In a nutshell, avoid ARPM at all costs. I have researched countless realty companies and although ARPM has a monopoly in State College, their level of professionalism, client care, and property maintenance is atrocious. For starters, ARPM without a doubt has the highest on premise parking prices for any State College apartment complex. For example, parking at Calder Commons (a non ARPM property) costs 1080 per year (for 2017), while parking at Park Hill (an ARPM property across the street) costs 1440 per year. Also, during finals week most realty companies like to show they care about their tenants and provide breakfast to their student tenants every morning of that week. ARPM will not do this, however, AW and Sons, the Meridian, and Calder Commons will. Any maintenance request to this company will not be fulfilled promptly, the only elevator in my building was broken on and off for 6 months and still to this day is not running properly. During my first year renting with this company I experienced many issues with certain roommates of mine. These roommates kept illegal drugs in the apartment, violated the guest policy every night of the week, violated the noise policy multiple times a week, paid their rent late every single month, and vandalized many parts of the apartment. I was forced to move out from this property, and ARPM offered no assistance or advice to me, except for the option of calling the police. This level of unprofessionalism and neglect to a 19 year old college student was shocking to both me and my family. Other realty companies offer assistance in these types of situations that involve threats to their tenants health and well-being, however not ARPM. Please do not rent with this company if you have the chance, they sadly take the stereotype of 'shady landlord' to an entirely new level.
