Have you ever purchased something online only to be let down when that item finally shows up at your door? Everyone at some time or another has been disappointed by an online purchase. Most items can be returned; such is not the case when you rent an apartment. Finding the perfect home can be a daunting task. Photos, reviews, virtual tours, pricing…with so much information to sift through, how can you be sure you’re making the right decision? That’s where our epIQ (Experience and Performance Intelligent Quotient) Index can help!

Every community on ApartmentRatings has a letter grade based on 4 key components:

  1. Renter ratings – how current, former and prospective residents rated their experiences
  2. Review count – the number of reviews a community has collected over a rolling 365-day period
  3. Manager review engagement – is the management team responding to all of their reviews?
  4. Manager reply time – how quickly does the management team respond?

With over 20 years of experience, we’ve gotten to know renters pretty well. What we’ve learned is that their decisions to lease and renew go far beyond a community’s 5-star rating, so we’ve made sure the epIQ Index is a comprehensive representation of what a renter can expect should they choose a particular community. Each of the epIQ Index components offers a glimpse into team performance and overall resident satisfaction. Renter ratings (wisdom of the crowd), review count (social proof), manager review engagement (sense of community) and reply time (quality of customer service). The epIQ Index puts it all out there to help you learn more about any community you may be considering.

Online ratings and reviews became the #1 most trusted source of information for renters 4 years ago and that has yet to change. For this reason, it is important for the ApartmentRatings team to take every possible measure to ensure the epIQ Index is reliable and trustworthy. Each piece of data that goes into a community’s epIQ Index has been verified. There is zero ambiguity when it comes to the epIQ Index and we are committed to keeping it that way for the betterment of all renters and the multifamily industry.
