Resident 2020 - 2022

THE WORST MOST SKETCHY AREA AND MANAGEMENT

DO NOT SAY YOU WERE WARNED. DO NOT LET THE BEAUTIFUL SPACE ON THE INSIDE FOOL YOU. WHEN YOUR LANDLORD IS A LIAR........ENOUGH SAID? IF YOU ARE GOING TO BE A LANDLORD OR HAVE PEOPLE WORK FOR YOU, YOU MUST HAVE A CERTAIN LEVEL OF COMPETENCE. YOU ARE RUNNING A BUSINESS. IF YOU DO NOT KNOW HOW OR HAVE THE WRONG PEOPLE WORKING FOR YOU.....YOU CANNOT PRETEND TO KNOW HOW OR MAKE UP THE RULES AS YOU GO ALONG. PACKAGES STOLEN. THERE ARE CAMERAS. CAMERAS THAT MEAN NOTHING. THE DRUG SCENE IS OUT OF CONTROL. HEROIN. HEROIN. HEROIN EVERYWHERE. IN THE BUILDING - YOU HAVE USERS AND DEALERS. LASDEN REAL ESTATE DOES NOT CARE. THAT BEING SAID - YOU HAVE BEEN WARNED.

I was very taken by the beautiful space and light in my loft, only to be so terribly disappointed to find that the floors and walls are so paper thin, I could hear every detail of my neighbors lives. It was like I had immediately acquired a bunch of invisible, roommates, who I came to know only through hearing every single word of their conversations, their movies, their music, parties, bad singing, smoking, door slamming and sex. Every single step they took, I knew exactly where they were at all times. This is a young-oriented building with many students so the turnover is high. There is also a lot of smoking going on, so the hallways are often cloudy and stink like stale chemicals. This smoke seeps into the loft spaces through holes in the floor that literally go to the loft above or below. Major fire hazard. I was being kept up at night not only by the inconsiderate neighbors who did not adhere to the quiet times, but also by the consistent slamming of the front door to the building which echoed throughout and physically shook my space. When my neighbors would throw parties, it was like they were… See More>

I loved it. I paid 1200 for 1200 square feet . I lived the place. And people might complain about the smoking and noise but it's a loft, you're just ill informed if you don't expect things like that. All the tenants were wonderful and we'd have weekly dinners with a different tenant hosting each week. My neighbor did phone sex for a living , and you can hear through the floors and walls so that was interesting. I thought the place was great. I was robbed by my neighbor across the street who sold weed and in turn shot him in the leg , then we got along really well, I'm actually serious, we became good friends. The neighborhood isn't great, but inform yourself and know where you're living wherever you move. The building itself was well secured with three doors between myself and the outside, two of which had locks. Parking was secure but cost 50 per vehicle. And I definitely felt safe there.

I loved my studio apartment here and have not had any issues. If there was a maintenance problem, someone came very promptly to take care of the issue without hesitation.

First of all. If you are moving into a loft, you should know that means a loft. Yes you can sometimes hear the neighbors, yes sometimes strange smells emirate through the building, and yes sometimes dogs bark. But over all quiet hours are respected and the people are all very cool when you knock and ask them to keep it down. The building is awesome, an 1800's style factory with huge ceilings and big windows. Know that it comes with everything involved with 1800's construction. They are a little cold and drafty but the space is awesome. Also the staff was great. Ernie the handyman always was prompt and fixed issues, and we had a heater break the staff was AWESOME about getting us situated. The Lofts were a fun awesome experience, and if you are thinking of a loft in NoLibs area, save a few hundred bucks and move right up the road!

            Not for the uptight...

I've just recently moved out of the Sponge Factory after living there for some time. The management is GREAT! I've never had any issues or complaints. If anything they have been more than accomodating to my needs. They provide you with a direct line to the maintenance for weekend emergecies which is extremely helpful. Anything that has ever needed repairs was attended to with speed. When they inform you of the noise associated with loft living..LISTEN TO THEM!! You WILL be able to hear your neighbors. Its a building that was built in the early 1900's. To insulate appropriatly the building's nostalgia and character would have to be altered. Your experience will be heavily influenced by the surrounding neighbors. I appreciated that they allow dogs with a fairly cheap pet deposit, they have safe parking available, and the view from my window was beautiful. Overall a good experience.

The worst place I have ever lived...

There is definitely an adjustment period to loft living. When I moved in, I anticipated noise disturbances, but not the air disturbances. Many tenants in the building smoke cigarettes and marijuana and the smoke seeps into my unit. I will sometimes wake up in the middle of the night to a bedroom full of smoke and I have begun experience sinus complications as a result. I have contacted the management about this several times. Despite there being specific articles outlined in the lease about illegal substances I and have gotten NO support. They continue play me off. The building is also dirty.

I SHOULD HAVE LISTENED TO THE PAST REVIEWS.. BEWARE OF THIS PLACE!!

I moved here from NYC, because I wanted something affordable and save money. I fell in love with the space, but not the shady neighborhood. My friends from Philly warned me about the area. Even though I thought since I never go out, It will not bother me. I have been here almost 6 months. I absolutely hate it! The building and the apartment is GHEETO!. I live in the bottom floor. The previous reviews are so on the point. The noise from the upstairs neighbor is horrible. Even if they just walk normally, you can hear the floor creaking so loud. I can also hear them having sex. Some liquid substance leaked into my place and damaged my furniture. They require you to get renters insurance. Trust me, there is a reason for that. It seems like I'm not alone in this.My neighbors are going through the same thing. I love that the building is pet/ dog friendly. But some tenants are so ------ and just let their dogs go anywhere including the hallways and the common areas. I use to complain to the management all the time when I first moved in, but I just got tired… See More>

                  Terrible place-Don't sign the lease!

There is no insulation and when neighbors decide to smoke or burn some horribly cheap oil or incense, you're stuck breathing it in all day and night, every day and night. The wall that's shared with the hallway has holes on the very top where the ceiling meets the wall. So everything that goes on in the hallways echoes into your home. I can actually see the light from the hallway when all of my lights are off in the loft. People have desperately tried to insulate the place. I can see tape, trash bags, cloth and pink insulation stuffed in some of the cracks around the perimeters. It doesn't help at all. Every other tenant slams their doors and stomps around. The ceilings don't creak from the people walking around upstairs on top of you, they CRACK. Management does nothing about the people who break the rules except write off a letter or post a sign. But it's not followed up on and people keep breaking the rules. It's a bunch of twenty somethings and some of which act like children. Maintenance does not give a crap about their job. To me, it's pretty obvious. The have the maintenance guy showing… See More>

Not too crazy about it so far.

I just moved in and I'm not that impressed so far. I don't like the ceilings in these lofts. They're just too weird. Too many cracks and holes in them and they're not insulated. So you can hear people stomping around upstairs very easily. Plus management warns dog owners that their dog's pee can seep down through small holes and soak furniture or whatever in the loft beneath. Great, little holes (peeping toms), dog pee, noisy stomping around...sounds like fun, huh? The loft entrance doors slam automatically if you don't take care to shut them quietly and a neighbor or two just don't give a crap about how loudly their doors slam which sets off a machine fire round of dogs barking. The maintenence crew don't do as you ask them to even when you do go through the office as told to do. I guess they see my problem as being minor and I've heard complaints from office staff that there are only 4 maintenence guys for 3 buildings. This building alone has over 30 lofts in it. So, they really need to hire more help and assign them each to a building instead of stretching these guys out like they are.… See More>

Not worth the cost and aggrivation

As for the apartment itself... it's ok. Unless you are willing to put some money into making the space interesting and livable, it will just be a huge room with stuff everywhere. We didn't want to invest the money because we knew we'd move at the end of our lease. The fixtures they use are super crappy. If you walk around Home Depot you'll see they just went for the cheapest solution. The sink is so shallow you cannot fill up a pitcher of water. The bathroom door fell off and we saw that they had used cardboard to help fasten the crappy door to the hinges. But the kitchen size is really nice. I'll miss having the island! It cost us about $200 a month to heat and cool the apartment (if we were using the heat/AC all the time). And that was with the thermostat set to 68 degrees in the winter and 80 degrees in the summer. There is basically no insulation in the floor, ceiling, or around the windows so your hot/cold air just escapes. There's an elevator, which is nice. The space is huge, and management takes pretty good care of the shared spaces. We never had… See More>

                          Really?

I've lived in this building for 4 years and have never had any issues. We had a leaky window once on a Saturday afternoon, called management and they were there within 10 minutes with towels to soak up the water and back the next day when it was dry to seal it. I've also had some light bulbs in the track lighting go out and when I asked for a ladder they came and replaced them form me, bringing the bulbs and all. I honestly have no complaints. I will echo one of the other posts that living on the top floor seems to be a very different experience than living on a lower floor in regards to noise and such. All in all, the units are pretty, its way cheaper than other places in northern liberties and has parking.

Could be better, but certainly not the worst place around

I found this site after searching for a toilet handle in this zipcode, only to find someone else who in the same building who just had their handle break as well. I just assumed it was from over-use, but now that I see the problem isn't only mine, I wonder if it was possible for the owners to use any lower quality fixtures than they did. The toilet handle problem is symptomatic of the state of things here at the sponge factory, our hardwood floors have their finish peeling off, our kitchen cabinets are hung at an obvious slant, and for a while, when it rained heavily, water dripped in through the window, and through a ventilation fan in the roof. The maintenance staff is actually quite friendly, and I like them, and they tend to be reasonably responsive, but the overall quality of the work could certainly be higher. I think its the management company's fault for going with the cheapest of everything though, such as nailed down vinyl tile in the hallways, and linoleum squares for the bedroom & kitchen. Some people complain about the thin walls and floors, but we rarely have… See More>

                              Cheap if you like that

I lived in the bottom floor for 2 years. The first 2 months were great and then it went downhill the longer I lived there. We decided not to renew our lease when the workers were replacing the floor in the loft above us. This caused tons of particles and dust to land ALL OVER our apartment. On my computer, TV, furniture, bed. The management came and gave us large plastic drop cloths, but that is no way to enjoy your living experience for over 3 weeks! There is parking but only 1 space per apartment unless you make friends with the help and park in the handicap spot. Then the garage doors were always breaking and cars would park in the driveways and sometimes you couldn't get in to park, or get out. There was a break in and someone stole our mail and packages that were left in the lobby for 1 day while we were at work. The mailboxes break and the mailman/woman decides not to deliver the mail and not to inform the residents of such. We wouldn't get mail for weeks!

                                Crappy place to call home

This place sucks. I can hear the neighbor's dogs next door, across the hall, downstairs and upstairs. The maintenance guys leave the doors open, the garage doors open and then smoke in the hallway. There is no security during the day when they are here. They eat their lunch in the courtyard and then leave the trash for my dogs to find and eat. They do not weed the plant areas or keep the hallways clean.

I moved here from University City a year ago. Yes, the apartment is gorgeous with huge windows and tons of space. When I was shown around the guy said he could build anything we wanted in the apartment and possiblities were endless. His name was Edwin. Well, after we signed the lease then Edwin could not be found. He told us all requests had to go through the office. The office is never helpful and not located on the property. Then we moved here partially for the pet policy = pet friendly. Yeah right. I have never been harrassed as much as I have from this Lanlord. The first several months there were signs posted everywhere to "Curb your dog" and then notices to pick up after your dog, which we all do. I know several other tennants and they are all responsible. Then we also chose this building because of the parking garage since street parking is not safe. We are 2 working adults with 2 cars and at the time of showing, 2 parking spots was not a problem. I think everyone above is being quite dramatic. I lived in this building for two years and just moved out because my fiance and I purchased a home. I had lived in lofts before and found this building no differnet than any others. It is unreasonable to expect silence in a converted factory. It is the price you pay for a unique living space. If you're looking for silence and perfection, I reccomend the suburbs. That said, I had a 4th floor (the top floor) corner space and am certain that made a huge difference. My experience likely would have been different were I surrounded on all sides by neighbors. As it was I heard some sounds from downstairs and less from my next door neighbor as we had stairs to our loft and shelves against that wall. I also had a lovely view of the skyline and didn't have to worry about the safety of my car in the enclosed lot or having to leave the complex with my two dogs. In renting over Girard you should know what you're getting in to. It's not a great neighborhood… See More>
