Moving into a new apartment or rental property can be both exciting and stressful. From packing up your belongings to coordinating logistics, there’s a lot to manage. However, one aspect that is often overlooked is what to expect on move-in day regarding the condition of your new unit. Surprisingly, according to recent surveys, a significant percentage of renters encounter issues with cleanliness and appliance functionality upon moving in.

According to SatisFacts’ Insite Unclosed Tour survey, renters are rating apartments at an average of 4.57 out of 5 based on their tour experience, but after they move-in, the score drops down to 4.44. This demonstrates that renters are making decisions based on an “exceptional” tour experience, but end up getting something less than expected after they move-in. Even the move-in process itself can impact satisfaction levels. Issues such as delays in apartment readiness, cleanliness concerns, or maintenance issues upon arrival can taint the initial impression and lower satisfaction scores. This poses a challenge for property management teams who strive to provide excellent experiences for their residents. 

In this post, we’ll provide tips for ensuring a positive rental experience by setting yourself (and your management team) up for success starting on Day 1 and beyond: 

1. Complete Your Move-In Condition Form: Upon arrival at your new residence, take the time to thoroughly inspect the property and document any existing damages or cleanliness issues. Most property managers provide a move-in condition form for this purpose. Be meticulous in your inspection and don’t hesitate to note even minor concerns. This documentation will serve as a reference point and protect you from liability for pre-existing damages upon move-out.

2. Set Up Your Renter Portal: Many rental communities offer online renter portals where residents can submit maintenance requests and communicate with management. Take advantage of this tool by setting up your account as soon as possible. Familiarize yourself with the process of submitting work orders for repairs or maintenance issues. Prompt reporting of problems ensures timely resolution and enhances your living experience.

Make it a point to participate in these surveys when they’re offered. Your input helps management understand areas for improvement and tailor their services to better meet your needs. After all, if they’re unaware of existing issues, they can’t take the necessary steps to rectify them. Building a positive relationship with management fosters a sense of trust and ensures that your needs are prioritized.

5. Resident Events and Community Engagement: Actively engage in your community’s events and don’t miss out on all the exciting activities. From eco-friendly initiatives like neighborhood clean-up events to social gatherings such as BBQs or movie nights, these activities promote a sense of responsibility towards the environment and community bond. Make sure you’re staying up-to-date on all the latest happenings by following your community’s social media pages. By staying informed and getting involved, you’ll not only enjoy a stronger sense of belonging, but also help make the community a better place for everyone.
