After touring many apartment communities I chose the Club at North Hills for several reasons: 1. Location-the complex is conveniently located near shopping plazas, local schools (our family has one elementary school-aged child), McKnight Rd. with easy access to I-279 for travel to/from the city of Pittsburgh and neighboring communities and North Park. 2. Amenities: The complex includes an outdoor pool, ample outdoor parking (free), in-apartment and full-sized washer and dryer, moderately sized and covered deck, air conditioning - all must-haves on my personal list. 3. Aesthetics: The units are reasonably updated with neutral color palettes and modern appliances with lots of windows for plenty of natural light. The monthly rent was higher than comparable within the area but none were as centrally located. Also, at time of lease signing (February, 2017) rent included water and trash removal. To date (May, 2018) - there is now an $8/mo. trash removal fee. Garages and storage are available on-site for an additional fee. Initially I didn't feel that I would require either - after the long 2017-18 winter I am considering adding a garage to my lease. Extra, on-site storage is attractive but the units are small and over priced. After living at The Club at North Hills I am less than satisfied. While I was comfortable paying more monthly for convenience/location little here has met my reasonable expectations AND when it was time to renew my lease my monthly rent increased while the unit and complex upkeep dwindles and customer service wanes. Additionally as stated previously I am now assessed a monthly trash removal fee and since renewing my lease, the situation has become exponentially worse. CONS: 1. Pool: Small area - does not accommodate summer traffic during weekends and peak hours; while it is 'Swim at Your Own Risk,' there is a life guard however, the lifeguard was engaged in his/her college course work and fraternizing with pool patrons and payed little attention to unsafe conditions mostly created by disruptive pool guests. Not ideal for small children/families. 2. Common Areas (stairwells, hallways): Filthy - unfortunately in my building - residents are disrespectful and leave garbage through out the halls - even if there were nonrefuse however, the hard surfaces are dirty and the carpeted surfaces are rarely vacuumed. There are spider webs EVEN in easily accessible/within arms reach areas, dust and dead insects on ledges and corners, items in disrepair left in disrepair even after brought to the attention of management. 3. SMOKING: The building is a non-smoking building as designated in the terms of lease agreement - residents smoke in their apartments - the smell permitted through the walls/ventilation into my unit. When the weather is warm enough to open the windows, smoke wafts in through them. Residents smoke under cover of front door so in order to gain access to building one must walk through a gauntlet of smoke. Residents throw cigarette butts anywhere and everywhere and at times they are not extinguished. Multiple complaints to management has yielded no favorable return. 3. Noise: Residents utilizing outdoor common areas (ie: basketball court, tennis court, pool) are often loud and use profanity which is clearly audible in my unit and not appropriate for children. While I expect to hear muffled TVs or music residents subject neighbors to excessive volume - I often feel like I share walls with an IMAX movie theater - my floor literally vibrates underfoot with each explosion in their video game or movie and this extends past reasonable hours well into the night. 4. Maintainence: Requests are not managed in a timely manner. When requests are responded to they are often not addressed fully/completely and require 2nd/3rd requests. Maintenance workers have little regard for renters personal property or care for cleaning up after themselves - moving furniture and not replacing it upon completion of work and leaving dirt and debris for resident to clean up. 5. Stinging Insects: outdoor spaces - in particular my deck is difficult to enjoy due to excess of hornets or wasps - even after the entire entire complex was 'treated' the problem persisted and as the weather warms new life is again emerging from the hives/nests. 6. SMELL: upon entering the building you will be assaulted by a blend of cigarette smoke, curry and death. The smell will permeate into your unit and alter your olfactory nerve so even when miles away you still on occasion smell the putrid aroma. So why sign another lease? Again, at move-in, I knew the units were over priced but knew that owners/management could easily fetch asking price simply for location - at 1 year, I was unhappy with several things and certainly didn't feel that an increased monthly rate was appropriate but weighed the minor discomforts and price gouged rate against the cost (financial, time, physical) and inconvenience of moving and felt the benefits of another year at the Club of North Hills outweighed the negatives. Literally within weeks of signing my second 12 month lease things went from mediocre to COMPLETELY UNACCEPTABLE- the friendly office person tells me there is 'new management.' Would I recommend The Club at North Hills to a friend? NO!
