Lots of the renters who are looking for the smallest efficiency apartment or rental units around can help themselves get better deals by looking out for specific aspects of their rentals. Here are some of the top things to look for in a small efficiency apartment rental.

Safety and Security

There’s no reason a small efficiency should be any less safe or secure than a full-sized apartment, but unfortunately, many of the lower rent communities offering efficiencies and small spaces may not pay appropriate attention to the health and safety of all residents. Do some research to find out how the rental community contributes to the safety of those who live there.

Proper Maintenance

Too many renters have found out the hard way that an efficiency rental is not worth the rent paid if it is not kept up to specific livable conditions. Talk to your landlord up front about how repairs will be pursued before you sign on the dotted line for a studio or efficiency space.

Accommodating Living Goals

Some studio or efficiency spaces are a combination of art or industrial space, along with a living space. Talk about what amenities you will have, and how you are expected to use this living space, to avoid misunderstandings in the future.

Overall, it’s critical to have an apartment management entity that respects the renter and will not try to gouge tenants with excessive security deposits or other costs. Sit down and talk about the financial details of a lease agreement before just deciding that an efficiency space is worth renting because of its low basic monthly rental cost.
