Been here couple years, rent increased twice 3% per year, yet apartment consistently needs repair and replacement work and has issues. Unit looks OK but developing lot of age-related plumbing/water related and cycle-replacement problems (sewer, floors, carpets, paint, appliances, laundry rooms) which management have serious challenges keeping up with. ***Maintenance / related feedback and communication processes are a real problem*** Process and results run comical / incompetent to seriously delayed all the way to non-existent (this greatly overshadows a lot of good stuff sometimes and I have actually done my own small repairs at times, you need to document everything via email and photos and run down management). The head of maintenance from company has needed to show up a few times); quality, diligent, skilled on site maintenance staffing seems a real big challenge; the use of maintenance tickets MAY occur behind the scenes but in two years I have never been given a resident copy of anything about my units' issues which is why I document everything and provide feedback often*** Heat - included, fine, very loud blowing A/C - not included, fine, very loud blowing Electrical Power issues - OK, kitchen breaker can trip and be a seriously annoying problem if you have a busy kitchen; other rooms no issues Installed interior lighting - fine, could be brighter, but passable Appliances - could be better quality but passable Emergency maintenance (never met or talked to them) - you leave voice mail, cross your fingers it gets fixed Mold issues - nothing serious or major that I have seen Safety - very safe, parking and lighting great, "unsavory characters" do wander near and onto the property every once in a while (mostly soliciting scammers and scumbags) Security - there are no security patrols, you just pay attention, get involved by calling police if necessary, property manager often not here many weekdays (or only very short number of hrs per day) as well Grounds and parking - great, well maintained year-round almost 100% by outside vendors Location - great, you can walk to a lot of stuff if you want or need to Property Manager - very caring and thoughtful, best intentions, but spread thin to other UCH properties (not sure why), no posted or announced Carriage Hill schedule and just not on property a lot of times. Maintenance and maintenance supervision tends to suffer. Other residents - spectrum of quiet/neutral to wonderful Laundry facilities - $1.25 per wash or dry, outside unit in basements, not well ventilated, can be cold in winter, could use a schedule of regular and deep cleanings, machines could be better maintained or replaced Cable/Internet - Only Comcast, works but which really sucks, no straight answers as to why Verizon not allowed Noise - nothing out of normal or too bad, but you do live next to large fire station whose call-to siren blasts daily Schools - great, bus stops for kids tend to be very close, neighborhood seems very safe Shopping & Restaurants - nearby, varied and very good Traffic - very bad to good, just depends on time of day Overall, for the price, the value could be improved greatly with better, no excuses, scheduled management and supervision of the facilities and their upkeep; investments in aging systems and facilities; and more meaningful two-way communication processes with residents. Bring a lot of extra patience and follow-up/chase-down diligence to live here.
