet and respectful of their neighbors and surroundings. (I think these may be the Section 8 tenants that the indiv'l in the last post was referring to. For his/her benefit, Section 8 does not equate "welfare people", but more often, low income workers who receive rent assistance.) The students that live here, and still make up the vast majority of the tenants, are mostly upper classmen, grad students, or recent grads like myself.

Pros: Very reasonable rent with all utilities included; prime location for train and bus; pretty, historic neighborhood with Sherwood Park nearby; and friendly, helpful management and maintenance.

Cons: Noise from the neighboring building (Drexel Arms); limited parking; and no recycling.

                    HA!

All I have to say is that first review is great. This place is so nasty those "noisey" St. Joes students won't even consider living here anymore. I went to some amazing parties in this dump in my day, and just walking through the building made me want to throw up, (then walking out after these great parties I did throw up). Anyone who knows anything of this building has to remember the shooting in 2001, (my senior year). That was fun. If I am not mistaken I do believe that this building is now Section 8 housing, or for the stupid people out there "welfare housing". If you see a resident of Pennbrook on the street please give them money.

                      A

Cheap rent with all utilities included, the R5 train station right across the street, shops and churches nearby, and the historic Overbrook farms neighborhood surrounding you...you just can't beat this deal! That's why I've not moved in over 5 years. Plus, the management and maintenance are really top notch...always friendly, available, and accommodating. Thanks Susie and Eugene! The grounds are beautifully kept, and the old building (1930's I think) is charming and well-maintained. The other tenants are cordial and respectful, though watch out for those noisy St. Joe's students in the adjacent building!
