We have lived at the Royal York nearly a year. Wanted this building because it's an easy walk to work and to grad school. The apartment is spacious and fairly well kept, although the price is high for this part of Pittsburgh, and maintenance of common areas is poor. (I think the halls are vacuumed only once a month, and there are lots and lots of roaches, although we are very clean and careful). Electric is separate (stove, refrigerator, lights) and although apartments are separtely metered, the management company sends out a bill rather than the electric company. I strongly distrust management's billing because although we are very frugal, the bills are consistently $25 a month, and $50 a month in summer even with limited AC use...even when we have been away for two weeks at a time, the electric charges have never reflected the lower usage. The woman who lived here before was paying $825. When we moved in they charged us $840. We got a letter today the next year will be NINE HUNDRED...that's a $60.00, 7% increase, when overall inflation, nationally, is at 0% and we are in a recession. The building is pleasant enough, although the man above us is very noisy and moves furniture a lot, late at night, and stomps around the apartment over our heads whenever he's there, but, it's not worth $900.00 compared to other rents in this area...and a $60 increase cannot be justified. Also, the building owners are very, very wasteful and not at all conservative of energy...which is reflected in the prices as well. All the light bulbs throughout the building are incandescent, even in the basement storage areas, and they leave the lights on, everywhere, all the time...even in storage areas....dozens and dozens of lights. There is a great big garage, but parking is $85.00 a month. I have a colleague, a physician, who lives at the Cork Factory, a stylish, 'hot property' recent renovation complex. Secure indoor parking is only $25 a month and it's a much better address! Also, they wanted $80 more dollars per month just to keep a cat. Dogs are not allowed. Finally, they do come for repairs but only after you've called three or more times...even when it's in their interest to come, like for a water leak, or chipping paint, etc.
